Disinfection and odour removal in Nha Be — garden villas, apartments and riverside homes

Nha Be is no longer a district, and it did not become a ward. Since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, it has been two communes, local units of the same rank as the city's wards. Nha Be town and the old communes of Phu Xuan, Phuoc Kien and Phuoc Loc became Nha Be commune, including the built-up part that runs into Phu My Hung; Nhon Duc, Long Thoi and Hiep Phuoc became Hiep Phuoc commune.

Ownership certificates drawn up earlier often still read "Phuoc Kien commune, Nha Be district" and remain valid; we accept an address written either way, and work from 7:00 AM to 8:00 PM every day.

Nha Be commune: former Phuoc Kien (regular schedule)

The villas and apartments along Nguyen Huu Tho and Le Van Luong, adjoining Phu My Hung: the gated villa compound Nine South Estates, the apartment complexes Sunrise Riverside, Celesta Rise and Saigon South Residences, and the townhouse and garden-villa streets nearby.

Nha Be commune: former Phu Xuan, Phuoc Loc and Nha Be town

Mostly townhouses and garden houses along Huynh Tan Phat and the side roads that follow the creeks. Bookings are taken; the day and time are confirmed when you contact us.

Hiep Phuoc commune

The former Nhon Duc, Long Thoi and Hiep Phuoc, largely garden houses and low-rise homes, on the same terms.

Damp shows early in a Nha Be home. The former district is about 100 km² of low-lying land laced with rivers and creeks. City climate data put the rainy season from May to November, with relative humidity averaging about 79.5% over the year. No separate measurement exists for riverside Nha Be, but householders here commonly notice a damp smell in fabrics and specks of mould in hidden corners sooner.

A garden villa has many en-suite bedrooms, some of them guest rooms that are rarely opened, and sliding glass doors onto the garden, so leaves and soil come in on the feet of children and pets. In the rainy months, damp from the river speckles the foot of ground-floor walls, the tile grout and the backs of wooden cabinets with mould. Apartments along Nguyen Huu Tho have other needs: a change of tenant, or a new fit-out that still smells of paint.

Disinfection works only on a surface that is already clean. The Up specialist, the UpClean staff member who carries out the visit, wipes away dust and dirt first, then sprays or wipes on a permitted disinfectant, leaves it for the contact time on the label, and wipes food-contact surfaces and children's things again afterwards. Spraying suits floors and bathroom walls; wiping suits small surfaces, wooden furniture and anything near electrical equipment. The quote names the areas to be disinfected: a whole villa is a different job from its bathrooms alone.

High-touch surfaces

Door handles, light switches, remote controls, stair handrails and the buttons of a private lift.

Kitchen, dining table and bathrooms

Table tops, worktops, fridge and cabinet handles, wiped again with clean water once the contact time is up; toilet, basin, taps, shower screen and floor.

Work corner and shared floors

Desk, keyboard and desk phone are wiped with a well-wrung damp cloth, never sprayed; floors matter most where young children sit and play.

With a deep clean

Disinfection booked with a deep clean usually gives a better result, because the surfaces have been cleaned thoroughly first.

Every smell has its own cause. The specialist finds where it starts, then picks the cleaning method and deodorising product that suit the material; when the cause lies outside what cleaning can fix, you are told so.

Toilets and seldom-used bathrooms

The source is checked, then the toilet base, grout, shower-screen gaps and floor-drain cover and grate are cleaned and deodorised: 450,000 VND per room. A dried-out trap, a loose seal or faulty pipework is reported so you can call a plumber; UpClean does not repair pipes.

Sofas

Vacuumed, spot-treated and deodorised in place to suit fabric, velvet or leather: 80,000 VND per seat, minimum 300,000 VND. Where the smell has gone deep, a full sofa clean is recommended.

Wardrobes and shoe cabinets

350,000 VND per wardrobe: contents taken out as agreed, compartments vacuumed, wiped and treated for the musty smell, left to dry and repacked. A wardrobe against a damp wall is noted so the wall can be waterproofed; otherwise the smell tends to return.

Pet odours

Urine marks on rugs, sofas and grout are treated with a solution for organic stains and deodorised; urine that soaked into foam long ago may only be reduced.

New paint and new furniture

Paint and wood dust are wiped away and the surfaces deodorised; the smell fades faster with regular ventilation. A newly finished apartment should have its post-construction clean first.

A damp smell when the aircon starts

Have the unit looked at first; that is our aircon cleaning service. Smells held in a mattress belong to mattress cleaning in the same way.

The written all-inclusive quote lists each item, changes only if you agree in writing, and is never below 800,000 VND for a visit. Two illustrations for spraying, on assumed floor areas: a garden villa of 350 m² comes to 4,200,000 VND; a 70 m² apartment comes to 1,200,000 VND (840,000 VND by area, so the minimum for spraying applies).

People talk of disinfecting or sanitising a home and mean one job: cleaning, then treating the surfaces with a product to reduce micro-organisms. That is our standard service: cleaning followed by surface disinfection with permitted products, for a clean, well-aired home. UpClean does not sterilise, does not quote kill rates and makes no medical claims.

Sterilisation

A far higher level that removes all micro-organisms, spores included, normally in medical facilities and laboratories. Not used in homes and not part of this service.

Fumigation

Gas or vapour released in a sealed space. Available only through a licensed partner, after a survey; the partner's written plan sets out the sealing, the airing time and when people may return.

Termites, cockroaches, ants and rodents

Disease-control instructions

When the health authorities instruct disinfection for disease control, please follow their guidance and the provider they designate.

We use only permitted disinfecting and deodorising products, diluted to the manufacturer's instructions and never mixed. The people who apply them are identity-verified Up specialists trained to the Up Standard, our working standard.

• Before spraying, food goes into cupboards, the fish tank is covered, children's toys and feeding bottles are put away and electronics are shielded.
• Any item that falls short is redone free within 48 hours of the Up Report, the photo record sent after the visit. Cancelling within 24 hours of the appointment carries a 30% fee; earlier changes are free.

You do not have to be at home: a key may be left with building management, reception or family, or a household helper can open the door.
