Which wards make up District 4 now?
Under Resolution 1685/NQ-UBTVQH15, the wards of the former District 4 were reorganised on 1 July 2025 into three new wards: Xom Chieu, Khanh Hoi and Vinh Hoi. Districts were abolished on the same date, so 'District 4' lives on as an everyday name rather than an official one.
The area had already been through two rounds of ward mergers, in 2021 and on 1 January 2025, so the same apartment may appear under different ward names on a lease, a pink book and a utility bill. When you book, just give us the building and unit number — we know both the old and new addresses.
- Xom Chieu ward
- Former Wards 13, 16, 18 and part of Ward 15 — home to many of the towers at the start of Ben Van Don Street.
- Khanh Hoi ward
- Former Wards 8 and 9, parts of Wards 2 and 4, and the rest of Ward 15.
- Vinh Hoi ward
- Former Wards 1 and 3 and the rest of Wards 2 and 4.
Key apartment buildings on Ben Van Don
The canal-side strip along Ben Van Don Street holds most of the former District 4's high-rise apartments, many of them rented out. Based on each project's address and the ward mergers, several well-known buildings now sit in these wards:

What canal-side apartments need
District 4 apartments tend to be compact and efficiently laid out, with plenty of glass facing the canal and the city centre. That brings its own care needs: dust settles quickly in smaller spaces, big windows take the full afternoon sun, and the aircon rarely rests in the hot months.
- Studios and 1-bedroom flats
- Open kitchens mean grease reaches cabinets, curtains and nearby sofas. We prioritise the cooker hood, cabinet fronts and soft furnishings in the same space.
- 2–3 bedroom apartments
- Usually one wall-mounted aircon per bedroom, plus mattresses, blackout curtains and built-in wardrobes. Combining aircon with a deep clean saves you a second visit.
- Glazing and balconies
- Canal-facing glass collects dust, rain marks and mineral spots, and sliding-door tracks fill with grit. We clean glass only where it can be reached safely from inside.
- Townhouses
- Several floors, narrow stairs and roof terraces; priced at the townhouse rate, with attention to street dust, railings and front glazing.
Aircon cleaning in District 4 apartments
Aircon is our most requested service here. West-facing towers catch strong afternoon sun, units run for long hours, and filters and coils clog faster — hence the smells, drips and weak cooling. We protect walls, floors and furniture, clean the indoor unit with a purpose-made drip bag, and flush the tray and drain line. Outdoor units are cleaned only where they can be reached safely; we'll tell you in advance if yours can't.
Every aircon job carries a 90-day guarantee against leaks, unusual noise or reduced cooling caused by the cleaning. Gas pressure is checked free; if it's low, we quote the top-up first. We don't repair components.
What it costs: example apartments
Calculated from our current published rates, using example floor areas. Your final price is confirmed as a fixed written quote before we start.
- Example: studio, 40 m²
- Deep clean: 40 m² × 15,000 VND = 600,000 VND, so the 900,000 VND per-visit minimum applies.
- Example: 2-bedroom, 70 m²
- Deep clean 1,050,000 VND, plus two wall-mounted aircon units for 500,000 VND.
- Example: 3-bedroom, 100 m²
- Deep clean 1,500,000 VND; one 2 HP+ and two standard wall units: 775,000 VND (the third is 10% off); 60 m² of glass: 600,000 VND.
- Soft furnishings
- Queen mattress: 450,000 VND; 3-seat fabric sofa: 390,000 VND; 15 m² of curtains: 600,000 VND.
- Regular Up Home care
- 130,000 VND per hour, 3-hour minimum — from 390,000 VND per visit.
Working with building management
Many buildings ask non-residents to register at reception with ID, and moving equipment by lift or parking in the basement often follows management's instructions. Some only allow contractors during set hours. We send your specialist's name and photo ahead of every visit; time spent on lobby formalities after arriving on time never counts as late.
Traffic across the bridges can be heavy at peak times. We don't promise travel times, but we schedule with a buffer to keep to your appointment, and our coordinator will let you know in advance if anything unexpected comes up.
