Termite control in District 2: three new wards, close to our office
Resolution 1685/NQ-UBTVQH15 reorganised the former District 2 into three wards — An Khanh, Binh Trung and Cat Lai — from 1 July 2025. The old An Phu ward was divided between An Khanh and Binh Trung, so for developments around Song Hanh and Mai Chi Tho just tell us the project name and we will match the address.
We work from 72 Nguyen Co Thach in Sala, so An Khanh, Binh Trung and Cat Lai are all on our regular route, 07:00–20:00 every day; the survey time with our licensed partner is confirmed when you book.
- An Khanh ward
- Formed from Thu Thiem, An Loi Dong, Thao Dien, the old An Khanh and part of An Phu. Garden villas along Nguyen Van Huong and Quoc Huong; Sala with its Saroma villas and apartment neighbourhoods; Empire City, The Metropole Thu Thiem and Masteri Thao Dien.
- Binh Trung ward
- East of Mai Chi Tho and Song Hanh, formed from Binh Trung Dong, Binh Trung Tay and part of An Phu. Townhouse and terraced-villa estates such as Lakeview City, Palm City and The Global City, plus the riverside apartments of Diamond Island.
- Cat Lai ward
- The former Thanh My Loi and Cat Lai, right by the river: Vista Verde and Feliz en Vista apartments, plus townhouse and garden-home neighbourhoods.
Garden villas on low riverside land: why termites worry Thao Dien homeowners
Thao Dien is the city's best-known garden-villa neighbourhood, home to nearly 6,000 foreign residents of 102 nationalities according to Tuoi Tre (2020). Houses here typically have lawns, mature trees, timber pool decks, pergolas, fences and boardwalks — lovely to look at, but an unbroken food chain for termites wherever timber meets damp soil.
Terrain is the second factor. According to Tuoi Tre (June 2025), Quoc Huong, Nguyen Van Huong and Thao Dien streets sit on low ground with ageing drainage; when heavy rain coincides with a high tide, water can stand 0.15–0.3 m deep for one to two hours. Yards, boundary-wall footings, garages and basements in many villas are therefore often damp.
University of Florida (UF/IFAS) material describes the Asian subterranean termite as needing moist soil, foraging through mud tubes and able to set up secondary nests inside a building's structure. In garden villas, termites often travel from tree stumps and garden timber into the base of the walls, then up through door frames and built-in wardrobes to the floors above. In riverside high-rises in Thu Thiem or on Diamond Island, the points to watch are damp from service shafts and bathrooms, and timber furniture brought in from elsewhere.
- Pool decks and garden boardwalks: soft boards with soil stuck to the underside.
- Pergolas and timber fences: crumbling post bases, mud tubes climbing from the soil.
- Old tree stumps and planters against the house: a nest may sit right beneath.
- Door frames and ground-floor built-in wardrobes next to the garden: bubbling paint, a hollow sound when tapped.
- Riverside apartments in Thu Thiem or on Diamond Island: wardrobe doors softening beside the bathroom, soil trails hidden behind panelling.

How villas, townhouses and apartments are treated
After walking the whole house and garden, the licensed operator weighs up spot treatment, baiting, soil treatment or bait stations around the property — or a combination. What we prepare depends on the type of home:
- Garden villas in Thao Dien

What does termite control cost in District 2? What shapes the quote
Costs vary widely: an apartment with a few mud tubes behind the kitchen cabinets is a very different job from a villa that needs its whole garden protected. That is why we always survey with the licensed operator first, free of charge, then send a fixed written quote setting out the method, treated areas, re-entry times, number of follow-up visits and warranty terms. Any change needs your written approval.

Estates, apartment towers and gated villas: access and preparation
Most estates and apartment buildings in District 2 have a management office, and many require contractors to register, declare the equipment and products brought in, and keep to set working hours. We send your Up specialist's name and photo and the treatment operator's details in advance, for you to pass to building management or estate security.
- Tell us the project, block and unit or house number, and any working-hours rules.
- Let your gardener and housekeeper know the date, so watering in treated areas can pause as instructed.
- Put food, dishes, children's toys and outdoor pet bowls away in closed storage.
- Keep children, dogs and cats indoors and off the lawn and decking for the re-entry time the operator specifies.
- Don't move bait stations or monitors when mowing or pruning — their positions are in your Up Report.

Keeping termites away, and how to book

For garden homes on low riverside land, how the garden is kept makes a direct difference to long-term results: leave a gap between beds or mulch and the house walls, dig out old stumps, replace rotten timber in pergolas, fences and decking, keep firewood and cardboard away from walls and the garage, clear garden drains before the rains, and dim garden and pool lights in the evening at the start of the rainy season, as winged termites follow the light. If the villa next door has just been treated, it is worth having your own property surveyed too — termites don't stop at the fence.
