Where we carry out post-construction cleaning in the former District 2
District 2 stopped being an administrative unit on 1 July 2025. Under Resolution 1685/NQ-UBTVQH15 its area is now three wards, An Khanh, Binh Trung and Cat Lai; a ward is the local unit that follows the street in an address. Documents issued before the change remain valid, so give us the address in either form.
Thu Thiem, in An Khanh ward, and Binh Trung ward have many developments being handed over at present, and this is where we carry out the service regularly. Our office is at 72 Nguyen Co Thach in Sala, which makes jobs that run over several consecutive days, between 7:00 AM and 8:00 PM, easy to staff. Sites in Cat Lai are taken once a time slot has been confirmed.
- An Khanh ward
- Thu Thiem, Thao Dien, An Loi Dong and part of An Phu: apartments at Empire City and The Metropole Thu Thiem; Sarimi, Sarica, Sadora and the low-rise Saroma villas and SariTown in Sala; villas and apartments in Thao Dien.
- Binh Trung ward
- The SOHO townhouses already handed over at The Global City; apartments at Lakeview City, Palm City, Diamond Island and Estella Heights.
- Cat Lai ward — by arrangement
- Vista Verde and Feliz en Vista. Send the address and photos first.
After handover and fit-out in Thu Thiem and Sala: what the works leave behind
A newly handed-over apartment usually has fine dust on the floor, in door tracks, inside cupboards and on appliances, and a fit-out adds a great deal more. Cement and plaster dust is extremely fine, settles in layers and smears if it is mopped straight away. Glass and fittings also carry paint, adhesive and cement, which need specialist tools and more passes than a deep clean. So the work always runs dry first, wet second:
- Site waste
- Leftover packaging, tape, protective film and small debris gathered and taken to the building's collection point.
- Fine dust
- Vacuumed with a specialist machine from the top down: ceilings, lights, walls and door frames, then floors.
- Residue
- Paint, silicone and cement lifted from glass, tiles and sanitaryware with a tool and technique for each material.
- Glass, doors and cupboards
- Glass, aluminium frames and railings wiped; sliding-door tracks cleaned out; kitchen cupboards, built-in wardrobes and empty shelves wiped inside and out.
- Bathrooms and floors
- Sanitaryware, shower screens, mirrors and grout; then floors wet-mopped repeatedly until no white film remains, and every room checked again.

After a renovation: Thao Dien villas and Sala apartments that are already lived in
New homes are not the only ones that need this. Sarimi, the first apartment complex in Sala, came into use in May 2016, and after nearly a decade many owners are renewing part of their home: new kitchen units, an upgraded bathroom, new timber flooring, fresh paint. Each round of work spreads fine dust through the whole apartment, rooms with no work included, because it travels on the aircon airflow and through door gaps.
In Thao Dien, riverside villas and houses in gated compounds are large and on several floors, often with stone floors, solid-wood furniture, a garden and ducted aircon. A house with stairs, a light well and a roof terrace is usually split into several visits, floor by floor, and the quote after the survey confirms the team size and time.
- During the works, cover sofas, mattresses and wardrobes, and ask the builders to switch off the aircon in rooms near any cutting or grinding.
- Book the clean for after the builders have removed their waste and before textiles and mattresses go back.
- Have the aircon cleaned in the same round, since the filters usually hold building dust.
Stone, timber and river-facing glass: lifting cement and paint without damage
Floors hold the thickest dust and suffer most from the wrong method. Cement dust mixed with water becomes a thin slurry that clings to the tile, so the Up specialist vacuums thoroughly before any wet mopping, then mops with clean water until the cloth shows no white mark. No strong acid is used on natural stone, glazed ceramic or coated glass.
- Marble and granite
- No acidic cleaner on marble; cement marks are treated spot by spot. Stone left dull or scratched by the works needs stone floor polishing, quoted separately.
- Timber and laminate
- Never soaked, and no water left standing in the joints; adhesive and paint are treated gently so the coating is not scratched.
- Newly laid floors
- Where grout is still fresh, the area is cleaned lightly or left for a later date.
- Tall glass
- Stickers, paint and silicone are removed on the inside and wherever the glass can be reached safely. Outside glass that cannot be reached from inside, and anything needing scaffolding or access equipment, is surveyed and agreed separately.
What post-construction cleaning costs in District 2
The rate per m² of floor is 22,500 VND for an apartment, 25,500 VND for a townhouse and 30,000 VND for a villa, and never less than 1,350,000 VND per visit. That is 1.5 times the deep-cleaning rate for the same home: a 70 m² apartment is 1,050,000 VND as a deep clean and 1,575,000 VND after building work. The difference pays for more passes, residue removal, cupboard interiors, site waste and protection for new materials. The areas below are illustrations; your price is confirmed after the survey.
| Home | Post-construction cleaning price |
|---|---|
| Fitted-out 1-bedroom, e.g. 48 m² | 1,350,000 VND; 1,080,000 VND by floor area is below the minimum per visit. |
| 2-bedroom in Thu Thiem, e.g. 74 m² | 1,665,000 VND; usually one to two days. |
| Renovated 3-bedroom in Sala, e.g. 112 m² | 2,520,000 VND. |
| SOHO townhouse at The Global City, e.g. 300 m² in total | 7,650,000 VND. |
| Renovated Thao Dien villa, e.g. 420 m² in total | 12,600,000 VND; usually several visits. |
What is outside the price, and when move-in cleaning is the better fit
The all-inclusive price covers the cleaning described above. The items below are agreed with you beforehand, and a home with no building work does not need this service at all.
- Move-in apartment cleaning
- A finished apartment with only light fine dust, labels and cupboard interiors to deal with, or a rental or resale that has been lived in, belongs to move-in cleaning. A lived-in home with no building work is charged at the deep-cleaning rate.
- Bulk rubble
- The contractor's job, or removed under building management's rules. We clear packaging, offcuts and small debris, and tell you first if there is more than expected.
- Soft furnishings and aircon
- Sofa, mattress, curtain, carpet and aircon cleaning are charged from their own price lists and can share the visit. Aircon that ran during the works should be cleaned before daily use.
- Repairs and unfinished sites
- Repairs, paint touch-ups and new silicone belong to the developer or contractor. Sites under structural work, without railings or stable power and water, or needing scaffolding, are outside this service.
Contractor rules in District 2 buildings: registration, service lift, deposit
Many District 2 buildings treat a post-construction team as a contractor: registered in advance with a staff list, ID shown at the lobby, the service lift for equipment and work only at permitted hours. An apartment under fit-out may have separate construction hours, and some buildings ask for a works deposit, refunded if nothing is damaged.
In a large development being handed over, many units are fitted out at once and the goods lift may have to be booked in turns. That is a general observation: each building sets its own rules and changes them, so we ask first and follow them. UpClean is independent, works for you and follows each building's contractor rules.
For international residents: the order of work, sign-off from abroad and payment
- The right order
- Finish drilling, cutting and paint touch-ups; clean; ventilate until the paint smell fades; then bring in sofas, mattresses and curtains. If you must move in while work remains, we split the job into a rough clean and a final clean, set out in the quote.
- Guide: paint smell and cement stains
- What reduces the smell of fresh paint, and how cement and paint come off tiles.
- English
- Enquiries, quotes, booking confirmations and the Up Report can all be in English. For an English-speaking specialist on site, note it when booking; if we cannot arrange one, we say so in advance and support by phone or message.
- If you are not in Vietnam yet
- Leave the key with building management or someone you authorise. The Up Report, our photo report, shows each area before and after and notes scratches, damp marks or peeling we noticed; the walk-through can be by video call. It does not replace a technical handover inspection.
- Booking and payment
- Send the address and photos or video to 0968 726 135 on WhatsApp or Zalo. You pay after the walk-through, by bank transfer or cash; a large job may need a deposit, stated in the quote. A VAT invoice is issued by Uptech Technology Solution Company Limited, tax code 0316973414, if you send the details when booking.
