Which ward is Eaton Park in?
Eaton Park sits on Mai Chi Tho Boulevard in what used to be An Phu ward, Thu Duc City. Resolution 1685/NQ-UBTVQH15 split the old An Phu ward from 1 July 2025: part went to Binh Trung ward (Clause 76) and the rest to An Khanh ward (Clause 78), without a published street-level boundary. Gamuda Land's own project page lists the location as "Binh Trung, Ho Chi Minh City", and we follow that. Some listings still say An Phu or An Khanh; if your documents differ, use the address on them — the tower and unit number are what we need.

Where the project stands
VnExpress International reported phase-one basement works starting in March 2024. On 12 August 2026 Gamuda Land and Coteccons topped out Cove and Lagoon (A3 and A4), the last two towers, completing the structure; Bao Dau Tu gives expected handover as Q3 2027. There are no residents yet, and we make no comment on finishing quality or tower-by-tower dates — please follow the developer's official notices.
From keys to moving day
The most common mistake is cleaning too early and then drilling and fitting cabinets afterwards, so the dust comes back. Inspect the unit with the developer (we don't do technical inspections), finish every bit of fit-out work, book the move-in clean, clean the aircon that ran during the works, and only then bring in sofas, mattresses, curtains and rugs.
Large handovers usually mean many fit-outs at once — booked service lifts, strict working hours and busier diaries for every contractor. That's a general observation, not an Eaton Park rule. You're welcome to contact us once you have a handover date; bookings are confirmed after you have the keys and know the building's hours.
Example move-in costs
Worked from our published rates with assumed sizes and wall-mounted aircon — not official project figures. Your fixed price is confirmed in writing.
- Example: 50 m² one-bedroom
- 50 m² × 22,500 VND = 1,125,000 VND, so the 1,350,000 VND minimum applies.
- Example: 75 m² two-bedroom
- 1,687,500 VND; two aircon units 500,000 VND.
- Example: 105 m² three-bedroom
- 2,362,500 VND; three aircon units 775,000 VND (the 3rd is 10% off).
- Example: 220 m² penthouse
- 4,950,000 VND; five aircon units 1,275,000 VND; a survey first is recommended.

- 3-seat fabric sofa wash 390,000 VND; pet odour treatment for 3 seats 300,000 VND.
Building access and independence
Newly handed-over buildings tend to be strict: advance registration, ID at reception, service lifts for equipment and set fit-out hours. Each building sets its own rules; we follow what you or management advise. Waiting at reception after arriving on time isn't counted as late. We work 07:00–20:00 every day.
