Which ward is Masteri Thao Dien in now?
The development stands at 159 Hanoi Highway, formerly in Thao Dien ward, District 2. That stretch of highway was renamed Vo Nguyen Giap Street by the city council in July 2023, as Tuoi Tre reported, so newer paperwork often uses the new street name.
Clause 78, Article 1 of Resolution 1685/NQ-UBTVQH15 merged all of Thao Dien ward — along with Thu Thiem, An Loi Dong, An Khanh and the remainder of An Phu — into the new An Khanh ward from 1 July 2025. Thao Dien was not split, so the entire development is unambiguously in An Khanh ward.

How daily life here shapes the cleaning
A resident writing in VnExpress described a 65 m² two-bedroom with a river view, and the same piece discussed local rents — a fair sign that many units are mid-sized and a good share are let out. In a compact home every square metre works hard, so kitchens, bathrooms and the laundry balcony get dirty fastest. Living above a mall and next to a metro station also means more comings and goings and more dust tracked in at the entrance.
We therefore concentrate effort where it matters: grease on upper cabinets and the range hood in open kitchens, soap scum and grout in small, poorly ventilated bathrooms, lint and damp behind the washing machine, the entrance floor and shoe cabinet, and grit in the balcony door track.
Caring for an apartment that has been lived in for years
The VnExpress piece looked at the project some six years after handover. By then many units have seen several tenants, appliances show wear, and dirt has set in rather than sitting on the surface. Bedroom aircon collects dust and slime until the drain tray overflows; mattresses and sofas pass from tenant to tenant; mineral stains build up on shower glass and taps.
Before starting, your specialist photographs existing marks on stone, wood and flooring, so old wear is never confused with anything that happens on the day. If something is damaged by our staff, tell us within 24 hours with photos and we'll compare against the starting record and take responsibility under our policy.

These figures come straight from our published rates using assumed sizes and aircon counts — they are not official unit specifications. Your own fixed price is confirmed in writing once we know the size, condition and scope.

- Deep clean 50 m² × 15,000 VND = 750,000 VND, so the 900,000 VND minimum applies; two wall units 500,000 VND.
- Example: 65 m² two-bedroom
- Deep clean 975,000 VND; three aircon units 775,000 VND with the 3rd at 10% off.
- Example: 95 m² three-bedroom
- Deep clean 1,425,000 VND; four aircon units 1,000,000 VND.
- Example: tenant turnover, two-bedroom
- Deep clean, three aircon units, one queen mattress and a 3-seat fabric sofa: 2,590,000 VND.

- 130,000 VND per hour, 3-hour minimum — from 390,000 VND a visit.
Our between-tenant routine
- Photograph the unit as the outgoing tenant leaves it
- Clean appliances first — aircon, washing machine, range hood — so any dirt they release is caught in the main clean
- Clean mattress, sofa and curtains on site, leaving time for them to air-dry
- Kitchen, bathrooms, built-in wardrobes, inside of balcony glass and floors; furniture returned to its photographed position
- Send the Up Report, ready to forward to the tenant or agent
Building access and our independence
Where a mall shares the podium, resident, shopper and contractor routes are usually kept apart. Many managements ask for advance registration, ID at the desk and a specific lift for equipment. These rules belong to the building and can change, so we follow whatever you or management tell us when booking. You receive your specialist's name and photo beforehand; all specialists are identity-checked and trained to the Up Standard. Waiting at reception after arriving on time doesn't count as being late. We work 07:00–20:00 every day.

- Free with 24 hours' notice; cancellations inside 24 hours carry a 30% charge.
