Where is Thao Dien now?
Under Resolution 1685/NQ-UBTVQH15, Thao Dien ward was merged on 1 July 2025 with Thu Thiem, An Loi Dong, An Khanh and the rest of An Phu to form the new An Khanh ward. Districts were abolished on the same date, so 'District 2' and 'Thu Duc City' now live on as everyday names rather than official ones.
Nobody has stopped calling it Thao Dien, of course — and documents issued before the change remain valid, so many leases still say 'Thao Dien Ward, District 2'. Either address works when you book with us.
- Main streets
- Nguyen Van Huong, Xuan Thuy, Quoc Huong, Thao Dien Street and Vo Nguyen Giap — the stretch formerly known as the Hanoi Highway, renamed in July 2023.
- Metro
- Thao Dien station on Metro Line 1, in commercial service since 22 December 2024.
What different Thao Dien homes need
- Riverside villas and gated compounds
- Large, multi-level homes with stone floors, solid wood, gardens and ceiling cassette aircon. We survey first and send a team sized to finish on the day.
- Masteri Thao Dien and other towers
- Usually one wall-mounted aircon per bedroom, balcony glass and sliding-door tracks that collect dust from the main road. Staff are registered with reception in line with building rules.
- Xi Riverview Palace and river-facing flats
- Curtains, mattresses, wooden wardrobes and aircon drain trays deserve extra attention in the humid months.
- Townhouses
- Several floors, stairs and roof terraces; priced at the townhouse rate, with attention to street dust, railings and front glazing.

Changeover cleaning for furnished rentals
Most Thao Dien rentals come fully furnished, so the gap between tenants is the right moment to deep-clean what's been lived with for a year or more. The Up Report gives landlord, tenant and agent a shared, dated record of the property's condition.
- All aircon units cleaned before the new tenant arrives
- Mattresses cleaned and treated for dust mites; sofa and curtains washed
- Kitchen, cooker hood, cabinets, bathrooms and glass deep-cleaned
- Washing machine cleaned, with the door seal checked on front-loaders
- Wardrobes, drawers and shelves wiped out before keys are handed over
Riverside humidity and the rainy season
According to Ho Chi Minh City climate data published on the Government portal, the rainy season runs from May to November, with average relative humidity of 79.5% across the year and around 80% in the wet months. Leafy riverside streets like Thao Dien's feel it — expect musty curtains, mould spots on wood and grout, and aircon drain trays that need attention.
We recommend a deep clean at the end of the dry season, before the heavy rains, and your specialist will note any damp spots in the Up Report so you can keep an eye on them.
