District 7 is now four wards: where we work regularly
On paper District 7 ceased to exist on 1 July 2025, when Resolution 1685/NQ-UBTVQH15 reorganised it into four wards, the city's local administrative units: Tan My, Tan Hung, Tan Thuan and Phu Thuan. Phu My Hung, an urban area of 433 hectares planned for about 100,000 residents, sits within the first two. An address in either style is accepted.

- Tan My ward — regular
- The former Tan Phu ward and the rest of Phu My: Riviera Point on Huynh Tan Phat, Phu My Hung Midtown, and the villas and townhouses around Crescent Lake.
- Tan Hung ward — regular
- The former Tan Hung, Tan Kieng, Tan Quy and Tan Phong: Sunrise City on Nguyen Huu Tho, the Him Lam area beside the Kenh Te canal, the streets around RMIT.

Homes lived in for years: where smells build up in Phu My Hung
Phu My Hung has long been settled, and many apartments, the first units of Sunrise City among them, have seen more than a decade of daily life. Some deposits form very slowly: grease vapour on the range-hood filter, limescale and darkened grout in damp bathroom corners. A smell starts there, and long-term residents often stop noticing it. Many developments also stand by the Saigon River or the Kenh Te canal; in the rainy season, May to November, relative humidity is about 80% and seldom-opened rooms turn musty.

Villas and townhouses: guest rooms, garden-side living rooms, pets
Between the towers lie townhouses and low-rise villa areas such as My Kim, My Thai and Nam Vien: several storeys, stairs, a garden, a hall and living room often floored in stone. Here the need gathers in a few rooms.
- Ground-floor bedrooms and guest rooms
- Shut for days on end, they smell damp in the rainy season. The room is aired, its surfaces wiped and disinfected and the wardrobe checked, ideally before relatives come to stay.
- Living rooms opening onto the garden
- Dusty, and the way in for children and pets. The floor is cleaned, then disinfected; pet urine on rugs, sofas and grout is treated with a solution for organic stains. Old urine in foam may only fade; this item is quoted after a survey.
- Leather sofas in little-used rooms
- Leather kept in a closed room can show spots of mould and smell damp. The sofa is vacuumed, spot-treated and deodorised in place; on leather a hidden area is tested first.
- Stairs and a private lift
- Handrails, buttons and door handles on every floor are touched most, and each is wiped with disinfectant.
After an illness, before a baby, before moving in: which surfaces, and when
Phu My Hung is a multicultural neighbourhood, with the Japanese School, the Taipei School, Korean International School and Canadian International School inside it; many homes are let furnished, and Sunrise City units change hands often. Disinfection is usually wanted before moving into a home someone else lived in, after a family member has recovered from an illness, or before a baby or grandparents arrive.
Dirt is wiped off, the product is sprayed or wiped on and left for the contact time the manufacturer gives, then whatever touches food or a child's things is wiped again.
- Light switches, door handles, handrails, remote controls.
- Dining table, worktops, fridge and cabinet handles.
- Taps, basin, toilet, shower screen, bathroom floor.
- Desk, desk phone, keyboard: a well-wrung damp cloth only.
- A resale or rental home: done while empty, after cleaning. If it has been repainted, the post-construction clean comes first.
What it costs in District 7, and how a visit is added up
A visit is the sum of the items you choose at their listed rates, with three floors: spraying never below 1,200,000 VND, sofa odour removal never below 300,000 VND, the whole visit never below 800,000 VND. The all-inclusive quote is sent in writing first and changes only with your written agreement. The areas below are assumed.
- Whole-home spraying: 12,000 VND per m² of floor. Bathroom, odour check and deodorising clean: 450,000 VND per room.
- Sofa: 80,000 VND per seat. Wardrobe: 350,000 VND each.
- Pet and new-paint odours, offices, showrooms and fumigation: quoted after a survey.

Shops, showrooms and ground-floor offices: disinfection outside working hours
Phu My Hung was planned with homes set among offices, schools and shopping centres; along Nguyen Van Linh, Ton Dat Tien and Nguyen Luong Bang many ground floors are showrooms, shops and offices. UpClean disinfects these too: before opening, after closing, at weekends or zone by zone between 7:00 AM and 8:00 PM, once or on a cycle.
- Priority surfaces: reception desk, door handles, rails; desks and chair arms; meeting-room tables and remotes; pantry worktop, microwave, coffee machine; restrooms.
- Computers, keyboards and mice are wiped with a well-wrung damp cloth; staff are told when each zone can be used again.
- The all-inclusive quote follows a free survey and depends on floor area, zones and frequency; a VAT invoice is issued on request.
Disinfection is not sterilisation, fumigation or pest control
Sanitising and disinfecting a house mean the same in everyday speech: cleaning, then treating surfaces with a product to reduce micro-organisms. Sterilisation is something else, the removal of every micro-organism including spores by hospital and laboratory processes, and it is not applied to living spaces. Our standard service is cleaning followed by surface disinfection with permitted products. UpClean does not sterilise and gives no kill rate or medical claim.
Fumigation, the use of gas or vapour in a sealed space, needs a specialised operator. It is available through a licensed partner after a survey, with sealing, evacuation, ventilation and re-entry conditions set out in a written plan; apartments are scheduled with building management. UpClean handles the survey and supervision, wipes surfaces down once re-entry is allowed and sends the Up Report, the photo record of the visit.

- Termites, cockroaches, mosquitoes, ants and rodents are not covered here; UpClean's own pest-control technicians carry out that service.

International residents: language, building rules, preparation and booking
Enquiries, quotes, booking confirmations and the Up Report can all be in English. If you want an English-speaking specialist in the home, note it when you book; when we cannot arrange one, we say so in advance and support the visit by phone or message. Up specialists are identity-verified UpClean staff trained to the Up Standard, and their name and photo reach you before the visit.
- Registration: many District 7 towers ask residents to register outside staff beforehand, check ID in the lobby and assign a service lift and hours; villa estates log visitors at the gate.
- Preparation: food is put away, the fish tank covered, toys and feeding bottles set aside, electronics shielded. While the home is sprayed and aired, young children, older relatives, anyone with a respiratory illness and pets stay in another area.
- Keys: you need not be home. A key can be left with building management, reception or family; keys are never copied. The walk-through can be by video call.
- Booking: message WhatsApp or Zalo on 0968 726 135 describing the smell, or send photos; a survey at home to find the source is free. Payment follows the walk-through, by bank transfer or cash. Any agreed item that falls short is redone free within 48 hours of the Up Report.
