District 2 today: three wards, and where we clean windows
District 2 no longer exists on paper. On 1 July 2025 Ho Chi Minh City replaced its districts with wards, the local administrative units, under Resolution 1685/NQ-UBTVQH15, and the former District 2 became An Khanh, Binh Trung and Cat Lai. People still say District 2; documents issued before the change remain valid, so give us whichever address you have.
We schedule window cleaning regularly in An Khanh and Binh Trung, 7:00 AM to 8:00 PM, seven days a week; our office is in An Khanh itself, at 72 Nguyen Co Thach in the Sala urban area. For Cat Lai, message us first so that we can confirm a time slot.
- An Khanh ward — regular schedule
- Thu Thiem, Thao Dien, Sala and part of An Phu: the Sala towers, Empire City, The Metropole Thu Thiem, Masteri Thao Dien, Xi Riverview Palace, Masteri An Phu, the Saroma villas, SariTown and the villa compounds of Thao Dien.
- Binh Trung ward — regular schedule
- The rest of An Phu and the old Binh Trung wards: The Global City and its SOHO townhouses, Diamond Island, Estella Heights, Lakeview City and Palm City.
- Cat Lai ward — by arrangement
- Vista Verde, Feliz en Vista and the streets around them.
Floor-to-ceiling glass facing the river: why it clouds so quickly
Most premium apartments in Thu Thiem, Sala and along Mai Chi Tho are built with floor-to-ceiling glass, to take in the Saigon River and the centre of District 1. Building work is still going on in Thu Thiem, Sala and The Global City, and its fine dust comes in through door gaps, coats the inner face of the glass and packs into balcony door tracks. On high floors beside the river, wind carries dust onto glass, railings and tracks. And in the rainy season, May to November, driven rain turns that dust into streaks.
Weekly cleaning deals with the glass at arm's length. A dedicated visit is worth booking once river-facing glass shows dried water marks and a haze soon after wiping, the balcony door grows heavy on a gritty track, or shower screens and mirrors carry a white film.
High-rise apartments: what we clean, and where our safe working area ends
In Empire City, The Metropole Thu Thiem, the Sala towers or Diamond Island, your Up specialist, the UpClean staff member who does the work, cleans all the glass on the inside of the home, and the outer face only of panes that can be reached safely while standing indoors or on the balcony. Specialists never climb over a railing, stand on a window ledge or lean out beyond the edge of the balcony.
The outside of façade glass and of high fixed windows needs rope access or a gondola, safety certification and a method approved by building management. Our own team does not do that work. If you need it, UpClean can refer you to a working-at-height contractor with safety certification, who will quote separately. Whatever falls outside our safe working area is stated in the estimate.
- Balcony and sliding doors
- Both faces, because the outer one is within reach from the balcony floor. Tracks are vacuumed; frames, sills and handles are wiped.
- Fixed floor-to-ceiling panels
- The inner face always. The outer face only where there is a balcony in front of it; a panel that looks straight out into open air is part of the building's façade.
- Duplexes, penthouses and sky villas
- Tall living-room glass is assessed first. We clean the part of the inner face that can be reached safely and tell you about the rest.
Villas and townhouses: garden doors, glass balustrades and double-height glazing
Thao Dien villas often have wide glazing; the Saroma villas and the townhouse rows in Sala are fairly new buildings with many glass walls; the SOHO townhouses at The Global City have glass doors at street level and glass balustrades up the stairs. Your specialist works floor by floor and agrees the area for each floor with you first. The limit is the same as in an apartment: glass is cleaned from indoors, from a balcony or from a solid floor, never from a railing, a canopy or a ledge.
- Sliding doors to the garden
- Both faces are within reach from the floor. The track collects fine sand and dry leaves, so it is vacuumed first.
- Glass balustrades on stairs and balconies
- The face towards the home, and as much of the outer face as can be reached while standing firmly on the floor or a stair tread, never by bending over the handrail.
- Street-front glass, skylight walls, double-height rooms
- Cleaned up to the height that can be worked safely from the floor or a balcony. Higher glass that needs suspended equipment is outside our scope; UpClean can refer you to a working-at-height contractor with safety certification, who will quote separately.
What window cleaning costs in District 2: how glass is measured, with examples
The cost is the total area of glass cleaned multiplied by 10,000 VND per m², and never less than 500,000 VND per visit. Each pane is measured as width by height of the glass itself, without the frame: a balcony door of 2.4 m × 2.4 m ≈ 5.8 m², or 58,000 VND at the per-m² rate, for instance. The minimum corresponds to 50 m² of glass.
Send photos of each pane with rough sizes. At your home the specialist re-measures and agrees the figures with you, including how panes cleaned on both faces are counted; after that the all-inclusive price does not change unless you approve it in writing. The areas below are illustrations, not taken from any development's records.
- One-bedroom apartment, Thu Thiem
- About 25 m² of glass: 500,000 VND, because 250,000 VND by area is below the minimum per visit.
- Two-bedroom apartment, Sala
- About 40 m²: 500,000 VND, because 400,000 VND by area is below the minimum per visit.
- Three bedrooms with floor-to-ceiling glass
- About 70 m²: 700,000 VND.
- Penthouse or duplex, Thu Thiem
- About 120 m², with high panes assessed first: 1,200,000 VND.
- SOHO townhouse, The Global City
- About 90 m² within reach across the floors: 900,000 VND.
- Villa in Thao Dien or Saroma
- About 180 m²: 1,800,000 VND.
- Included
- Measuring, protective covers, tools and solutions, frames, sills, handles, sliding-door tracks and the Up Report.
- Not included
- Scraping off paint, cement or adhesive after building work (assessed from photos, quoted separately); replacing film or seals; repairing tracks or hinges.
Film, mirrors and shower screens: one method per surface
Your specialist first identifies the glass and its coating, because a tool that suits plain glass can scratch heat-control film or a mirror's backing. Anything stronger than the gentlest method is tried on a hidden corner first and used only if you agree.
- Heat-control film
- Usually on the inner face: soft cloths and a mild solution, never a scraper blade. Film that is already peeling or bubbling is photographed and pointed out before we begin.
- Mirrors
- Water is kept away from the edges and the backing. Black spots spreading in from an edge are usually damage to the backing, not dirt.
- Shower screens with white scale
- Fresh water marks come off during cleaning. Long-standing scale may have etched the glass; send close-up photos and we will tell you how much improvement to expect before quoting.
For international residents: English, building registration, keys and payment
- English
- Enquiries, quotes, booking confirmations and the Up Report, our photo record of the visit, can all be in English. If you want a specialist who speaks English in your home, note it when booking; if we cannot arrange one we say so in advance and support the visit by phone or message.
- Building registration
- Most apartment buildings in District 2 ask residents to register outside staff beforehand, check ID at the lobby and set a service lift and working hours; some restrict weekends. We send the specialist's name and photo for that purpose.
- Being there
- You, or someone you authorise, should be present at the start to agree the panes and the area, and at the end to check the glass in daylight. If you are away, a key can be left with building management, reception or family, and the walk-through can be done by video call.
- Payment
- After the walk-through, by bank transfer or cash. Invoices are issued on request under Vietnamese regulations, for individuals and companies.
How often to clean in District 2, and how to book
Interior glass in an ordinary apartment needs cleaning about every 2–3 months. River-facing balcony doors and glass walls in Thu Thiem, Thao Dien and on Diamond Island catch the wind and streak faster: consider every 1–2 months, above all in the rainy season. Next to a building site in Sala or The Global City, shorten the interval.
- Do not clean high panes, or panes you would have to lean out to reach, yourself; let a specialist assess them and propose a safe way.
- To book, send photos of your glass, rough sizes and your building name to 0968 726 135 on WhatsApp or Zalo, or use our Quote page.
- Rescheduling or cancelling is free with at least 24 hours' notice; within 24 hours of the appointment a 30% fee applies.
