District 2 is now three wards: where we clean villas
Ho Chi Minh City replaced its districts with wards on 1 July 2025 (Resolution 1685/NQ-UBTVQH15). A ward is the local administrative unit that now follows the street in an address. The former District 2 became three: An Khanh, Binh Trung and Cat Lai, with the old An Phu ward divided between the first two. Either form of address is fine for booking.
Our office is at 72 Nguyen Co Thach in Sala, inside An Khanh ward. Villa surveys and cleans are scheduled regularly in An Khanh and Binh Trung, 07:00 to 20:00, seven days a week; for Cat Lai, contact us first to agree a time.
- An Khanh ward — regular service
- Thao Dien, Thu Thiem, An Loi Dong, the old An Khanh and part of An Phu: garden villas along Nguyen Van Huong and Quoc Huong, Thao Dien's gated compounds, the Saroma villas and SariTown townhouses in Sala, and penthouses and duplexes in the towers of Thu Thiem and Thao Dien.
- Binh Trung ward — regular service
- The former Binh Trung Dong and Binh Trung Tay and the rest of An Phu: townhouses and terraced villas at Lakeview City and Palm City, and the SOHO townhouses at The Global City.
- Cat Lai ward — by arrangement
- The former Thanh My Loi and Cat Lai: riverside townhouses and garden houses beside the Vista Verde and Feliz en Vista towers.
Garden villas in Thao Dien: leaves, river damp and low ground
The typical Thao Dien home is a garden villa with a lawn, mature trees, a pergola, timber decking round the pool and a porch open towards the river. Leaves and pollen blow onto the porch, and in the rainy season, May to November, damp settles on stone paths and wall bases. The city government portal puts average relative humidity at about 79.5%.
Tuoi Tre newspaper (June 2025) described Quoc Huong, Nguyen Van Huong and Thao Dien streets as low-lying, with old drains: when heavy rain meets a high tide, water can stand 0.15–0.3 m deep for an hour or two. Yards, boundary walls, garages and basements in many villas are therefore often damp, and the survey looks there first.
- Porch, balconies, roof terrace and stone paths: swept and mopped, inner railings and outdoor furniture wiped, dry leaves collected, drainage channels cleared.
- Garage: floor swept and mopped, doors and walls wiped within reach. Old oil stains are assessed at the survey and the treatment agreed first.
- Wall bases and the frames of sliding doors to the garden: wiped closely, with any sign of damp noted in your Up Report, the photo report sent after every visit.
- Tree trimming and garden care are a separate service.
Saroma, SariTown and The Global City: glass, door tracks and large stone floors
The Saroma villas and the townhouse rows in Sala are fairly new buildings with a lot of glazing and large-format stone floors. Here the weight of the job moves from the garden to glass, sliding-door tracks and the finish of the floor. Thu Thiem, Sala and The Global City still have construction sites, and their fine dust gets in through door gaps, packs into the tracks and dries into streaks on glass and railings after rain.
Multi-storey townhouses, such as the SOHO row at The Global City, are cleaned in the same floor-by-floor order at the townhouse rate; their stairs are usually narrow, so tools are divided between the floors at the start. Penthouses and duplexes in the towers of Thu Thiem and Thao Dien are priced at the apartment rate, and the team is registered with building management beforehand. A home just handed over or fitted out needs post-construction cleaning instead.
What is cleaned on each floor, and where we stop
Each floor of a villa has its own use, access and water supply, so the checklist is written by floor and you can tick it off at the walk-through. Up specialists, the UpClean staff who do the work, photograph every room first, then work from the top floor down and finish in the garage.
- Bedroom floors
- Bedrooms, dressing rooms and en-suite bathrooms: furniture dusted, limescale removed from shower screens and fittings, grout scrubbed, floors vacuumed under beds within reach.
- Ground floor
- Hall and living room: stone floors, skirting, wall panelling and display shelves. Main and prep kitchens: hob, splashback and the outside of cabinets and appliances degreased.
- Prayer room
- Walls, floor and surrounding shelves are wiped. The altar and the objects on it are touched only with the family's consent and in the way the family shows us.
- Stone and timber
- Stone is cleaned with a neutral product, tested on a hidden spot first. Dull or worn stair treads need stair polishing, priced per step (marble 180,000 VND, granite 200,000 VND, minimum 2,500,000 VND). Timber is wiped along the grain with a well-wrung cloth; stubborn marks are reported, not scrubbed.
- Height
- Specialists work from the floor, a balcony or a ladder on firm ground, never from railings, roofs or sills. Exterior glass, skylights and double-height glazing beyond safe reach are surveyed first; if access is not safe, we say so and leave it out. Chandeliers are dusted within reach, never dismantled.
What villa cleaning costs in District 2: the formula and four examples
Total usable floor area of the floors being cleaned, a basement included if it is in scope, multiplied by 20,000 VND per m²; townhouses by 17,000 VND. No visit is less than 900,000 VND. Gardens and roof terraces appear as separate items. Aircon, curtains, stone stairs and the pool are added at listed prices, with each minimum and the 10% aircon discount from the 3rd unit applied.
The sizes below are illustrations, not taken from any development's records. Your quote follows a survey; a deposit may be asked for larger jobs and is stated in the quote.
- Thao Dien garden villa with a pool
- Deep clean of 380 m² of floor: 7,600,000 VND; seven aircon units (two ducted, one floor-standing, four wall-mounted 1–1.5 HP): 2,750,000 VND; one-off pool clean, water surface up to 40 m²: 1,500,000 VND. In all: 11,850,000 VND.

- Deep clean of 210 m² at the apartment rate: 3,150,000 VND; two ceiling cassettes and three wall-mounted units, 1–1.5 HP: 1,775,000 VND. In all: 4,925,000 VND.

- Pool water treatment products are charged as used and agreed beforehand; a pool with more than 40 m² of water surface is quoted after a survey.
For international families: English, the compound gate, keys and payment
Tuoi Tre reported in 2020 that nearly 6,000 foreign residents of 102 nationalities lived in Thao Dien, and many villas here are let furnished. Between tenancies, the before-and-after photos in the Up Report give landlord and tenant one record to compare.
- English
- Enquiries, quotes, booking confirmations and the Up Report can all be in English. If you want a specialist who speaks English in the house, note it when booking; if we cannot arrange one, we tell you in advance and support the visit by phone or message.
- The compound gate
- Thao Dien's gated compounds usually register visitors at the gate. Before every visit you receive each specialist's name, photo and contact number to pass on. Inside, the team follows the guards' directions on parking, routes and the use of outdoor water and power.
- Keys when you are away
- You do not have to be home, or in the country. A key can be left with the guards, the compound manager or family; only the assigned specialist handles it, the times are recorded in the Up Report and keys are never copied. For a smart lock we recommend a temporary code. The walk-through can be done by video call.
- Payment
- After the walk-through, by bank transfer or cash. Invoices are issued on request under Vietnamese regulations, for individuals and companies.
Team size, sessions and keeping the villa clean afterwards
The number of specialists and sessions is worked out from floor area, number of floors and bathrooms, how soiled the house is and the specialist items booked, and it is written into the quote. A large villa is often split in two: aircon, curtains, stairs and other wet or dusty jobs first, the floor-by-floor clean second.
Between deep cleans, Up Home is our regular care by the hour: 130,000 VND per specialist per hour, minimum 3 hours. Two specialists for four hours, for example, is 1,040,000 VND. Visits usually rotate through the floors, while kitchens, bathrooms in use and the entrance are done every time, by the same team. Up Home is cleaning only: no cooking, childcare, elderly care or live-in help. For riverside homes we suggest a full deep clean in March or April, before the rains.
