Window cleaning prices by home type

The cost is the total area of glass to be cleaned multiplied by 10,000 VND per m², with a minimum of 500,000 VND per visit. Areas below are examples only; your specialist measures and agrees the actual figures with you.

Two-bedroom apartment: About 40 m² of glass, including balcony door, bedroom windows, shower screen and mirrors: 500,000 VND (400,000 VND at the per-m² rate, so the minimum applies).
Three-bedroom apartment: About 60 m² of glass, including living-room glass, three bedrooms and two bathrooms: 600,000 VND.
Penthouse or duplex: About 120 m² of glass, including tall living-room glass, with high panes assessed first: 1,200,000 VND.
Villa: About 180 m² of glass, including glass doors on every floor, interior skylight walls and mirrors: 1,800,000 VND.

What is included, and where our safe working area ends

Interior glass, shower screens and mirrors, plus frames, sills, handles and sliding-door tracks.
Outer faces only where they can be reached safely from indoors or from the balcony; our specialists never climb over railings or stand on ledges.
Façade and high-rise exterior glass needing rope access or a gondola is not done by our team; UpClean can refer you to a certified working-at-height contractor, quoted separately.
Paint, cement or adhesive residue after building work is assessed from photos and quoted separately.
Anything that doesn't meet the standard is redone free if you tell us within 48 hours of receiving your Up Report.

Window cleaning: your questions

How much does window cleaning cost?+

10,000 VND per m² of glass, with a minimum of 500,000 VND per visit. A two-bedroom apartment with about 40 m² of glass comes to 400,000 VND at the per-m² rate, so the 500,000 VND minimum applies. The area is agreed with you before we start, and the price then stays fixed.

Do you clean the outside of apartment windows?+

Only panes our specialist can reach safely while standing indoors or on your balcony, without leaning out or climbing over a railing. Façade glass and high fixed windows that need rope access or a gondola are outside what our own team does; UpClean can refer you to a working-at-height contractor with safety certification, who will quote separately.

How is the glass area measured?+

Each pane is measured as width by height of the glass, and the panes to be cleaned are added together. Send us photos and rough sizes for an estimate; on the day, your specialist re-measures and agrees the figures with you, including how double-sided panes are counted, before starting.

Can you remove limescale from my shower screen?+

Fresh water marks usually come off during cleaning. Long-standing white deposits may have etched the glass itself, and how much they can improve depends on the actual condition. Please send close-up photos so we can assess them and tell you honestly what to expect before quoting.

Is it safe to clean windows with heat-control film?+

Yes. Film is usually on the inside face, so we use soft cloths, rubber squeegees and mild solutions, and never a scraper blade on the film. Any film that is already peeling or bubbling is photographed and pointed out before we begin.

Can you remove paint, cement or tape residue after renovation?+

It depends on the glass and how firmly the residue is bonded, since the wrong method can scratch. Please send close-up photos. For a newly handed-over or renovated home, our post-construction cleaning is usually the better fit, as it covers the glass and every other surface.

How often should windows be cleaned?+

Interior glass typically every 1–3 months. Homes by the river, near busy roads or next to construction sites collect dust and rain marks faster, so balcony doors and wind-facing glass may need a shorter cycle.

Do I need to be home during the cleaning?+

You or someone you trust should be there at the start to confirm the scope and area, and at the end to check the result with your specialist. Your Up Report with before-and-after photos is sent via Zalo or WhatsApp once the job is done.
