Which ward is Thu Thiem Zeit River in?
VnExpress places the project on lot 3-11 in functional zone 3 of the Thu Thiem new urban area, at Nguyen Co Thach and Tran Bach Dang. Clause 78 of Resolution 1685/NQ-UBTVQH15 merged the entire former Thu Thiem ward into the new An Khanh ward from 1 July 2025, so Zeit River is in An Khanh. In August 2026 VnExpress reported that the project is on Ho Chi Minh City's list of housing that foreign buyers may own.

Cleaning a fully fitted handover
Tuoi Tre reported in August 2023 that units are handed over with Italian Friul Intagli kitchen cabinetry, Häfele and Bosch appliances, LG fridges, ceiling-mounted aircon and a Kocom smart-home system; VnExpress mentions large Low-E glazing. A move-in clean here is less about scraping mortar and more about lifting leftover construction dust from cupboards, door tracks and appliance gaps without marking new surfaces. We wipe smart-home panels dry or barely damp, never spraying them, and we don't change system settings. Any visible marks are photographed for your reference — this isn't a technical inspection.
Why cassette aircon needs a specialist
VnExpress (June 2023) describes a multi-split system with one-way ceiling cassettes. Filters are easy to remove, but the coil, blower and drain pan above the ceiling need ladders, drip sheets and wash equipment. Dirty pans cause musty smells and drips around the grille. We clean the filter, coil, fan and pan, check the drain and measure gas pressure free. 550,000 VND per unit; 10% off from the 3rd in one visit; 90-day guarantee against leaks, unusual noise or reduced cooling caused by the clean. With multi systems several indoor units may share one outdoor unit — whether we can clean it depends on safe access, confirmed at survey.

Access and independence
Buildings with smart security and lifts usually want visitors registered ahead and may set hours or a lift for equipment. Those rules belong to management and can change; we follow what you or they advise. Time waiting at reception after arriving on time isn't counted as late. We work 07:00–20:00 daily.
