Which ward is Empire City in now?
Empire City sits in the Thu Thiem new urban area on the Saigon River. Under Clause 78, Article 1 of Resolution 1685/NQ-UBTVQH15, the entire former Thu Thiem ward was merged into the new An Khanh ward on 1 July 2025. Because Thu Thiem was merged whole rather than split, every part of Empire City is in An Khanh ward.
Most people still say 'Empire City, Thu Thiem, District 2', and that's fine. When you book, the sub-zone, tower and unit number are all we need.

What being in the same ward actually means
It isn't a promise of arrival times — Thu Thiem traffic and building check-in vary through the day. What it does give us is flexibility: an in-person survey before quoting a new unit is easy, larger apartments can be split over two consecutive visits so fabrics dry properly, and any redo within 48 hours of your Up Report is simple to schedule.
Move-in cleaning at Empire City: the right order
New units come with fine dust in floor joints, door tracks, cupboards and on fittings, and a fit-out adds a lot more. Cleaning at the right moment saves doing it twice and keeps new fabrics dust-free.
While cleaning, your specialist photographs any scratches, damp marks or unfinished details they can see. That's a useful reference for your contractor or the developer, but it is not a technical inspection.
- Finish all drilling, cutting and cabinet installation first
- Move-in clean: dry vacuum first, then damp-wipe; adhesive and paint removed from glass and tiles; cupboards cleaned inside and out
- Aircon cleaned, since units running during the fit-out pull in plaster and wood dust
- Sofas, mattresses, curtains and rugs go in last
Caring for a high-rise, river-facing apartment
Wide glazing, windy balconies and hours of direct sun are part of the appeal — and they bring fine dust on glass and door tracks, curtains that fade and hold dust, and bedroom aircon running most of the hot season. Ho Chi Minh City's rainy season runs from May to November with average humidity around 79.5%, so a unit left closed for weeks can pick up musty smells in mattresses, fabric sofas and wardrobes.

These are examples using our published rates and assumed floor areas — they are not official unit sizes for the development. Your final fixed price is confirmed in writing once we know the size and condition.
- Example: move-in clean, 55 m²
- 55 m² × 22,500 VND = 1,237,500 VND, so the 1,350,000 VND minimum applies.
- Example: move-in clean, 90 m²
- 2,025,000 VND; plus one 2 HP and two standard wall units for 775,000 VND (the 3rd is 10% off).
- Example: deep clean of a lived-in 130 m² unit
- 1,950,000 VND; four aircon units in the same visit: 1,000,000 VND.
- Example: soft furnishings
- 3-seat fabric sofa 390,000 VND; queen mattress 450,000 VND; 20 m² of curtains 800,000 VND.
- Regular Up Home care
- 130,000 VND per hour, 3-hour minimum — from 390,000 VND per visit.
Working with building management
Many premium buildings ask for contractor names in advance, ID at reception and use of the service lift for equipment; units still being fitted out may also have set working hours. These rules are set by each building and can change, so we follow whatever you or management tell us. We send your specialist's details before every visit, and time spent checking in at reception when we've arrived on time doesn't count as late. We work 07:00–20:00, seven days a week.
