Where Thao Dien is today, and which homes we visit
Thao Dien lies beside the Saigon River and used to be a ward of District 2. The city stopped using districts on 1 July 2025; under Resolution 1685/NQ-UBTVQH15 Thao Dien joined the new An Khanh ward (a ward is the local administrative unit). We take an address written either way.
Our office at 72 Nguyen Co Thach, in Sala, is in the same ward. Visits in Thao Dien are booked from 7:00 AM to 8:00 PM, seven days a week, along Nguyen Van Huong, Quoc Huong, Xuan Thuy and Thao Dien streets.
- Riverside villas and compound houses

Why Thao Dien homes hold on to damp smells
A smell here usually begins with damp. The city government portal puts the rainy season from May to November, with average relative humidity of 79.5%, around 80% in the wet months; among trees and beside the water it is easy to feel.
The ground adds to it. Tuoi Tre newspaper reported in June 2025 that Thao Dien, Nguyen Van Huong and Quoc Huong streets sit on low land with old drains: when heavy rain meets a high tide, the road can lie under 0.15–0.3 m of water for an hour or two. Yards and garages stay damp for months, and indoors the moisture settles here:
- Ground-floor bedrooms, guest rooms and storerooms, shut for days at a time.

Villas and compound houses: what is disinfected, floor by floor
A Thao Dien villa spreads over several floors, with stone underfoot and doors that open straight onto the garden; many households have small children and pets. The need differs from room to room, so we survey first and name each area in the quote.
Disinfection starts only when a surface is clean. The product is sprayed onto floors and bathroom walls, or wiped onto wood and anything near electrical equipment, and left for the contact time on its label. Worktops and children's things are then wiped with clean water.
- Ground floor and garden doors
- The floor is cleaned of soil, then disinfected, because this is where children and pets come and go. Damp or mould-spotted wall bases are noted in the Up Report, the photo record sent after every visit; waterproofing is a job for a specialist trade.
- Guest rooms
- Aired and disinfected, with the wardrobe and bathroom checked for odour, before relatives arrive from abroad.
- Stone and pets
- Nothing acidic or strongly chlorinated is used on marble. Pet urine on rugs, sofas and grout is cleaned with a solution for organic stains; urine that soaked into foam long ago may only fade, and this item is quoted after a survey.
Apartment towers: where the smell sits in each building

- Masteri Thao Dien
- Compact apartments beside the metro line, many rented out. An open kitchen, a small bathroom with little ventilation and a loggia holding the washing machine let cooking smells and moisture work into the sofa and wardrobes.
- Thao Dien Pearl
- Two towers with the river on three sides, many apartments lived in for over ten years. River air carries moisture into wardrobes and fabric sofas in rooms kept shut; we look first at the bathroom floor drain and at wardrobe corners on an outside wall.
- Gateway Thao Dien and The Nassim
- Gateway has windows 2.4–2.7 m high, so a lot of curtain holds a damp smell; that is a job for our curtain cleaning service. The Nassim has marble floors, which take only a neutral solution.
What disinfection and odour removal cost in Thao Dien
A visit is the sum of the items you choose at their listed prices. Three minimum charges apply: 1,200,000 VND for spraying, 300,000 VND for a sofa, 800,000 VND for the visit as a whole. The floor areas below are assumptions. Your figure comes in a written all-inclusive quote, and nothing is added unless you approve it.

What this service is not: sterilising, fumigation, pest control
What we offer as standard is surface disinfection: we clean, then spray or wipe with permitted products at the manufacturer's dose. We put no number on germs killed and claim no medical benefit.
- Sterilisation
- The removal of every micro-organism, spores included, by hospital or laboratory procedures. It is not used in living spaces and we do not offer it.
- Fumigation
- A gas or vapour used in a sealed space, which calls for a specialised operator. Fumigation is available through a licensed partner after a survey. The partner's written plan sets out the sealing, when people and pets must leave, the ventilation time and the hour of re-entry; in an apartment building the date is agreed with building management beforehand.
- Pests, pipes and health orders
- Insects and rodents belong to our pest control service, carried out by UpClean's own pest-control technicians. A smell from a trap, a waste pipe or a damp wall is named so that you can call the right trade. If the health authorities instruct disinfection for disease control, follow their guidance and their designated provider.
For international residents: tenancy changes, English, keys and booking
Tuoi Tre newspaper counted nearly 6,000 foreign residents of 102 nationalities in Thao Dien in 2020. Most homes rented to them come furnished, so the sofa and wardrobes pass from one household to the next, and a house may stand closed between two leases. Book this service after the home has been cleaned and before anyone moves in.
- In English
- Enquiries, quotes, booking confirmations and the Up Report can all be in English. For a specialist who speaks English in your home, note it when you book; if we cannot arrange one, we say so in advance and support the visit by phone or message.
- Registration and keys
- Many buildings ask residents to register outside staff; you receive your specialist's name and photo beforehand. If you are away, a key can be left with building management or family, and the walk-through, our final check of the work, can be by video call.
- On the day
- Food goes into cupboards and the fish tank is covered. Small children, older relatives, anyone with a breathing condition and pets stay in another part of the house until it has aired.
- Booking and payment
- Message WhatsApp or Zalo on 0968 726 135; a visit to find the source of a smell is free. You pay after the walk-through, and anything within the agreed scope that falls short is redone free of charge within 48 hours of the Up Report.
