Which wards make up District 1 now?
Resolution 1685/NQ-UBTVQH15 reorganised the ten wards of District 1 into four new wards from 1 July 2025: Saigon, Tan Dinh, Ben Thanh and Cau Ong Lanh. Districts were abolished on the same date, but 'District 1' remains the name everyone uses — and documents issued before the change stay valid, so many leases still say Ben Nghe or Da Kao Ward. Either address works when you book.
- Saigon ward
- All of former Ben Nghe plus parts of Da Kao and Nguyen Thai Binh — home to Vinhomes Golden River and Grand Marina Saigon in the Ba Son area (2 Ton Duc Thang) and The Lancaster on Le Thanh Ton.
- Tan Dinh ward
- Former Tan Dinh and the rest of Da Kao — older streets of townhouses, smaller apartments and offices.
- Ben Thanh ward
- Former Ben Thanh and Pham Ngu Lao, part of Cau Ong Lanh and the rest of Nguyen Thai Binh — the commercial core, with many serviced apartments.
- Cau Ong Lanh ward
- Former Nguyen Cu Trinh, Cau Kho, Co Giang and the rest of Cau Ong Lanh — townhouses and apartments near the Ben Nghe canal.
What District 1 homes need
- Luxury high-rise apartments
- Large glazing, stone or engineered-wood floors, imported kitchens and often ceiling cassette aircon in the living room. We protect floors when moving equipment and pay attention to window tracks and balcony rails.
- Serviced apartments
- Tenants change often and soft furnishings see constant use. Operators get a fixed checklist per unit, Up Reports and VAT invoices.
- Townhouses and shop-houses
- Street-facing façades, long staircases and a shop or office downstairs. Homes are priced at the townhouse rate; office floors are quoted after a visit.
- Penthouses and duplexes
- More aircon units and taller curtains. We survey first and send a team sized to finish on the day.
City dust, big windows and humidity
Traffic and construction in the centre mean fine dust settles quickly on glass, sliding-door tracks, aircon filters and curtains. Higher floors see less street dust but more sun and wind, so curtains fade and glass streaks after rain.
According to Ho Chi Minh City climate data on the Government portal, the rainy season runs from May to November, with average relative humidity of about 79.5%. Apartments closed up during long trips can develop a musty smell in mattresses, fabric sofas and wooden wardrobes — worth a clean before the rains and again after you return.

- Deep clean: 55 m² × 15,000 VND = 825,000 VND, so the 900,000 VND per-visit minimum applies.
- Example: 2-bedroom, 85 m²
- Deep clean 1,275,000 VND, plus two wall-mounted aircon units for 500,000 VND.
- Example: 3-bedroom, 125 m²
- Deep clean 1,875,000 VND; four aircon units (one 2 HP+, three standard) in one visit: 1,000,000 VND.
- Example: penthouse, 260 m²
- Deep clean 3,900,000 VND; two cassettes and four wall units: 2,045,000 VND; 24 m² of curtains: 960,000 VND.
- Example: townhouse, 320 m²
- Deep clean 5,440,000 VND; six wall-mounted aircon units: 1,500,000 VND.
- Regular Up Home care
- 130,000 VND per hour, 3-hour minimum — from 390,000 VND per visit.
Building access and scheduling
Many high-end buildings ask non-residents to register in advance and show ID at reception, and equipment usually has to travel in the service lift during set hours. Visitor parking in the centre is often limited, so our specialists travel light and arrive early to complete check-in. Time spent at reception after arriving on time never counts as late.
Our office is at 72 Nguyen Co Thach in Sala, An Khanh ward, just across the river via the Thu Thiem 2 bridge or the Thu Thiem tunnel. Travel times vary through the day, so we don't promise same-day visits; instead we agree a specific time slot between 07:00 and 20:00, any day of the week.
