Disinfection and odour removal in District 2 — Thao Dien, Thu Thiem, Sala

Since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, a city address goes from the street to a ward, the local administrative unit, and the old District 2 is three of them: An Khanh, Binh Trung and Cat Lai. Papers issued earlier stay valid (Resolution 190/2025/QH15), so the old address still works.

An Khanh, where our office stands at 72 Nguyen Co Thach, and Binh Trung are on the regular schedule, 7:00 AM to 8:00 PM daily; Cat Lai is booked once a time slot is agreed.

An Khanh ward — regular schedule

Thao Dien, Thu Thiem, An Loi Dong, the old An Khanh and part of An Phu: the garden villas and gated compounds of Thao Dien, the Saroma villas and SariTown, and towers such as Sarimi, Sadora, Empire City, The Metropole, Xi Riverview Palace and the two Masteri developments.

Binh Trung ward — regular schedule

The former Binh Trung Tay and Binh Trung Dong plus the rest of An Phu: Diamond Island on the river, Estella Heights, The Global City and its SOHO townhouses, Lakeview City, Palm City.

Cat Lai ward — by arrangement

The former Thanh My Loi and Cat Lai, home to Vista Verde and Feliz en Vista. Get in touch early so that a time can be set.

Thao Dien, Thu Thiem and Sala all border the Saigon River. The city government portal gives an average relative humidity of roughly 79.5% across the year, about 80% in the rainy months, May to November. Many apartments stay closed with the aircon on for hours, so moisture cannot escape: bathroom grout and wooden cabinets darken and smell first, then curtains, mattresses and fabric sofas.

An odour has one or two origins, and finding them comes first. Typical cases:

• A bathroom cleaned every day that still smells.
• A wardrobe or shoe cabinet gone musty after weeks of rain, worst at the back panel.
• A fabric sofa with a damp, sweaty or pet smell in a room kept shut.
• A home empty for weeks over a holiday, a work trip or between two leases.

How to work out where a smell comes from yourself.

A disinfectant works only where the dirt has gone. The Up specialist, the UpClean staff member who carries out the visit, removes dust and grime, applies the product by spray or cloth, waits for the contact time on its label, then uses clean water on anything that meets food or belongs to a small child. Floors are sprayed; small surfaces, timber furniture and anything near electrical equipment are wiped.

Riverside villas and compound houses in Thao Dien are large, multi-storey and often have stone floors, natural-wood furniture and a garden; many families there have young children and pets. The quote names each area to be treated.

Where hands go

Switches, door handles, stair rails, remote controls, the buttons of a lift inside the house.

Kitchen, dining table, bathrooms

Worktops, the table top, cupboard and fridge handles, gone over again with clean water after the contact time; basin, taps, the toilet including its base, shower screen and floor.

Electronics, timber, leather

Keyboards, desk phones and desk tops get a well-wrung damp cloth, never a spray. Timber is dried off afterwards; leather or fabric that might fade is tried on a hidden patch first.

The method and the deodorising product are picked only after the origin is known. If cleaning cannot solve it, we say so plainly.

Bathroom and toilet

Residue is scrubbed from the foot of the toilet, the grout, the shower-screen gaps and the floor-drain cover and grate before deodorising. A smell from the trap, a seal or the waste pipe is written into the Up Report, the photo record sent after each visit, so that you can call a plumber; we do not repair pipework.

Wardrobe and shoe cabinet

Contents are lifted out with your agreement; each compartment is vacuumed, wiped, treated for mustiness and aired until dry. A back panel resting on a damp wall is reported, or the smell returns.

Sofa

Vacuumed, spot-cleaned and deodorised where it stands, to suit fabric, velvet or leather. An odour sunk deep into the cushions calls for a full sofa clean.

Pets

Urine patches on rugs, sofas and grout are cleaned with a solution for organic stains and deodorised. Urine that soaked into foam long ago may fade without going completely; a small area is tried first.

Fresh paint, new furniture

Paint dust and sawdust are wiped away and surfaces deodorised; the smell fades with time and airing. A home just handed over in Thu Thiem or The Global City needs its post-construction clean first.

Mattress, curtains, aircon

Handled by mattress, curtain and aircon cleaning, which can join the same appointment.

The bill is the sum of the items at their listed prices. The all-inclusive quote, sent in writing beforehand, shows the areas, the items and the airing time, and moves only if you agree in writing. A visit is charged at 800,000 VND or more. Floor areas in the examples are assumed and describe no particular development.

In 2020 Tuoi Tre newspaper counted nearly 6,000 foreign residents of 102 nationalities in Thao Dien. Around Thao Dien and An Phu, most homes rented to them come furnished, so the sofa, mattresses, curtains and wardrobes move on to a new household with every lease. The days when the home has been cleaned and nobody has moved in yet suit surface disinfection, and a landlord can keep the Up Report with the handover record. Other good moments: before a baby or a grandparent moves in, and after someone at home has recovered from an illness.

Our standard service is cleaning followed by surface disinfection with permitted products at the manufacturer's dose. UpClean does not sterilise, puts no figure on germs killed and claims no medical benefit.

Sterilisation

Destroying every micro-organism, spores too, by heat, pressure or hospital and laboratory procedures. We do not offer it.

Fumigation

A gas or vapour released into a closed space, work reserved for a specialised operator. It is available through a licensed partner after a survey. The partner's written plan states the area, how doors are sealed, that people and pets must leave, what has to be moved out (food, plants, fish tanks), the ventilation time and when re-entry is permitted; in an apartment building the date is settled with building management first. UpClean surveys, supervises and wipes surfaces down once re-entry is cleared.

Pests

Termites, cockroaches, mosquitoes, ants and rodents belong to our pest control service, carried out by UpClean's own pest-control technicians.

Disease-control orders, pipes, damp walls

Where the health authorities instruct disinfection for disease control, their designated provider comes first. We do not repair pipes or waterproof walls; we name the cause and the trade to call.

Enquiry, quote, booking confirmation and Up Report can all be in English. For a specialist who speaks English inside your home, say so when you book; if none is free we tell you beforehand and support the visit by phone or message. • Building rules: most District 2 apartment buildings want outside staff registered ahead, ID shown in the lobby and the service lift used; a few limit weekends, and compounds log visitors. We send the specialist's name and photo for registration.
• On the day: food goes into cupboards, the fish tank is covered, feeding bottles and toys are stored, electronics shielded. Pets, small children, elderly relatives and anyone with a breathing condition stay in another part of the home until it has aired.
• If you are away: leave a key with building management, reception or a relative; only the assigned specialist handles it. The walk-through, the closing check of the work, may be by video call.
