District 2 today: three new wards, all on our regular schedule
Since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, the former District 2 has been reorganised into three wards: An Khanh, Binh Trung and Cat Lai. The old An Phu ward was split between An Khanh and Binh Trung, so the same road can now carry two different ward names. Just give us your development or street address and we will match it to the new boundaries.
Our office is at 72 Nguyen Co Thach in Sala, An Khanh ward. All three wards of the former District 2 are part of our regular schedule, from 07:00 to 20:00 every day, including evenings and weekends where building rules allow.
- An Khanh ward
- Formed from Thu Thiem, An Loi Dong, Thao Dien, the old An Khanh ward and part of An Phu — home to the largest expanses of glass on the east side: Empire City, The Metropole Thu Thiem, the Sala neighbourhoods, Masteri Thao Dien, Xi Riverview Palace and the riverside villas of Thao Dien.
- Binh Trung ward
- Formed from Binh Trung Dong, Binh Trung Tay and the rest of the old An Phu: Diamond Island and Estella Heights apartments, plus townhouses and villas at The Global City, Lakeview City and Palm City.
- Cat Lai ward
- The former Thanh My Loi and Cat Lai, with Vista Verde, Feliz en Vista and many townhouse and terraced-villa compounds.
Full-height glass, river sun and building dust: what District 2 curtains go through
Most premium apartments in Thu Thiem, Sala and along Mai Chi Tho are designed with floor-to-ceiling glass to take in the Saigon River and the District 1 skyline. The wider the glass, the longer the curtain and the harder it works: the outer blackout layer takes the afternoon sun head-on, while the inner sheer filters light and catches fine dust every time the balcony door opens. After a dry season, white sheers often turn ivory, and the edge nearest the glass becomes drier and more brittle than the rest.
The rainy season runs from May to November, and average relative humidity is around 79.5% a year, according to the Ho Chi Minh City government portal. In homes right by the water, such as Thao Dien villas or low floors along the Thu Thiem bank, damp settles into the pleats of heavy curtains — especially when the doors stay shut, the air-conditioning runs and the curtains are rarely drawn back to air.
The east side is also still being built: Sala broke ground on its Sarene project on 13 January 2026, and parts of The Global City are still being completed. Cement and road dust settle on the outward-facing side of the curtain as a grey film that is hard to notice — until you hold it up against a new one.
- Sheers on west-facing glass turning ivory, especially along the edge nearest the window.
- A haze of dust in the sunlight whenever the living-room curtains are drawn.
- A damp smell in the pleats of heavy curtains after weeks of rain.
- Water marks along the hem at doors leading to the pool or garden.
- Fine cracks appearing in the coating of bedroom blackouts.

Thao Dien villas, Sala apartments, Thu Thiem penthouses: each home has its own curtains
Thao Dien is home to nearly 6,000 foreign residents of 102 nationalities, according to Tuoi Tre in 2020. Many families here choose linen, textured weaves or imported made-to-measure curtains — beautiful fabrics, but sensitive to water and heat. Newer developments often come with motorised tracks and double-layer curtains recessed into the ceiling.
- Riverside villas in Thao Dien
- High-ceilinged living rooms with curtains falling from ceiling to floor, sometimes across two storeys. Your specialist reviews photos and mounting heights to bring the right ladder and safety equipment, and proceeds only once you have agreed the approach.
- Apartments in Sala, Thu Thiem and The Global City
- Double-layer sheer and blackout curtains running the length of the glass, often on remote-controlled motorised tracks. Each layer is measured and priced separately, and cleaned according to its own fabric.
- Penthouses and duplexes
- Double-height glass with long, heavy curtains. The usual approach is a thorough vacuum followed by steam cleaning while they are still hanging, rather than taking down oversized panels.
- Townhouses and terraced villas in Cat Lai and Binh Trung
- A set of curtains on every floor, with the living room usually facing the internal street. We book a time that suits your household, between 07:00 and 20:00.
Cleaned on the track or washed: how we decide
Not every set of curtains is treated the same way. Before starting, your Up specialist reads the care label, tests colour-fastness on a hidden corner and measures each set with you. Depending on fabric, weight and how it is hung, each set follows one of two routes — and we never promise that everything will be washed in your home.
- Steam-cleaned on site
- For heavy fabrics, weighty drapes and curtains that are hard to remove or hung high. Both sides and every pleat are vacuumed thoroughly, then steam-cleaned while still on the track — no taking down, no waiting for them to come back.
- Washed gently, set by set
- For sheers and fabrics that can be washed in water. One set per load, never wrung, so the fibres keep their clarity and drape. How they are dried, how long it takes and when they are returned are all set out in your quote.
- Blackout curtains
- The backing coating can crack if folded or scrubbed hard, so your specialist works very gently. Any coating already peeling is photographed and pointed out to you before we begin.
- Linen, cotton and imported made-to-measure
- Natural fibres can shrink. Your specialist explains the level of risk, suggests an approach and goes ahead only with your agreement.
- Motorised tracks, Roman blinds and roller blinds
- With motors, battens or rollers involved, these are assessed individually from photos of the whole window, the back of the curtain and the mechanism before we quote. We clean the fabric; we do not repair motors or tracks.
What does curtain cleaning cost in District 2? Examples by home
Your cost is the total curtain area multiplied by 40,000 VND per m², plus 100,000 VND for the whole visit if you choose take-down and re-hanging, with a 400,000 VND minimum per visit. Double-layer curtains are measured layer by layer and added together. The areas below are estimates for typical District 2 homes; your specialist re-measures on site and confirms a fixed price before starting.
- Colour testing, vacuuming, wiping the tracks, steaming the pleats into shape and your Up Report are all included.
- Once measured and agreed, the price changes only with your written approval.
- Track repairs, replacement hooks, motor repairs and curtain alterations are not included.

- 1-bedroom apartment in Sala or Thu Thiem
- About 12 m² of double-layer curtains for the living-room glass plus a bedroom blackout, cleaned in place: 480,000 VND.
- 2-bedroom apartment with floor-to-ceiling glass
- About 24 m² along the living room and two bedrooms, with take-down and re-hanging: 1,060,000 VND.
- 3-bedroom apartment at The Global City or Diamond Island
- Around 36 m² of sheers and blackouts across all three bedrooms, with take-down and re-hanging: 1,540,000 VND.
- Penthouse or duplex in Thu Thiem
- About 55 m², including the tall living-room glass, with take-down and re-hanging: 2,300,000 VND. High positions are surveyed first.
- Riverside villa in Thao Dien
- About 90 m² across several floors, including a double-height living room: 3,600,000 VND cleaned in place, or 3,700,000 VND with take-down and re-hanging.
Building management, preparation and how to book
Many premium buildings in District 2 ask residents to register contractors in advance, check ID at the lobby, require the service lift for equipment and limit working hours. Rules vary from building to building, so we always ask first and follow the rules where you live. We send your specialist's name and photo beforehand; lobby formalities after an on-time arrival don't count as lateness. In gated villa compounds, your specialist shows ID and follows the guards' instructions.
As a guide, clean living-room and bedroom curtains every 6–12 months. In District 2, direct sun on the glass, dust from nearby construction and riverside damp argue for a shorter cycle: every 3–6 months for curtains facing a building site, after the rains (around November–December) for riverside villas, and at every change of tenant for rental apartments.

- On the day we record the condition, re-measure, confirm the fixed price, clean each set by fabric, then re-hang and set the pleats with you.
