Where District 2 is now, and where we survey concrete floors
Since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, Ho Chi Minh City has wards, its local administrative units, in place of districts, and the former District 2 is three of them: An Khanh, Binh Trung and Cat Lai. Leases still carry the old address, so the project name, street or house number is all we need.
Our office is at 72 Nguyen Co Thach in Sala, inside An Khanh ward, so a team and its machines are easy to send to a floor that needs several consecutive sessions. Surveys are booked between 7:00 AM and 8:00 PM, seven days a week.
- An Khanh ward — regular service
- Thao Dien, Thu Thiem, An Loi Dong, the old An Khanh ward and part of An Phu: shophouses in Sala and Thu Thiem; cafés, restaurants and showrooms in Thao Dien; villa garages and basements along Nguyen Van Huong and Quoc Huong and at Saroma.
- Binh Trung ward — regular service
- East of Mai Chi Tho and Song Hanh: the SOHO townhouses already handed over at The Global City, and the townhouses and semi-detached villas of Lakeview City and Palm City.
- Cat Lai ward — by arrangement
- The old Thanh My Loi and Cat Lai wards beside the river, with Vista Verde and Feliz en Vista. Contact us first so that we can confirm a survey slot.
Which District 2 premises suit a polished concrete floor
Owners choose polished concrete for its raw, seamless look and because it is easy to mop. Here the demand comes from two directions: premises being fitted out for opening in Sala, Thu Thiem and The Global City, where handovers follow one another, and long-used houses and shops in Thao Dien whose garage, basement or customer area is due for renewal.
- Shophouses
- A shop on the ground floor, often with a home above. Satin is the usual choice: bright, easy to mop and safe underfoot. Grinding is scheduled ahead of opening day, leaving time for the densifier and the sealer to dry.
- Cafés and restaurants
- The floor carries heavy foot traffic and needs a sealer against coffee and cooking oil. Work is fitted outside opening hours.
- Showrooms
- An even reflection sets off the products on display, so gloss is often chosen. It needs attention to slip resistance when wet and more regular upkeep.
- Garages and minimalist homes
- Matte keeps the raw look and shows fewer scratches and footprints, which suits a garage. In a living room or kitchen, matte or satin limits slipperiness.

Five stages, and the test patch you approve before we start
Before the whole floor is ground, the Up specialist, the UpClean staff member responsible for your job, treats a small area of it. You approve the grind level and the sheen there, and the finished floor is later checked against it. The number of grinding stages depends on how hard and how flat the concrete is and on the finish you want. The team brings all the equipment and products.
| Stage | What it does |
|---|---|
| Coarse grinding | Flattens the floor and removes loose cement paste, ingrained dirt and the remains of old coatings. It decides whether the floor shows only fine paste or part of the aggregate. |
| Fine grinding | Each finer grit erases the marks of the one before. Skipping an intermediate grit usually leaves swirl marks that show when sunlight falls across the floor at a low angle. |
| Densifying | A densifier soaks in and makes the top layer harder and denser, so that it sheds less dust and holds its sheen. |
| Polishing and sealing | Polishing pads raise the reflectivity to the matte, satin or gloss level you approved. A protective sealer then reduces the absorption of water, oil and coffee; it wears with use and needs checking from time to time. |
Villa garages and basements on Thao Dien's low ground: what grinding can and cannot do
Tuoi Tre (June 2025) describes Quoc Huong, Nguyen Van Huong and Thao Dien streets as low-lying, with old drainage: when heavy rain meets a high tide, water can stand 0.15–0.3 m deep for one to two hours. Garages and basements in many villas there are often damp, and a bare concrete floor may shed dust and carry years of engine-oil stains. Grinding and densifying give a denser top layer that dusts less and is easier to mop, within limits that are stated at the survey. Tell us which areas have held water, so that the test patch can be placed there.
- Deep oil stains
- May only fade, not disappear. That is common in garages.
- Cracks
- Grinding does not close them. Small cracks can be filled first and usually remain visible; large cracks or signs of settlement should be assessed by a structural engineer beforehand.
- Weak, dusting concrete
- The surface may go on pitting and shedding after grinding. The test patch shows what result is achievable.
- Epoxy or PU paint
- The coating has to be stripped first; the amount of work is known only after the survey.
New builds in Thu Thiem, Sala and The Global City: timing, and who does what
These three areas still have buildings being completed. A polished concrete floor in a new townhouse or shophouse involves two separate jobs: your builder pours and finishes the slab; UpClean grinds, densifies, polishes and seals it. We do not pour concrete. New concrete needs time to set and gain strength, and design strength is usually assessed at 28 days, so agree the grinding date with your contractor or site engineer; our specialist can discuss it with them directly.
- Exposed aggregate: how the stone looks depends on the concrete that was poured, so judge it on the test patch.
- Existing terrazzo belongs to our stone floor polishing service. Concrete walls, worktops and furniture are taken only when there is a method that suits them; send photos first.
- While neighbouring sites are still building, fine dust settles on the floor. Sweep or vacuum before wet mopping, because fine sand is the main cause of scratches and dulling.
What a concrete polishing quote in District 2 depends on
We do not apply one rate per square metre: an oil-soaked garage floor in Thao Dien and a newly poured shophouse floor at The Global City may have the same area and still need quite different amounts of grinding and preparation. The on-site survey is free; for a first assessment, send photos or a video of the floor and its approximate area by WhatsApp or Zalo on 0968 726 135. The written quote changes only with your written agreement.
| Factor | How it affects the quote |
|---|---|
| Area and shape | One wide, continuous floor is usually more efficient to work than several small areas with many corners that need hand-held machines. |
| Condition | Flatness and hardness; cracks to fill; oil stains; old paint or adhesive to strip. |
| Grind depth and sheen | Paste only or exposed aggregate; matte, satin or gloss; with or without a sealer. |
| Site | Floor level, lift, the route for the machines, power supply, how much has to be moved and how much protection is needed. |
| Working hours | The construction hours set by the building or residential area; working outside business hours or over several sessions lengthens the job. |
Dust, noise and working hours in District 2 buildings and compounds
Dry grinding produces fine dust and the machines are loud. The grinder runs on a dust extractor; doors, ventilation gaps, skirting, glazing and nearby equipment are covered before work starts, and the area is cleaned at the end of each session. You, children and pets should stay out of the work area until handover.
Many District 2 buildings treat bringing in machines as contractor work: registration with building management beforehand, ID shown at the lobby, the service lift for equipment, and permitted working hours only. Some ask for a works deposit, returned if there is no damage, and some restrict weekends. Rules differ from one building to the next, so we ask at the outset. In Thao Dien's gated compounds the team follows gate security's guidance on parking, routes and where outdoor electricity may be used.
After handover, with notes for international owners and managers
Light foot traffic is usually possible once the densifier and the sealer have dried; how long to keep water and heavy items off the floor is stated at handover. Afterwards, mop with clean water or a pH-neutral cleaner, wipe up engine oil, coffee and soft drinks at once, and lay mats at the doors from the yard and the garage.
- English
- Enquiries, the written quote, booking confirmations and the Up Report, the before-and-after photo record sent after the job, can all be in English. If you need an English-speaking specialist on site, note it when you book; if we cannot arrange one, we tell you in advance and support you by phone or message.
- Sign-off and payment
- The floor is checked with you against the test patch you approved; anything within the agreed scope that falls short is redone free of charge within 48 hours. Payment follows the walk-through, by bank transfer or cash, and a deposit on a larger job is stated in the quote.
