District 2 after the 2025 reorganisation — where we clean mattresses
Under Resolution 1685/NQ-UBTVQH15, from 1 July 2025 the former District 2 was reorganised into three wards: An Khanh, Binh Trung and Cat Lai. The An Phu name has gone, its area split between An Khanh and Binh Trung, so some developments along Song Hanh, Mai Chi Tho and Do Xuan Hop are now addressed to Binh Trung ward. Under Resolution 190/2025/QH15, documents issued before the change remain valid — a pink book or lease that says "District 2" is still perfectly usable.
Simply tell us your development or address the way you know it; we accept both old and new names. Our office is at 72 Nguyen Co Thach in Sala, An Khanh ward, so An Khanh and Binh Trung are our regular area, with flexible slots from 07:00 to 20:00 every day.

Why riverside mattresses trap damp and dust mites
According to the Ho Chi Minh City government portal, average relative humidity is around 79.5% a year, reaching 80% in the May–November rainy season. A mattress absorbs sweat and moisture every night but is almost never aired. In river-view apartments in Thao Dien, Thu Thiem and Sala, glass doors often stay shut for hours, so the cover and upper layers rarely dry out fully between nights.
Dust mites are tiny creatures that feed on dead skin and thrive in warm, damp conditions — exactly what a nightly-used mattress in the tropics provides. Their dust, bodies and droppings may be one reason sensitive people sneeze or get an itchy nose in bed. A mattress can't be laundered like bedding; the right approach is deep vacuuming in several passes, spray extraction with controlled moisture and immediate extraction, so the surface is clean and the core stays dry.
- A damp or sweaty smell, stronger after weeks of rain.
- Yellowish stains following the shape of the sleeper, especially at head and shoulders.
- Small dark spots along the border or underside where it meets the base — a possible sign of mould.

Families and rental apartments in Thao Dien and An Phu: when to clean
Thao Dien has long been home to an international community: according to Tuoi Tre in 2020, nearly 6,000 foreign residents of 102 nationalities and some 40 international schools. Many apartments in Thao Dien and An Phu are let furnished, and the mattress — so closely tied to the occupant's health — is the hardest item to judge by eye.
In families with young children, mattresses also take milk, drinks, sweat and the occasional night-time accident. Treated early, these usually recover well; left, they sink into the padding and become stubborn stains. So it makes sense to time cleaning around your household's routine rather than waiting until stains show.
- Landlords and rental agents
- Book straight after the outgoing tenant leaves and before the new one arrives. The before-and-after Up Report is handy to attach to the handover inventory, and a VAT invoice is available on request.
- New tenants
- Ask your landlord to have the mattress cleaned before you move in, or book it yourself in your first week. Advice, quotes, booking and your Up Report are all available in English.
- Families with young children
- Add the intensive dust-mite treatment for the children's and main bedroom mattresses, clean every 3–4 months, and wash sheets and pillowcases weekly.
- Allergy sufferers and older relatives
- Choose both-sides cleaning to reduce dust building up underneath, and book a morning slot so the mattress is fully dry by bedtime.
Spring, latex, foam or topper — how each mattress is cleaned
District 2 homes use every kind of mattress: pocket-spring, natural latex, foam, memory foam and toppers on top. Each reacts differently to water, heat and pressure, so your Up specialist checks the label, cover and firmness before choosing a method. One principle runs through the Up Standard: the core is never soaked.
- Spring mattresses
- Thorough vacuuming of the border and air vents, spray extraction of the cover with minimal water so moisture never lingers in the spring unit — a common cause of later damp smells.
- Latex
- No soaking, no heat, no direct sun. A low-moisture method with immediate extraction keeps the latex core springy.
- Foam and memory foam
- No heavy pressure that could dent the surface; solution is applied lightly and extracted in several passes so the foam doesn't absorb it or lose shape.
- Toppers
- Cleaned in place with a low-moisture method, priced by size before booking. If the cover is removable and the label allows machine-washing, your specialist will advise you on washing it separately.
- Two-sided or one-sided
- Flippable mattresses are best cleaned on both sides; one-sided mattresses usually need only the top and border. We advise you beforehand so you don't pay for work you don't need.

Pricing is by mattress size, with optional both-sides cleaning (120,000 VND per mattress) and intensive dust-mite treatment (100,000 VND per mattress). Building formalities and drying time in District 2 apartments
Many premium condominiums in District 2 ask for contractors to be registered in advance, ID shown at the lobby and the service lift used for equipment; many villa compounds also have gate security. Rules differ, so we always ask and follow the rules where you live. Your specialist's name and photo are sent beforehand, and lobby formalities after an on-time arrival don't count as lateness.
Mattresses are usually dry in 6–8 hours, depending on material and ventilation, so a morning slot is the most convenient: by evening, the bed is ready for sleep.
- The bed frame, wooden floor and skirting are covered before the machine is set down.
- Dirty water is recovered by the machine and disposed of properly — never onto balconies, corridors or common areas.
- Afterwards, open the windows on a dry day or run the air-conditioning or a fan so the mattress dries evenly; put sheets back only once it is fully dry.
- Latex and foam mattresses should not be put out on the balcony in direct sun.

- Moisture control
- Water adjusted to each core type and extracted as we clean.
- Redo within 48 hours
- Anything not up to standard is redone free, counted from when you receive your Up Report.
- Punctuality
- More than 15 minutes late for a confirmed slot means 10% off that visit.

- Report any damage within 24 hours with photos; we check against our before photos and take responsibility under our policy where our specialist is at fault.
