Where District 2 is now, and where we clean pools
District 2 has not existed as an administrative unit since 1 July 2025. Resolution 1685/NQ-UBTVQH15 divided the city into wards, the local units that now appear in addresses, and this area became An Khanh, Binh Trung and Cat Lai. Many leases still say Thao Dien Ward, District 2; use whichever address you have.
Our office is at 72 Nguyen Co Thach in Sala. Villas and townhouses in An Khanh and Binh Trung are on our regular schedule, 7:00 AM to 8:00 PM, seven days a week; homes in Cat Lai are taken once a time slot is confirmed.
- An Khanh ward
- Thao Dien, with garden villas along Nguyen Van Huong and Quoc Huong and its gated compounds; Sala, with the Saroma villas and SariTown townhouses; Thu Thiem.
- Binh Trung ward
- Lakeview City and Palm City, where there are townhouses and terraced villas.
- Apartment pools
- A pool in an apartment development is shared by the residents and looked after by building management. Our service is for private pools at villas and townhouses; for a condominium or commercial pool, contact us first so that a specialist can assess whether we can help.
Why pools in Thao Dien's garden villas get dirty quickly
A Thao Dien pool rarely stands alone: round it are a lawn, mature trees, a pergola and timber decking. Leaves, blossom and pollen land on the water every day. What is not skimmed sinks and rots, and a skimmer basket packed with leaves slows the circulation, so the surface dirties again.
The rainy season is the second test. The city government portal gives May to November as the rainy months and about 1,949 mm of rain a year. After a heavy downpour there are more leaves, sand and sediment on the floor; watch the colour of the water, and if it stays cloudy, ask for a check. Daily use leaves its own mark at the waterline: limescale and the oily line left by sunscreen. Book a clean when you see:
- Cloudy or greenish water, or walls that feel slippery.
- Leaves, sand or sediment on the floor after heavy rain or a spell without swimming.
- A white line of scale or a dark line of sunscreen at the waterline.

Homes left empty: before you return, between tenants, before a party
Tuoi Tre newspaper reported nearly 6,000 foreign residents of 102 nationalities in Thao Dien in 2020. Life here includes long trips away, and many villas are let furnished with idle weeks between leases. A pool that is little used still needs regular care so that the water does not stagnate and algae does not form patches that are hard to shift. A cover holding rainwater on an idle pool is also one of the places our mosquito surveys check.
- Before the family returns
- One overall clean after a long absence. Book ahead and leave a key; the Up Report, the photo report sent after every visit, reaches you wherever you are.
- Between tenancies
- The photos and readings in the Up Report give landlord and tenant one record to compare.
- Before a party
- Book early: after balancing there may be a waiting time, set by the product label, before anyone swims.
- A neglected pool
- Persistent discolouration, an algae bloom or a full change of water is assessed first and proposed as a separate plan.
Tile, natural stone, painted finishes: how each surface is cleaned
The surface decides the brush, the way scale is removed and which products are ruled out, so it is identified at the survey. Your Up specialist, the UpClean staff member who does the work, then goes from top to bottom: floating debris first, walls and waterline next, the floor last, so that what is brushed loose can settle and be vacuumed out. The pool is not drained.
- Mosaic and ceramic tile
- The usual finish in villa pools. Algae and scale cling to the grout lines; a medium-stiff brush is used, and the waterline is descaled with a product suited to tile and grout.
- Natural stone
- Calcium-based stone reacts to acid. Strong cleaners are avoided in favour of brushing, with any spot treatment tried on a small area first.
- Painted or rendered shells
- A softer brush protects the coating; peeling is recorded for you to raise with your contractor.
- Overflow pools
- The overflow channel and balance tank need cleaning too. How much of them we can do is settled at the survey, depending on access.
- The rest of the visit
- The floor is vacuumed through the pool's own filtration, the skimmer and pump baskets are emptied, the filter pressure gauge is read and the pool surround is wiped down.
Water balancing and equipment: where we stop
At every visit pH and chlorine are measured with a test kit and written into the Up Report. A product is added only when a reading is outside the range its manufacturer recommends, at the labelled dose, and products are never mixed. This is basic balancing for family use; we do not commit to advanced water-quality parameters.
- Backwashing
- If the filter pressure is high the filter may need a backwash. We do it only where the system has clear operating instructions and you agree.
- No repairs
- We do not repair or replace pumps, filters, valves, lights or electrics. A noisy pump, a leak in the plant room or a flickering light is photographed and noted for your technician. We do not touch electrical equipment if there are signs of leakage or the plant room is unusually wet.
- Swimming again
- If nothing was added, once the water has settled and cleared; otherwise after the waiting time on the product label, which we tell you at handover.
- Children and pets
- Keep them out of the pool and away from the work area during the clean and while a product disperses. Products come in the quantity needed, stay sealed and are not left at the house without your agreement.
What pool cleaning costs in District 2
The price list has one figure: a one-off clean of a pool with up to 40 m² of water surface, 1,500,000 VND, all-inclusive. Larger pools, pools in a special condition and regular plans are quoted separately after a free survey at the house, or from photos and video, because pools differ in size, surface and filtration.
Water treatment products are not in that figure. They are charged by the amount used, and you are told before any is added. The written quote sets out the items, the frequency and how products are charged, and changes only with your written agreement. The dimensions below are illustrations:
- A 4 × 8 m pool (32 m²), one-off clean
- 1,500,000 VND, plus products only if the readings call for them.
- A 5 × 10 m pool (50 m²)
- Over 40 m², so quoted after a survey.
- Weekly visits through the swimming season
- Frequency, scope and an all-inclusive price are proposed in writing after a survey.
- A pool up to 40 m² and a 1,500 L rooftop water tank in one quote
- 1,500,000 VND + 650,000 VND = 2,150,000 VND, each at its listed price.
- What moves a quote
- Water surface, depth, steps and corners; whether the pool has been kept up or left with rotting leaves and algae; natural stone or an overflow channel; one visit or a regular plan.
International families: English, the compound gate, keys and booking
- English
- Enquiries, quotes, booking confirmations and the Up Report are available in English. For an English-speaking specialist at the house, add a note when you book; if that cannot be arranged, we tell you beforehand and support the visit by phone or message.
- The gate
- Up specialists are identity-verified and trained to the Up Standard. Gated compounds in Thao Dien register visitors, so you receive your specialist's name, photo and contact number in advance. Inside, the guards direct parking, access and the use of outdoor water and power.
- If you are away
- A key can stay with the guards, the compound manager or family. The assigned specialist alone handles it, the times are logged and no copy is made. You can check the pool by video call.
- Booking and payment
- Send photos or a video of the pool and the plant room to +84 968 726 135 on WhatsApp or Zalo. Payment follows the walk-through, by bank transfer or cash, and invoices are issued on request under Vietnamese regulations.
- If we fall short
- More than 15 minutes late, and that visit is 10% off. Reply to the Up Report within 48 hours and any item in the agreed scope is redone free of charge. Changes are free with 24 hours' notice; a later cancellation carries a 30% fee.
