Industrial-grade cleaning in District 2 — Thu Thiem, Sala, Thao Dien

Under Resolution 1685/NQ-UBTVQH15 the city replaced its districts with wards, smaller local units, on 1 July 2025, and District 2 became An Khanh, Binh Trung and Cat Lai. Title deeds, leases and other papers issued earlier still carry the old address and remain valid, so use whichever form of address is easiest.

Our office is at 72 Nguyen Co Thach in Sala, inside An Khanh ward, so teams and machines reach sites in An Khanh and Binh Trung easily, including jobs split over consecutive sessions between 07:00 and 20:00.

An Khanh ward — regular

Binh Trung ward — regular

Binh Trung Dong, Binh Trung Tay and part of An Phu: The Global City, where the SOHO townhouses have been handed over, Diamond Island, Lakeview City, Palm City and Estella Heights.

Cat Lai ward — by arrangement

The former District 2 is one of the few parts of the city where building work still runs alongside daily life. Thao Dien and An Phu are settled, while developments keep taking shape in Thu Thiem, Sala and The Global City, and each handover calls for a large clean before the space is used.

Dust from a neighbouring site is very fine. It gets through door gaps and settles on floors, glass and sliding-door tracks, even in finished homes; in the rainy season, May to November, damp and driving rain fix it in streaks on shopfront glass and railings. Over a large area, cleaning by hand rarely gives an even result, and a team with a floor scrubber and commercial vacuums does better:

• An apartment or townhouse just handed over in Thu Thiem, Sala or The Global City.
• An interior just fitted out, before the sofa, mattresses and curtains arrive.
• A shophouse or showroom about to open, or premises going to a new tenant.
• A Thao Dien villa empty between leases; a small office in Thu Thiem or An Phu before Tết, after repairs or on moving.

The word “industrial” suggests factories, which UpClean serves separately through its Factory cleaning page. Newly handed-over apartment

Fine dust on ceilings, walls and door tracks; protective film and tape left on glass and appliances. The team vacuums dry first and wipes wet afterwards, so that dust does not dissolve into a grey film. An apartment is usually finished within the day.

Villas in Thao Dien and Saroma

Large floor areas over several storeys, staircases, natural stone and wide panes of glass. The work can be split into sessions so that the household is not disrupted, with pads and solutions chosen for each stone, timber or tile.

Shophouses in Sala, Thu Thiem and The Global City

A trading ground floor with shopfront glass, sometimes with a home above. Both go into one plan, and the customer area is finished before opening time or on a closing day.

Showrooms

Glass cabinets, shelves, counters and display lighting are cleaned as you direct. Products move only with your agreement and return to the position photographed beforehand.

Small offices

Work areas, meeting rooms, pantry, washrooms and glass partitions, outside peak hours. Documents are not moved and drawers are not opened; restricted areas are agreed in advance.

There is no single price list, because two sites are seldom alike: an apartment just handed over in Thu Thiem and a villa lived in for years in Thao Dien may share a floor area and differ widely in workload. Area and layout

Floor area, storeys, rooms and staircases, with balconies, roof terraces and entrances.

Condition

Construction dust, paint, adhesive and cement; time standing empty; grease and limescale in the kitchen and bathrooms.

Surface materials

Stone, timber, tile, glass and stainless steel each need their own pads, tools and solutions, which changes the time and the team.

Glass and high positions

The number and size of panes. Exterior glass is cleaned only where it can be reached safely; anything needing work-at-height equipment is listed separately.

Hours and building rules

Outside business hours, over several sessions, or within the working hours that building management sets.

Combined services

Aircon, sofa, mattress, curtain or carpet cleaning and stone floor polishing can share the booking, each at its own price.

An industrial-grade clean brings a whole team and its machines into the building, so many management offices treat it like contractor work: a registered list of staff, identity papers at the lobby, the service lift for equipment and work only in permitted hours. Some also ask for a works deposit, returned when no damage has been caused.

We ask about the rules once we have the development name and unit number, and send the specialists' names and photos ahead for registration. Lobby formalities after an on-time arrival do not count as lateness.

• Dirty water from the scrubber is vacuumed up and taken away, never discharged into a corridor or lobby; waste goes to the building's collection point.
• At shophouses and low-rise townhouses the machines stay within your own premises, leaving shared walkways clear.
• In a development still being handed over, UpClean works independently, to your instructions and within management's rules for works.

All three are thorough; they differ in purpose and in how they are organised. Your Up specialist will advise at the survey.

Industrial-grade cleaning

A larger team with machines, for villas, shophouses, showrooms, offices, large apartments and empty homes. Quoted all-inclusive after a survey.

Post-construction cleaning

A separate process for cement dust, paint, adhesive and silicone after building work or a fit-out; right for a home just handed over. It has a listed starting price.

Deep cleaning

For a home that is lived in, at a listed rate per square metre; it suits apartments and townhouses refreshed every few months.

More than one

They go into one quote and one visit, to disturb the household or the business as little as possible.

This service is for homes and mid-sized business premises, where each piece of furniture and each surface has its own value to the owner.

Team lead

One person on every job controls progress area by area, top to bottom and inside out, to the Up Standard, UpClean's working standard.

Property protected

Shoe covers on, furniture and electronics covered, positions photographed first and everything put back.

Up Report

Before-and-after photos of each area and the list of work done, by WhatsApp or Zalo.

Redo and punctuality

An item that falls short is redone free within 48 hours of the Up Report; more than 15 minutes late means 10% off that visit's invoice.

• New home: after every trade has finished and before sofa, mattresses and curtains go in; further work means new dust and another clean.
• Shophouse or showroom: before opening day, leaving time for floors to dry and products to be displayed again.
• Small office or commercial townhouse: quarterly, on top of the daily cleaning.
• Rental villa: between leases, before handover to the new tenant; any home before Tết or an important visit.

Enquiries, quotes, booking confirmations and the Up Report can all be in English. If you would like an English-speaking specialist on site, note it when you book; if we cannot arrange one, we tell you in advance and support you by phone or message.

If you are away

Leave the key with building management or someone you authorise: only the assigned specialist handles it, the times are recorded and keys are never copied. The walk-through can be done by video call.
