Where District 2 is now, and where we clean washing machines
Ho Chi Minh City's new wards began operating on 1 July 2025 under Resolution 1685/NQ-UBTVQH15, and districts no longer exist. The former District 2 is now three wards, the city's local administrative units: An Khanh, Binh Trung and Cat Lai. The old An Phu ward was split between the first two, so developments with An Phu in their name may sit in different wards.
Write your address either way: documents issued before the change remain valid under Resolution 190/2025/QH15, and we record both forms. Our office at 72 Nguyen Co Thach, in Sala, is inside An Khanh ward, so two- to three-hour jobs are easy to schedule between 07:00 and 20:00, weekends included.
- An Khanh ward — regular service
- Formerly Thu Thiem, An Loi Dong, Thao Dien, An Khanh and the rest of An Phu: Sala (Sarimi, Sarica, Sarina, Sadora, the Saroma villas), Empire City, The Metropole Thu Thiem, Masteri Thao Dien, Xi Riverview Palace, Masteri An Phu.
- Binh Trung ward — regular service
- Formerly Binh Trung Dong, Binh Trung Tay and part of An Phu: The Global City, Diamond Island, Lakeview City, Palm City and Estella Heights.
- Cat Lai ward — by arrangement
- Formerly Thanh My Loi and Cat Lai, with Vista Verde (2 Phan Van Dang) and Feliz en Vista. Contact us first to confirm a time slot.
Why washing machines in riverside District 2 homes grow mould
According to the city government portal, relative humidity in Ho Chi Minh City averages about 79.5% over the year, and the rainy season runs from May to November. Beside the Saigon River, in Thao Dien, Thu Thiem or Sala, the damp is most noticeable in long spells of rain. After every load, moisture stays in the drum, the door seal and the detergent drawer.
Many high-rise apartments place the machine on a screened service balcony or in a cupboard beside the kitchen, where air barely moves. If the door is shut straight after a wash, detergent residue, softener and lint bind into a dark film on the outside of the inner drum, out of sight from the door. These signs mean the drum should come out:
- Clothes smell damp straight from the wash, most of all when dried indoors on rainy days.
- Black flecks or residue on shirts and light towels.
- Black mould spots on a front-loader's door seal, with water sitting in its lowest fold.
- A slimy deposit in the detergent drawer, or a bad smell when the door is opened after a few days without use.

Furnished rentals and homes left empty: clean before the first load
Thao Dien has long housed an international community: Tuoi Tre reported in 2020 that it had nearly 6,000 foreign residents of 102 nationalities and about 40 international schools. In a furnished home the washing machine gets the least attention, though it may have served several households and nobody knows when it was last cleaned. A machine left idle for weeks, during a long holiday or between tenancies, can smell from its first loads.
- New tenants: clean before the first load, particularly before children's clothes, towels and bed linen.
- Landlords: clean between tenancies and file the Up Report with the handover record.
- A new, unused machine in a newly fitted apartment usually needs no drum removal yet; send photos and we will advise.
Front-loaders, top-loaders and washer-dryers: how each is cleaned
Your Up specialist, the UpClean staff member who does the work, identifies the model beforehand from a photo of its rating label. The machine is run and photographed before anything is removed, so any existing fault is on record; parts are labelled and laid out in order on a tool mat so that reassembly is exact.
- Front-loaders in high-rise apartments
- Common in one- to three-bedroom apartments because they fit a cupboard or service balcony. More parts come off, and the door seal and detergent drawer get particular care because mould forms there. About 2–3 hours.
- Top-loaders in villas and townhouses
- Often large machines for duvets, sheets and curtains. The pulsator comes off, the drum is separated, and the shaft and the inside of the outer tub, where deposits are heaviest, are cleaned. About 1.5–2 hours.
- Washer-dryers
- Chosen by some families so that laundry does not depend on the weather in the rainy season. Models with a sealed outer tub need a different approach, which we explain once we have seen the rating label.
- Two or more machines
- Cleaned in one appointment, each at its own price, in an order agreed with you so the day's laundry is interrupted as little as possible.
What it costs in District 2: price list and examples
Prices are all-inclusive per machine, by door type and the capacity on the rating label: top-loaders 450,000 VND up to 9 kg and 550,000 VND above; front-loaders 690,000 VND up to 9 kg and 790,000 VND above. A washer-dryer adds 150,000 VND for the drying system. The price is sent in writing and confirmed by you before booking; any adjustment at your home needs your written agreement.
Japanese domestic-market, commercial and hard-to-reach built-in machines are quoted from photos: the front, the rating label (on the back, the side or inside the door or lid) and where the machine stands. For the standard types, these examples come straight from the current price list:
- One- or two-bedroom apartment
- One 8 kg front-loader on the service balcony: 690,000 VND.
- Three-bedroom apartment
- One 10 kg front-loader for a larger family: 790,000 VND.
- Apartment with two machines
- A 10 kg top-loader for duvets and sheets plus a 9 kg front-loading washer-dryer: 1,390,000 VND.
- Villa in Sala or Thao Dien
- A 10 kg front-loading washer-dryer and a 12 kg top-loader in a separate laundry room: 1,490,000 VND.
- Rental between tenancies
- One 8 kg top-loader: 450,000 VND, with the Up Report for the handover record.
Building rules in District 2 apartments
Cleaning a washing machine means dismantling an appliance inside the apartment, so many buildings treat it like a minor repair that must be registered beforehand. Under the 2023 Housing Law and Circular 05/2024/TT-BXD each building's house rules must cover security and hygiene, so procedures differ even within one urban area. Many allow contractors only at certain hours and some restrict weekends, so we propose a start time that lets a 2–3 hour job finish within one permitted window.
- Your specialist shows ID at the lobby; formalities after an on-time arrival are not counted as lateness.
- Dirty water is collected inside the apartment, never emptied into corridors, balconies or common areas.
- In gated villa and townhouse estates, your specialist registers at the gate.
How often to clean, and keeping the drum clean in between
A machine used every day should have its drum out for cleaning about every 6 months. Larger households, homes with young children or sensitive skin, and households that mostly wash at low temperatures should shorten the interval; book ahead of the rainy season or as soon as clothes smell. In between:
- Leave the door and detergent drawer ajar after each load; if the machine is in a cupboard, open that too.
- Wipe the lowest fold of the door seal dry.
- Take laundry out when the cycle ends; no wet clothes in the drum overnight.
- Measure detergent and softener as the manufacturer directs, and run the tub-clean programme, if there is one, as the manual says.
How to book, with notes for international residents
- Choose machine type and capacity on our Quote page to see the price at once, or send photos of the machine, its rating label and where it stands to +84 968 726 135 on WhatsApp or Zalo.
- You receive the price in writing and pick a time between 07:00 and 20:00 that suits your building; a reminder follows the day before.
- Your specialist cleans, reassembles and runs a test cycle with you, then sends the Up Report.
- Rescheduling or cancelling is free with 24 hours' notice; later, a 30% fee applies. If we are more than 15 minutes late, that visit is 10% off.
- English
- Enquiries, quotes, booking confirmations and the Up Report can all be in English. For an English-speaking specialist at your home, note it when booking; if we cannot arrange one, we say so in advance and support by phone or message.
- Building registration
- Many apartment buildings ask residents to register outside staff with building management beforehand. Give us the building and unit number; we send your specialist's name and photo so that you can do that.
- If you are out
- A key can be left with building management, reception or family; only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we recommend a temporary code. Where possible, you or someone you authorise should see the machine's condition recorded at the start and the test run at the end; the walk-through can also be by video call.
- Payment
- After the walk-through, by bank transfer or cash. Invoices are issued on request under Vietnamese regulations, to individuals and companies, by Uptech Technology Solution Company Limited (tax code 0316973414).
