What is Nha Be today?
Under clause 134 of Resolution 1685/NQ-UBTVQH15, Nha Be town and the communes of Phu Xuan, Phuoc Kien and Phuoc Loc were merged on 1 July 2025 into Nha Be commune — a commune, not a ward. Hiep Phuoc, together with Nhon Duc and Long Thoi, became a separate commune under clause 135.
Because Phuoc Kien was merged whole, every project formerly addressed as Phuoc Kien, Nha Be District is now in Nha Be commune. Documents issued before the change remain valid, so either address works when you book.

- Nine South Estates
- About 12.9 ha on Nguyen Huu Tho with 381 homes — 355 garden villas and 26 riverside villas — completed in 2017. Large floor plans, private gardens, many en-suite bedrooms.
- Saigon South Residences
- Six towers with around 1,840 apartments beside Phu My Hung's Canh Doi area. Larger units typically have an aircon in every bedroom and wide balcony glazing.

What a villa clean involves
Villas mean large floor areas over several levels, double-height living rooms with tall glazing, natural stone in the hall and on the stairs, solid wood, ceiling cassettes in the living spaces and wall units in each bedroom. That is why we always start with a survey rather than simply turning up.
The checklist is then split by floor and by task: indoor deep clean, aircon, curtains, glass, sofas, rugs and the terraces. You can have it all done in one day by a larger team, or spread across visits so family life carries on.
- Stone floors cleaned with products suited to each stone; honing or polishing quoted separately after a test patch
- Tall curtains taken down, washed and re-hung at the per-m² rate
- Sliding garden doors and glass balustrades cleaned both sides, tracks included
- Ceiling cassettes: panels off, coils, drain trays and drain lines cleaned
- Verandas, terraces and balconies swept and washed, light moss removed
Living by the river: humidity and the rainy season
Nha Be is laced with rivers and canals, and many villas have gardens and water features within the grounds. According to Ho Chi Minh City climate data published on the Government portal, the rainy season runs from May to November, with average relative humidity of 79.5% across the year and around 80% in the wet months. There are no separate readings for riverside areas, but owners here often notice musty fabrics and mould spots in hidden corners sooner.
We recommend a deep clean and fabric wash at the end of the dry season, and your specialist will note any damp spots in the Up Report. On days of very heavy rain some roads are slower, so we will contact you to adjust the time if the weather turns.

Working with compound security and building management
In many gated compounds, non-residents are asked to register with security, show ID and follow parking rules; in apartment towers, moving equipment in the lifts usually needs to be arranged with reception or management. We send each specialist's name and photo ahead of every booking and bring out everything we bring in.
