Which wards make up District 3 now?
Under Resolution 1685/NQ-UBTVQH15, the wards of the former District 3 were reorganised on 1 July 2025 into three new wards: Xuan Hoa, Ban Co and Nhieu Loc. Districts were abolished on the same date, so 'District 3' lives on as an everyday name rather than an official one.
Vo Thi Sau ward — itself formed in 2020–2021 from the old Wards 6, 7 and 8 — now makes up most of Xuan Hoa. Either your old or new address works when you book.
- Xuan Hoa ward
- All of Vo Thi Sau ward plus the rest of Ward 4 — rich in older villas, townhouses and a few luxury developments.
- Ban Co ward
- Former Wards 1, 2, 3, 5 and part of Ward 4.
- Nhieu Loc ward
- Former Wards 9, 11, 12 and 14.
District 3 homes and what they need
District 3 is one of the city's long-established residential areas: villas built decades ago behind leafy streets, tall townhouses down deep alleys and along the main roads, and a handful of luxury apartment projects in between. Each has its own materials and rhythms, so we plan every home individually.
- Older villas
- High ceilings, large windows, timber or encaustic-tile floors, wooden staircases and plenty of solid-wood furniture. We survey first and send a team sized for the job.
- Tall townhouses
- Narrow frontages, steep stairs, roof terraces and street-facing balconies; railings, front glazing and front-room curtains gather road dust quickly.
- Serenity Sky Villas — 259 Dien Bien Phu
- 45 sky villas, each with its own pool, now in Xuan Hoa ward. Expect stone floors, large glazing, tall curtains and several aircon units per home.
Caring for older villas: wood, stone, high ceilings and curtains
Timber is wiped with a well-wrung damp cloth and a neutral cleaner, then dried at once — never flooded, sanded or refinished. Encaustic tiles and marble react to acidic cleaners, so we match products to each surface; floors that are dull, scratched or stained are better served by our stone-polishing service after a survey and test patch.
Cobwebs, cornices, ceiling fans and lampshades are cleaned within safe reach using extension tools and suitable ladders; elaborate chandeliers or anything beyond safe reach is discussed with you first. Long, heavy curtains can be taken down, cleaned and re-hung (100,000 VND per visit), with hooks and tracks checked beforehand. Antiques, artwork and altars are only handled on your specific instructions — otherwise they are left in place and protected.

- Deep clean 8,000,000 VND; two cassettes and five wall units: 2,360,000 VND; 45 m² of curtains with take-down and re-hang: 1,900,000 VND.
- Regular Up Home care
- 130,000 VND per hour, 3-hour minimum — from 390,000 VND per visit.
Alleys, parking and building access
Many District 3 townhouses sit down narrow alleys or on busy streets, so let us know when booking how wide the alley is and where a motorbike with equipment can park. For villas with security or housekeeping staff, we send the specialist's name and photo ahead; apartment buildings usually ask non-residents to register at reception.
We work 07:00 to 20:00, seven days a week. We don't promise travel times, but we schedule with a buffer to keep to your appointment, and larger villas can be split across two sessions to fit around your household.
