Machine floor scrubbing in District 2 — Thao Dien, Thu Thiem, Sala

Ho Chi Minh City stopped using districts on 1 July 2025. Under Resolution 1685/NQ-UBTVQH15 the former District 2 became three wards, the city's local administrative units: An Khanh, Binh Trung and Cat Lai. The old An Phu ward was divided between the first two. Either form of address, old or new, will do when you book.

Our office is at 72 Nguyen Co Thach, in the Sala urban area of An Khanh ward, close to the homes we scrub. An Khanh and Binh Trung are scheduled regularly from 07:00 to 20:00 every day; for Cat Lai, contact us first to agree a time slot.

An Khanh ward — regular schedule

Thu Thiem, An Loi Dong, Thao Dien, the old An Khanh and part of An Phu: the Sala apartments, Empire City, The Metropole Thu Thiem, Masteri Thao Dien, Xi Riverview Palace, Masteri An Phu, the Saroma villas, and Thao Dien's garden villas and gated compounds.

Binh Trung ward — regular schedule

The old Binh Trung Dong and Binh Trung Tay with the remainder of An Phu: The Global City and its SOHO townhouses, Diamond Island, Estella Heights, Lakeview City and Palm City.

Cat Lai ward — by arrangement

The old Thanh My Loi and Cat Lai wards, with Vista Verde, Feliz en Vista and streets of townhouses.

Thu Thiem, Sala and The Global City still have buildings being finished beside towers that are already lived in. Their fine dust comes in around the doors, settles on the floor and in the tracks of sliding balcony doors, and each mopping carries part of it into the grout.

Humidity adds to it: the city government portal gives an average relative humidity of about 79.5% and a rainy season from May to November, and in apartments facing the Saigon River the grout on the service balcony and outside the bathroom tends to darken first. A scrubbing machine applies even friction and reaches deeper than a mop; the wet vacuum collects the dirty water at once, so residue is not dragged from room to room. It is time to scrub when:

• Grout by the kitchen, the balcony door and the bathroom has turned grey-black.
• Tiles look dull, and mop streaks show when sunlight comes in low through the glass.
• The floor feels slightly sticky, usually from floor-cleaner residue.

Garden villas in Thao Dien often have stone floors and natural timber; the Saroma villas and the townhouses in Sala are newer, with wide glass and large-format stone. Machine scrubbing suits only some of these floors, so your specialist identifies each from photos and tries the product on a hidden corner where the material is uncertain.

Ceramic, porcelain and wood-look tiles

The main work of this service, in rooms, kitchens, verandas and balconies: pads matched to the tile, grout and edges scrubbed by hand, dirty water extracted before it settles in the joints.

Marble and granite halls and living rooms

Scrubbing does not bring back the shine of stone. Restoring gloss and treating scratches is done by our Stone floor polishing service, after its own survey and test patch.

Timber floors

Never scrubbed wet. Solid and engineered timber is dry-cleaned and wiped with a well-wrung cloth, because water at the board edges can make them swell.

Coated concrete in garages and basements

Epoxy or painted concrete is cleaned gently to keep the coating. Tuoi Tre (June 2025) describes Quoc Huong and Nguyen Van Huong streets as low-lying and prone to standing water when heavy rain meets a high tide, so many villa garages and basements stay damp; tell us when you send photos.

Grout to whiten, tiles to polish

A separate service, Tile & grout cleaning, which works line by line and starts with a test area for you to approve.

Tuoi Tre reported in 2020 nearly 6,000 foreign residents of 102 nationalities in Thao Dien, and many apartments and villas there and in An Phu are let furnished and change hands with each lease. After a tenancy the walkways are dull and the grout round the kitchen has darkened. The days between two tenants suit scrubbing, because personal belongings are gone and the machine reaches more of the floor.

• Landlords: book as soon as the keys come back, and keep the Up Report with the handover record.
• Tenants moving out: the before-and-after photos help you compare the state of the floor with your landlord.
• A home repainted before re-letting: paint, cement and adhesive on the floor fall under post-construction cleaning.

Sala, Thu Thiem and The Global City have rows of shophouses with a business below and a home above, and many townhouses in Thao Dien have become cafes, showrooms or small offices. Their entrances and customer areas need scrubbing more often than a home; we propose a schedule after seeing the floor. Work can be placed on a closing day or done zone by zone, within the hours the building allows.

Showrooms

The townhouse, villa and showroom rate of 15,000 VND per m² applies. Epoxy, painted or sealed polished concrete is cleaned gently; display items are moved only within the agreed scope, after their positions are photographed.

Small offices in Thu Thiem and An Phu

The apartment and office rate of 12,000 VND per m² applies. Vinyl and SPC with shoe scuffs and castor marks get soft pads, mild products and little water near the joints.

Cafes, restaurants and shophouses

Tiled or coated concrete customer areas are scrubbed zone by zone on a closing day, and the quote states which rate applies. A cement screed or encaustic tile floor that needs polishing belongs to Tile & grout cleaning.

The cost is the floor area to be scrubbed multiplied by the rate for the property type: 12,000 VND per m² for apartments and offices, 15,000 VND per m² for townhouses, villas and showrooms, never less than 900,000 VND per visit. An apartment or office under 75 m², or a townhouse, villa or showroom under 60 m², therefore pays the minimum.

The areas below are illustrations only. Your quote rests on your photos and the real area and changes afterwards only with your written agreement. It covers labour, machines, pads, products, protective materials, moving light items and the Up Report, for floors, grout, skirting and floor-level edges in the agreed areas. Dusting, glass, kitchens and bathrooms belong to Deep cleaning; we do not replace broken tiles.

The scrubbing machine and wet vacuum make a steady noise that neighbours can hear. Most apartment buildings in District 2 also have rules for service staff: registration with building management beforehand, ID shown at the lobby, equipment in the service lift and work only within set hours. We ask about your building's rules and schedule to them. In Thao Dien's gated compounds, your specialist follows the gate staff's directions on parking and on where outdoor water and power may be used.

• Tell us the project, the unit number and any hours for machinery; we send your identity-verified specialist's name and photo so that you can register the visit.
• Lobby or gate formalities after an on-time arrival are not counted as lateness.
• Dirty water is vacuumed up, never emptied into a corridor, lobby or common area.
• Beforehand, clear small items, loose rugs and cables from the floor. Heavy wardrobes, beds and sofas stay put and are scrubbed around.

If you are out

A key may be left with building management, reception or a family member; the assigned specialist alone handles it, the times are logged and it is never copied. For a smart lock, set a temporary code. The walk-through, our joint check of the result, can be a video call.

Payment

After the walk-through, by bank transfer or in cash; invoices are issued on request under Vietnamese regulations, for individuals and companies.
