Pest control in District 2 — garden villas and riverside apartments

On 1 July 2025 the city replaced its districts with wards. Under Resolution 1685/NQ-UBTVQH15, District 2 became An Khanh, Binh Trung and Cat Lai, with the old An Phu area divided between the first two. The name District 2 lives on in leases and everyday speech, so the project or street name is all we need.

Our office is in An Khanh itself, at 72 Nguyen Co Thach in the Sala urban area. Surveys are taken in all three wards between 07:00 and 20:00 every day; the time is fixed once we have scheduled the technicians.

An Khanh ward

Thao Dien, Thu Thiem, An Loi Dong, the old An Khanh and part of An Phu: the garden villas of Nguyen Van Huong and Quoc Huong, Thao Dien's gated compounds, Saroma and SariTown in Sala, and apartments at Masteri Thao Dien, Xi Riverview Palace, Empire City and The Metropole Thu Thiem.

Binh Trung ward

East of Mai Chi Tho and Song Hanh: the old Binh Trung Tay and Binh Trung Dong wards and part of An Phu, with Lakeview City, Palm City, the SOHO townhouses of The Global City, Estella Heights and the riverside apartments of Diamond Island.

Cat Lai ward

The old Cat Lai and Thanh My Loi wards, alongside the river: the Feliz en Vista and Vista Verde apartments, and neighbourhoods of townhouses and garden homes.

Thao Dien is a neighbourhood of villas with lawns, mature trees, pools and timber walkways. Tuoi Tre (June 2025) describes Thao Dien, Quoc Huong and Nguyen Van Huong streets as low-lying with old drainage: when a high tide meets heavy rain, water on the road can stand 0.15–0.3 m deep for one to two hours. Afterwards plant saucers, gutters and things left in the yard still hold water, and they are the first places to clear to keep mosquitoes down.

The climate does the rest. The Ho Chi Minh City government portal puts the rainy season from May to November and average relative humidity at about 79.5%; hot, humid weather with frequent rain is when insects multiply fastest, most visibly in garden villas and homes near the river.

Apartments need watching too: kitchen cabinets, the space under the sink and service shafts draw cockroaches and ants. Many rental apartments in Thao Dien and An Phu come furnished, so used wooden furniture, mattresses and sofas are worth inspecting before they come in, above all at a change of tenant.

Spraying is not always the answer. After walking the house and garden, UpClean's technicians weigh up the pest, its severity and how the house is built, then put the chosen method in writing for you to approve.

Mosquitoes in gardens and by ponds

Space spraying, generally kept for lawns and shrubs, together with removing standing water.

Ants in the kitchen

The ants on the worktop are workers; the nest is usually hidden in a wall gap, a plant pot or under paving. Bait on their trails is carried back to it, so less spraying is needed where you live. Expect more ants round the bait while it works, and please do not wipe them away.

Cockroaches

Under the sink, the kitchen cabinets and the service shafts are the focus. Bait suits them: little odour, little disruption, but it takes time and must be left in place.

Rodents

The technicians find the way in, set traps and bait stations, and show you how to seal gaps at air vents, drain openings and around waste pipes.

Bed bugs and fleas

Bedrooms, mattresses and sofas are examined closely; treatment is usually combined with laundering the fabrics.

Woodworm

For doors, floors and furniture with small holes and fine wood dust. Mud tubes or winged termites mean termites; see our Termite control in District 2 page.

The survey takes in house and grounds: lawn, shrubs, pond, gutters. Toys and pet bowls are gathered from the yard and terrace furniture is covered; bait-station positions in the garden go into the Up Report, so whoever mows and prunes knows what to avoid.

Work is timed to the building's rules; the apartment door stays shut during treatment and the shared corridor is kept clean.

Shop below, home above: both are surveyed together and treated outside opening hours. A business that needs steady results can choose a scheduled pest-management plan.

There is no price list, and we would rather not name a figure before seeing the home: an apartment with ants in the kitchen and a villa needing mosquitoes treated across the grounds and rodents dealt with in the ceiling are not comparable jobs. After the free survey, the written all-inclusive quote sets out the method, the follow-up visits, the re-entry time — how long to stay out of a treated area — and the warranty terms; once you approve it, any change needs your agreement in writing.

• Pest and severity: ants in the kitchen only, or mosquitoes, rodents and cockroaches in several areas.
• One-off treatment or a scheduled plan; for a shophouse or office, during opening hours or after closing.
• The home: apartment, townhouse or villa; garden area; a pond or basement; how much covering and cleaning follows.
• Warranty: period and scope depend on the method and are written into the quote.

Before the visit you receive a written note of the areas to be treated, the products to be used and how long to keep away. The products are all on the list permitted in Vietnam and are used as directed; the rest is preparation on both sides:

• Toys, feeding bottles and children's things: gather them into a room that is not being treated; your Up specialist helps with covering.
• Small children, pregnant women and elderly grandparents: stay elsewhere until the re-entry time you were given has passed.
• Dogs, cats and pet birds: move them to another room or have them looked after elsewhere for the period stated; bring outdoor food bowls inside.
• Aquarium: cover the top completely, and ask the UpClean technician whether the air pump should be switched off for a while.
• Gardener and housekeeper: tell them the date and which spots are not to be wiped, washed or moved after treatment.
• Anyone with asthma, allergies or under treatment for a respiratory illness: tell us when you book.

Enquiries, quotes, booking confirmations and the Up Report can all be in English. For an English speaker at the house, add a note when you book; if we cannot arrange one, we say so in advance and support you by phone or message.

Registering the visit

We send your Up specialist's name and photo and our technicians' details in advance. A compound's gate office tells the team where to park and which way to go; for apartments we deal with contractor registration at building management ourselves.

If you are away

You need not be at home. Leave a key with building management, reception or family: only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we recommend a temporary code; the walk-through can be done by video call.

Payment

After the walk-through, by bank transfer or cash. Larger jobs may need a deposit, stated in the quote. VAT invoices are issued on request by Uptech Technology Solution Company Limited, for individuals and companies.

Follow-up visits keep to the schedule in the quote, and we remind you before each one. In between, these habits suit a garden home on low ground:

• Each week, empty plant saucers and anything left in the yard; clear the gutters after heavy rain.
• Keep food, for people and pets, in sealed containers, use a lidded bin, wipe the sink dry each evening and have leaks repaired early: cockroaches like damp places.
• If pests return, photograph them and message us rather than spraying yourself; home spraying can scatter them and make the source harder to trace.
