Where District 2 is now, and where we clear homes
Ho Chi Minh City replaced its districts with wards, its local administrative units, on 1 July 2025. Under Resolution 1685/NQ-UBTVQH15 the former District 2 became three wards: An Khanh, Binh Trung and Cat Lai, with the old An Phu ward divided between the first two. Papers issued before the change remain valid under Resolution 190/2025/QH15, so write your address whichever way you know it.
Our office is at 72 Nguyen Co Thach in the Sala urban area, inside An Khanh ward. Clear-outs in An Khanh and Binh Trung are scheduled every day between 7:00 AM and 8:00 PM, within the removal hours each building sets. For Cat Lai, contact us first so that a time slot can be agreed.
- An Khanh ward — regular service
- Thu Thiem, An Loi Dong, Thao Dien, the old An Khanh and part of An Phu: Thao Dien's garden villas and gated compounds, the Saroma and SariTown villas and townhouses and the apartment blocks of Sala, Empire City, The Metropole Thu Thiem and Masteri Thao Dien.
- Binh Trung ward — regular service
- The old Binh Trung Dong and Binh Trung Tay wards and the rest of An Phu: Lakeview City, Palm City, the SOHO townhouses of The Global City, Diamond Island and Estella Heights.
- Cat Lai ward — by arrangement
- The old Thanh My Loi and Cat Lai wards beside the river, with Vista Verde and Feliz en Vista.
Moving out of a rented home in Thao Dien or An Phu
Tuoi Tre reported in 2020 that nearly 6,000 foreign residents of 102 nationalities lived in Thao Dien, and many apartments and villas around Thao Dien and An Phu are let furnished. When a lease ends, whatever the departing household is not taking has to be sorted and out of the home before the handover. Clearing it a few days before moving day also cuts what has to be packed; once the furniture has gone, a deep clean can follow.
- If you are the tenant
- Your Up specialist sorts into three groups: coming with you, to give away or sell, and to discard. Things to give away or sell are packed and labelled for you to pass on. Anything that might belong to the landlord is put to one side and stays until someone confirms.
- If you are the landlord
- Tenants tend to leave old mattresses, broken tables and chairs, kitchenware and household rubbish. Everything is photographed as found before clearing starts, only what you have confirmed by message is discarded, and the home is then cleaned for the next tenancy.

Villa storerooms, garages and basements in Thao Dien and Saroma
Villas in Thao Dien and Saroma, and the SOHO townhouses of The Global City, spread a large floor area over several storeys. Things that are seldom used drift to the storeroom, a spare room, the garage or the basement.
In Thao Dien the ground matters too. Tuoi Tre (June 2025) describes Thao Dien, Quoc Huong and Nguyen Van Huong streets as low-lying with old drainage: when heavy rain meets a high tide, water can stand 0.15–0.3 m deep for one to two hours. Garages and basements in many villas are often damp as a result, so for anything going back into storage there we advise lidded plastic boxes in place of cardboard, raised off the floor and away from the walls.
- The survey covers the route from the storeroom or garage to the gate, the stairs between floors and where a vehicle can stop outside; lift or stairs decides how many people are needed.
- Old wardrobes, beds and mattresses are taken apart where possible so that they can be carried safely. Built-in wardrobes, kitchens and sanitary fittings are fixed to the structure and need a building contractor.
- Once the space is empty, the floor and shelves are swept, vacuumed and wiped, and odour removal can be added where it smells of damp or mould. Signs of insects or rodents are photographed and reported; UpClean's own pest-control technicians carry out any treatment you decide on.
Apartments in Thu Thiem, Sala and on Diamond Island: service lifts and removal hours
Most apartment buildings in District 2 have rules for outside staff: registration with building management beforehand, ID shown at the lobby, the service lift, and work only within set hours; some restrict Saturdays and Sundays. Carrying old furniture out usually means booking the service lift and a removal slot, and many buildings ask for the lift to be padded and the corridors left clean. Rules differ between towers, so we ask first and follow yours.
Handovers are still under way in Thu Thiem, Sala and The Global City, and many units have only just been fitted out. Cartons, polystyrene, timber boards and leftover materials from fitting out or small repairs are accepted. Large volumes of rubble from construction work need a specialist haulage operator.
- Tell us the tower, unit number and any lift rules you know; we send the specialists' names and photos for registration.
- We bring protective materials and start early enough to finish inside the permitted window.
- Waste is bagged inside the apartment before it goes to the lift, then taken to the building's collection point.
Keep, give away or discard: how sorting works, and what we will not take
You decide, and the Up specialist sorts to the rules you set. The rule for each group is agreed before work starts, and anything doubtful is put aside for you to look at again. Household rubbish, paper, plastic, timber, textiles and old furniture are all within the service.
| Group | What happens to it |
|---|---|
| Papers, photos and keepsakes | Collected in a labelled box of their own and never thrown out before you have seen them. |
| Items that need separate handling | Batteries, light bulbs, broken electrical appliances, paint tins, aerosol cans and out-of-date medicines are kept apart, sealed and handed over as the collector instructs. |
| Not taken | Industrial chemicals, oil and lubricants in large quantities, gas cylinders and fire extinguishers; medical waste, needles and waste from business premises that has its own regulations; materials suspected of containing asbestos and large volumes of construction rubble; belongings in a property dispute until the parties have agreed. |
What a clear-out costs in District 2
UpClean has no standard rate for this service: one corner of a balcony in Sala and a Thao Dien villa garage filled over many years are not comparable jobs. A small job is quoted from photos or video; a larger volume gets a free survey. The all-inclusive quote is given in writing and states the scope, the number of people, the vehicle and the time needed. Nothing changes afterwards unless you agree in writing.
| Factor | What we look at |
|---|---|
| Volume to be discarded | Cubic volume, bags and bulky pieces, which decide the number of trips. |
| How much sorting | Clearing only, or careful sorting with boxing, labelling and putting back what you keep. |
| Access | The floor, lift or stairs, the distance to the collection point and the building's service-lift rules. |
| Bulky items | Wardrobes, beds, mattresses and sofas that must be taken apart or carried by several people. |
| Cleaning afterwards | A basic sweep and wipe is part of the job. A deep clean of the whole home once it is empty follows our listed rates: 15,000 VND per m² of floor area for an apartment, 17,000 VND for a townhouse, 20,000 VND for a villa, minimum 900,000 VND per visit. |
International residents: English, access while you are away, payment
The enquiry, the quote, the booking confirmation and the Up Report, our photo record sent by WhatsApp or Zalo after every visit, can all be in English. For an English-speaking specialist at your home, note it when you book; if we cannot arrange one, we tell you in advance and support you by phone or message.
- If you have already left
- Be there for the sorting if you can. If not, a key can be left with building management, reception or family; only the assigned specialist handles it, the times are recorded and keys are never copied. Decisions on what goes are then confirmed by message with photos, and the walk-through can be done by video call.
- Payment
- After the walk-through, by bank transfer or cash. A deposit may be asked for a larger job and is stated in the quote. Invoices are issued on request, for individuals and companies.
Before the day, and how to book
- Put documents, jewellery, cash and valuables away, and mark what is certain to stay or go.
- Tell us in advance if the storeroom holds batteries, aerosol cans, chemicals or fragile items, or shows signs of insects or rodents.
- To book, send photos or video of the space to 0968 726 135 on WhatsApp or Zalo, with the development or street name and the floor. We confirm in writing and send a reminder the day before.
- A specialist arriving more than 15 minutes late means 10% off that visit. Rescheduling or cancelling is free with 24 hours' notice; later than that the fee is 30%.
- After the visit, reply to the Up Report within 48 hours if anything within the agreed scope falls short, and it is redone free of charge.
