Which ward is The River Thu Thiem in now?
The River stands at the corner of Nguyen Co Thach Street and the Vong Cung (Crescent) Boulevard in the Thu Thiem new urban area, on lots 3-15 and 3-16 according to CafeF. Clause 78 of Resolution 1685/NQ-UBTVQH15 merged the entire former Thu Thiem ward — together with An Loi Dong, Thao Dien, An Khanh and the rest of An Phu — into the new An Khanh ward from 1 July 2025. Because Thu Thiem was not split, The River is in An Khanh ward.

Three kinds of home, three kinds of care
VnExpress lists luxury apartments, penthouses and pool villas at The River, and Thanh Nien has featured fully furnished one-bedroom units. Furnished one-bedrooms are often let out, so mattresses, sofa, aircon and the compact kitchen matter most at each changeover. Three- and four-bedroom family homes mean several aircon units and beds — combining a deep clean with aircon in one visit makes use of the multi-unit discount. Penthouses and pool villas, with large glazing, terraces and possibly a private pool, are best surveyed first.
Homes that have been lived in for a few years
Thanh Nien reported in December 2021 that handover was planned from Q2 2022, so occupied units may now have several seasons behind them. The work shifts from clearing new dust to restoring what builds up over time: darkened grout and mineral scale in bathrooms, grease in the range hood, dirty aircon filters and blower wheels, and mattresses and fabric sofas that have absorbed moisture. River breezes also leave fine grit in balcony door tracks and insect screens.
A two-visit tenant turnover
Visit one: mattresses, sofa and curtains first so they have time to dry, plus aircon in every room. Visit two: kitchen, bathrooms, wardrobes, interior glass and floors, with belongings returned to place and sign-off photos. The Up Report records what was cleaned and what we could see; it isn't a technical damage assessment.
Penthouses and pool villas
We clean glass only within safe reach from inside and from terraces; high-rise exterior glass needs rope-access equipment that belongs to the building, and we don't do it. Natural stone and timber get pH-neutral products, tested in a hidden spot first. If your villa has a private pool with up to 40 m² of water surface, a one-off pool clean is 1,500,000 VND; larger pools are quoted after a look. We don't repair pumps, filters or electrics.

Building access and our independence
Luxury buildings commonly ask for visitors to be registered in advance, ID at reception and the service lift for equipment. Each building sets and updates its own procedure, and we follow what you or management advise. Waiting at reception after arriving on time doesn't count as late. We work 07:00–20:00 every day.
