District 2 today: three wards, and where we do move-in cleaning
Ho Chi Minh City stopped using districts on 1 July 2025. Under Resolution 1685/NQ-UBTVQH15 the former District 2 became three wards, the local unit that now follows the street in an address: An Khanh, Binh Trung and Cat Lai. To book, the development with the tower and unit number is all we need.
Our office is at 72 Nguyen Co Thach in Sala, inside An Khanh ward. Move-in cleaning is scheduled regularly in An Khanh and Binh Trung between 7:00 AM and 8:00 PM, weekends included. In Cat Lai, contact us first so that a time slot can be agreed.
- An Khanh ward — regular service
- Thu Thiem (Empire City, The Metropole Thu Thiem), Sala (Sadora, Sarina, Sarica, Sarimi), Thao Dien and part of An Phu, with Masteri Thao Dien, Masteri An Phu and Xi Riverview Palace.
- Binh Trung ward — regular service
- The Global City, which has handed over its SOHO townhouses, with Estella Heights, Diamond Island, Palm City and Lakeview City nearby.
- Cat Lai ward — by arrangement
- Feliz en Vista and Vista Verde.
A new handover in Thu Thiem, Sala or The Global City: what a clean-looking apartment still holds
Thao Dien and An Phu settled long ago, while Thu Thiem, Sala and The Global City still have new developments taking shape and one round of handovers after another. An apartment handed over here carries two kinds of dust: its own finishing dust, from tile cutting, grouting and drilling, and fine dust from neighbouring sites that comes in through door gaps while the unit stands shut.
The developer usually leaves the visible surfaces tidy, yet a hand run along a cupboard top comes away white. A move-in clean works through these places:
- Inside kitchen cupboards, drawers, built-in wardrobes and shoe cabinets: sawdust around hinge holes and stone dust from the worktop are vacuumed first and wiped damp afterwards. Vents and recessed lights are dusted too.
- Balcony sliding-door tracks: sand, dried mortar and aluminium filings, which make the door heavy and wear its rollers.
- Bathrooms: labels, plastic film and silicone smears around the toilet and basin; floor drains often still hold mortar.
- Timber floors and skirting: white dust in the joints is vacuumed dry, because a wet mop turns it into a haze.
Taking over a furnished rental or a resale in Thao Dien and An Phu
Many moves here are not handovers from a developer. Tuoi Tre newspaper reported in 2020 that nearly 6,000 foreign residents of 102 nationalities lived in Thao Dien, and most homes let to foreign tenants come fully furnished.
A lived-in home has no construction dust. It has kitchen grease, bathroom scale, a smell in the fridge and sweat in the mattress. The cleaning is charged at the deep-cleaning rate, not the new-handover rate, and the insides of empty cupboards are an item in the quote. Items that need a machine are added from the price list in the table below.
- The Up specialist first photographs the landlord's furniture and appliances, a record of their condition at the start of your lease.
- A dripping tap or loose hinge is noted in the Up Report; UpClean does not carry out repairs.
| Left by the landlord | List price as an add-on |
|---|---|
| Mattress | Single 350,000 VND, 1.6 m 450,000 VND, 1.8–2 m 550,000 VND; both sides, add 120,000 VND. |
| Sofa | Fabric 130,000 VND per seat, leather 160,000 VND; minimum 390,000 VND per visit. |
| Fridge and range hood | Fridge with 1–2 doors 350,000 VND; side-by-side or 4-door 500,000 VND; range hood 350,000 VND. |
| Washing machine and curtains | Washing machine from 450,000 VND, drum removed and refitted; curtains 40,000 VND per m², minimum 400,000 VND. |
Townhouses, duplexes and villas: move-in cleaning over several floors
At The Global City's SOHO townhouses, the ground floor can be a shop or office and the upper floors the family home. The Metropole Thu Thiem has two-storey duplexes, and Thao Dien has multi-storey villas let furnished.
A house on several floors is priced on its total usable floor area, stairs, balconies and roof terrace included: 25,500 VND per m² for a newly handed-over townhouse and 30,000 VND for a villa, or 17,000 VND and 20,000 VND where the house has been lived in and no building work was done. An Up specialist carries out a free survey first and lists the work floor by floor.
- Order of work
- From the roof terrace and top floor down, so dust does not fall on areas already cleaned; stairs and passages come last.
- A ground floor used for business
- The whole house can be done, or only the floors needed first: the shop floor before opening day, the living floors before the family moves in.
- Tall glass
- Double-height glass is cleaned on the inside within safe reach, and outside glass only where it can be reached safely from indoors.
What move-in cleaning costs in District 2: two rates, with examples
The first thing we settle from your photos or the survey is which of two rates applies. A newly handed-over apartment with finishing dust is 22,500 VND per m² of floor, 1.5 times the deep-cleaning rate, with a minimum of 1,350,000 VND per visit. An apartment that has been lived in, with no building work, is 15,000 VND per m², minimum 900,000 VND. The floor areas below are illustrations only.
- Add-ons such as aircon, mattress and sofa cleaning are extra, each on its own line in the quote.
- Nothing changes after the quote unless you agree in writing, and you pay after the walk-through.
| Home | Move-in cleaning price |
|---|---|
| New 1-bedroom in Thu Thiem, e.g. 55 m² | 1,350,000 VND (1,237,500 VND by floor area, so the minimum applies). |
| New 2-bedroom in Sala, e.g. 78 m² | 1,755,000 VND. |
| New 3-bedroom, e.g. 115 m² | 2,587,500 VND. |
| Rented 2-bedroom in Thao Dien, e.g. 90 m² | 1,350,000 VND, at the lived-in rate. |
| New SOHO townhouse, e.g. 320 m² in total | 8,160,000 VND. |
| Furnished rental villa, e.g. 400 m² in total | 8,000,000 VND; surveyed before the date is fixed. |
Move-in, post-construction or deep cleaning: which one you need
All three clean the whole home; they differ in the kind of dirt. The answer depends on the home's state: loose furniture still to come, building work, or people already living there.
- Move-in cleaning (this page)
- A finished, empty apartment about to be occupied: light fine dust, labels, cupboard interiors and unused appliances, or the traces of a previous occupant.
- Post-construction cleaning
- A home just built, renovated or repainted: thick cement dust, paint, mortar and sealant on glass and tiles, and site waste. If the survey shows such residue over wide areas, or work still in progress, we recommend this scope and explain why.
- Deep cleaning
- A furnished home in use. The focus is the kitchen, the bathrooms and built-up dust; furniture is moved and put back.
- Guide: what to clean before you unpack
- Our guide to moving into an apartment in Saigon sets out the three cases and where the dust hides.
Aircon first, cleaning second, furniture last
In a new apartment the air conditioners usually go in before the joiners finish, so wood and plaster dust sits on the filters and coil; in a rental, nobody can say when they were last cleaned. A unit sealed throughout the works and never run may not need it. Wall units are 250,000 VND each at 1–1.5 HP and 300,000 VND from 2 HP, a ceiling cassette is 550,000 VND, and from unit 3 in one visit each is 10% off: three 1–1.5 HP wall units come to 725,000 VND, each with a free gas-pressure check and a 90-day warranty.
- Finish everything that makes dust: curtain rails, shelves, lights and defect repairs. If you are only adding loose furniture, the clean can follow straight after handover.
- Clean the aircon first, or in the same visit, so its dust does not land on a mopped floor.
- Clean the apartment while it is empty, then any mattress and sofa already there, and air the rooms until dry.
- Bring in furniture and boxes and unpack into clean cupboards. An hourly Up Home visit after the move (130,000 VND per hour, minimum 3 hours) restores the floors.
For international residents: handover from abroad, building registration and keys
A newly handed-over building is usually strict about access. Many District 2 buildings ask the resident to register outside staff with building management beforehand, check ID at the lobby, require the service lift and allow work only at set hours; some restrict weekends. We ask what yours requires and follow it. UpClean is independent of developers and building management.
- English
- Enquiries, quotes, booking confirmations and the Up Report can all be in English. For an English-speaking specialist in the home, note it when you book; if we cannot arrange one, we say so in advance and support the visit by phone or message.
- Booking and registration
- Message 0968 726 135 on WhatsApp or Zalo with the floor area, photos and moving date. We send the specialists' names and photos ahead so you can register them and book the lift.
- Keys and sign-off from abroad
- Leave a key or access card with reception, building management or someone you authorise. Each handover and return is confirmed by message, keys are never copied, and the walk-through can be by video call.
- Power and water
- Both should be connected before the visit; if they are not, tell us beforehand so we can judge whether the work can be done.
