Phu My Hung on the map: Tan My and Tan Hung wards
Phu My Hung covers 433 hectares in the south of Ho Chi Minh City, in what was District 7, along Ton Dat Tien, Nguyen Luong Bang and Nguyen Van Linh. Districts ceased to operate on 1 July 2025, and Resolution 1685/NQ-UBTVQH15 placed the area in two new wards, the city's local administrative units: Tan My and Tan Hung.
Both wards are on our regular schedule, 7:00 AM to 8:00 PM every day. A title deed or lease that shows the old ward is no obstacle; the name of the development or the street is enough.

Low ground, greenery and age: where smells come from here
The south of the city was marshland a little over thirty years ago and is still low-lying and affected by high tides. Nguoi Do Thi magazine (2023) credits Phu My Hung's planning for the fact that it seldom floods: tide gates, a building density below 30% and about 8.9 m² of greenery per resident. Trees and water also hold moisture, so in the rainy season, May to November, curtains, fabric sofas and mattresses dry slowly and wardrobes turn musty.
Age is the other cause. The area was built in stages: Sky Garden 3 was scheduled for handover from 2010, Happy Valley was handed over in 2015, Riverpark Premier was planned for the end of 2018 and The Peak at Midtown followed from late 2021. After ten or fifteen years, grease and scale sit where daily cleaning does not reach:

Older apartments: Sky Garden and Happy Valley
In Sky Garden a typical apartment is 56–106 m², with the living room, dining table and kitchen in one space and a bedroom beside the loggia where laundry dries, so cooking smells and moisture travel through the whole home. Happy Valley sits between a golf course, a landscaped river and a park, and damp from the water and lawns slows the drying of fabrics.

- Urine scale under the rim, round the base and in the grout beside it is the usual cause; a deodoriser block hides it briefly. The scale is removed, along with residue at the floor-drain cover, and the room is deodorised. A dry trap, a loose seal or the waste pipe is reported so that you can call a plumber.
- A kitchen cooked in for years
- Deodorising works once the range-hood filter, the sink waste and the bin are clean, so book it with a deep clean.
- Shoe cabinets and wardrobes
- Emptied as agreed, then vacuumed, wiped, treated for mustiness and dried before the contents return.

- Vacuumed, spot-treated and deodorised where they stand; a smell that has sunk in deep calls for sofa cleaning.
Family apartments and villas: what gets disinfected
Scenic Valley was marketed to families of several generations who want to live close together, and Riverpark Premier is mostly three-bedroom apartments of 112–132 m². When grandparents, parents and small children share a home, disinfection is usually wanted after someone has recovered from an illness, or before a baby or a grandparent moves in. Every surface is cleaned first; the product then stays on it for the contact time on the label, because wiping it dry too soon weakens it.

- Switches, door handles, bedheads and the floor where children play; toilet, basin, taps and shower screen. Toys and feeding bottles are put away before spraying, and the dining table and worktops are wiped again with clean water.

- Finishes described as imported from Europe: a hidden spot is tested first, nothing acidic goes on natural stone, and electronics get a well-wrung damp cloth.
- Villas in My Kim, My Thai and Nam Vien
- Guest rooms and ground-floor bedrooms, closed for days, are aired and disinfected. In a living room that opens onto the garden the floor is cleaned and disinfected, and pet urine on rugs, sofas and grout is treated with a solution for organic stains; old urine in foam may only fade.
What it costs in Phu My Hung, with four worked examples
Items are added up at their listed rates. Spraying is never below 1,200,000 VND, sofa odour removal never below 300,000 VND, and a visit never below 800,000 VND. The floor areas are invented for illustration. You receive the all-inclusive quote in writing before the visit, and it changes only with your written agreement.

Outside this service: sterilising, fumigation, pests
Our standard service is surface disinfection: cleaning first, then permitted products for the correct contact time. Sterilisation belongs to hospitals and laboratories and is not something we do, and we state no kill rate.
Fumigation treats a sealed space with gas or vapour and is the work of a specialised operator. Fumigation is available through a licensed partner after a survey. The partner draws up a written plan covering sealing, when people and pets leave, how long the home is ventilated and when it may be re-entered; in an apartment the date needs the building management's agreement first.
- Termites, cockroaches, mosquitoes, ants and rodents: our pest control service, carried out by UpClean's own pest-control technicians.
- Disinfection ordered for disease control: follow the health authorities and the provider they designate.
- Pipes and waterproofing: not repaired by us; the cause is written down so that you can call the right trade.
International residents: language, building rules and the day itself
Phu My Hung has a large international community, with Japanese, Taipei, Korean and Canadian schools inside it, and many homes are let furnished. Enquiries, quotes, booking confirmations and the Up Report, the photo record sent after each visit, can all be in English. If you would like an Up specialist (the UpClean staff member who does the work) who speaks English in your home, note it when booking; when we cannot arrange that, we tell you in advance and help by phone or message.
- Building rules: towers here usually want outside staff registered by the resident, ID checked in the lobby and a service lift used within set hours. We send the specialist's name and photo ahead.
- On the day: food is put away, the fish tank covered, electronics shielded. Older relatives, small children, anyone with a respiratory illness and pets wait in another room while the home is sprayed and aired; you need not leave.
- Away from home: leave a key with building management or a representative. The walk-through, our closing check with you, can be by video call.
