Which ward is Tropic Garden in?
Novaland's project information places Tropic Garden in Thao Dien ward, District 2, beside the Saigon River. Clause 78, Article 1 of Resolution 1685/NQ-UBTVQH15 merged all of Thao Dien into the new An Khanh ward from 1 July 2025. Because Thao Dien was not split, every Tropic Garden block is in An Khanh ward. When booking, block, floor and unit number are all we need.
The development, per its developer
Novaland presented Tropic Garden as offering moderately sized apartments; at the 2013 show-flat launch it quoted sizes of 76, 88, 112 and 134 m². The project was built in phases: block C1 was handed over in April 2014, C2 was scheduled for mid-2015, and further blocks followed. Facilities listed include a pool, gym, jogging track, garden café and outdoor barbecue area. Novaland also highlighted nearby international schools and a mix of expatriate and Vietnamese residents. Since blocks were handed over years apart, wear varies — we always ask which block you are in.
Garden and river living: keeping damp in check
The greenery and river frontage are Tropic Garden's appeal, but they also make the air indoors more humid in the rainy season. Moisture settles into mattresses, bedding and curtains, encouraging dust mites and mould, and the washing machine on a shaded laundry balcony is usually the first source of odour residents notice.
We treat each source rather than masking smells: removing the drum to clean behind it where detergent residue and biofilm build up; wash-extracting mattresses with optional intensive dust-mite treatment; and working carefully along curtain hems and the sections closest to the glass where condensation gathers.
Between visits: leave the washing machine door open and dry the rubber seal; use the aircon's dry mode on long wet spells; air or flip mattresses and use washable protectors; don't leave wet laundry in the drum overnight; dry door tracks after driving rain.
Fitting around the school day
Many Thao Dien households revolve around school runs, so we suggest booking while the children are at school, giving soft furnishings time to dry. Children's rooms come first: mattress, pillows, play mat, blackout curtains and bedroom aircon. If you have a live-in helper, we handle the jobs that need specialist tools — mattresses, washing-machine drums, aircon, curtains — so daily housekeeping carries on as usual. A simple rhythm: bedding and bedroom aircon at the start of the school year, washing machine and curtains at the end of the rains, all aircon before the hot season, and Up Home weekly or fortnightly in between.

Access in a multi-block development
In multi-block developments, contractor formalities are often handled at each block's lobby or a central management office, sometimes with advance registration and a designated lift for equipment. We follow what you or management tell us at booking. Specialists are identity-checked and trained to the Up Standard; you receive their name and photo beforehand, and waiting for formalities after arriving on time isn't counted as lateness. Hours are 07:00–20:00 daily.
