Which floors suit machine scrubbing?
- Ceramic and porcelain tiles
- The most common floor in apartments and townhouses. Machines lift built-up grime from the tile face; darkened grout lines get extra hand scrubbing.
- Wood-look tiles, vinyl and SPC
- Soft pads and gentle products protect the wear layer, with minimal water near the joints.
- Coated or sealed concrete
- Epoxy, painted or sealed polished concrete in showrooms and offices is cleaned gently so the coating isn't worn. Paint and adhesive residue after works falls under post-construction cleaning.
- Timber floors
- Never scrubbed wet. We dry-clean and damp-mop with well-wrung cloths to avoid swelling at the board edges.
- Natural stone
- Restoring shine, removing scratches and sealing marble, granite or terrazzo is handled by our Stone floor polishing service after a survey and test patch.
Floor scrubbing prices by property type and size
Floor area × the rate for your property type, with a 900,000 VND minimum per visit. The sizes below are examples only; your specialist confirms the final price and expected time from your photos.
- 2-bedroom apartment, e.g. 70 m²
- 900,000 VND (840,000 VND by area; the per-visit minimum applies).
- 3-bedroom apartment, e.g. 100 m²
- 1,200,000 VND.
- Office, e.g. 150 m²
- 1,800,000 VND.
- Townhouse, e.g. 150 m² total floor area
- 2,250,000 VND.
- Villa, e.g. 300 m² total floor area
- 4,500,000 VND.
What's included, and what isn't
The fixed price covers labour, scrubbing and wet-vacuum machines, pads, products, protection materials, moving light items and your Up Report. The scope is floors, grout, skirting and floor-level edges in the agreed areas.
- Dusting, windows, kitchens and bathrooms: Deep cleaning service.
- Grinding, polishing or crystallising natural stone: Stone floor polishing service.
- Paint, cement or adhesive residue: post-construction cleaning.
- Rugs and carpets: priced under carpet cleaning.
- New coatings, regrouting or replacing broken tiles: not offered.
Apartment buildings, offices and noise
Scrubbing machines and wet vacuums do make some noise. Many apartment and office buildings set hours for machinery, require staff and equipment to be registered, or ask that machines use the service lift. Let us know your building's rules when booking and we'll send your specialists' details in advance.
We work 07:00–20:00 every day, including weekends. Offices and showrooms can be scheduled on days off or zone by zone, within the hours your building allows.
