Window cleaning in Thao Dien — garden doors, tall glass and riverside apartments

Thao Dien is the riverside part of the former District 2, around Nguyen Van Huong, Xuan Thuy, Quoc Huong and Thao Dien streets. Since 1 July 2025 the city has had wards, its local administrative units, in place of districts, and Resolution 1685/NQ-UBTVQH15 folded Thao Dien ward whole into the new An Khanh ward. Earlier leases and title deeds remain valid, so either address will do.

We schedule window cleaning here daily, 7:00 AM to 8:00 PM; our office in Sala, at 72 Nguyen Co Thach, is in the same ward.

Riverside villas and compound houses

Villas mostly along Nguyen Van Huong and Quoc Huong, many with a large garden, mature trees and an open veranda towards the river; compound houses stand behind a guarded gate.

By the river, Xi Riverview Palace, Thao Dien Pearl and Tropic Garden; also Masteri Thao Dien, The Ascent, Gateway Thao Dien, The Nassim and Lumiere Riverside.

Townhouses

Several floors with glass at the street front; some are now showrooms, coffee shops or small offices.

A Thao Dien villa is usually large and glazed widely towards the garden, and the garden is what dirties the glass. Mature trees shed leaves, pollen and fine soil onto the veranda and the paved paths, and from there into the sliding-door tracks and onto the foot of the glass.

Tuoi Tre newspaper reported in June 2025 that Quoc Huong, Nguyen Van Huong and Thao Dien streets cross low ground, where heavy rain at high tide can leave water standing 0.15–0.3 m deep for one to two hours. On those streets, check the door tracks and the lowest glass after a heavy downpour in the rainy season, May to November.

Sliding doors to the garden or veranda

Both faces are within reach from the floor and both are cleaned, once sand and dry leaves have been vacuumed out of the track.

Wide glazing, skylight walls, double-height rooms

The inner face is cleaned as far as can be worked safely; high glass is assessed first and the quote says what is left.

High exterior glass

Panes that can only be reached by rope or gondola are not work for our team; UpClean can refer you to a working-at-height contractor with safety certification, who will quote separately.

Gateway Thao Dien

VnExpress reported in 2015 that 85% of the apartments have two open sides and windows 2.4–2.7 m tall, which puts glass, aluminium framing and sills on both sides of the home. The drainage grooves and rubber seals of the sills, where fine dust and small insects collect, are wiped too.

The Ascent

Launched with 3.1 m ceilings, three open sides and glass more than 3 m high. The top edge is beyond ordinary reach, and the dust and water marks that settle there dull the light. That part is assessed first; we clean the inner face and whatever is safely reachable from inside or from a railed balcony.

Xi Riverview Palace and Thao Dien Pearl

Xi Riverview Palace has large apartments with several sides open to the river, and Thao Dien Pearl looks onto it on three sides. Glass facing the river catches the wind and streaks quickly; in the rainy season consider a visit every 1–2 months.

Masteri Thao Dien

Five blocks beside a main road, where balcony glass and sliding-door tracks pick up dust. Most apartments are modest in size, with less than 50 m² of glass, so the minimum applies: book the shower screens, mirrors and glass-fronted cabinets in with it.

The outside of the tower

It is the building management's responsibility and needs rope access or a gondola, so our team does not do it. If you need it, UpClean can refer you to a working-at-height contractor with safety certification, who will quote separately.

Your specialist identifies the glass and any coating first and starts with the gentlest method; anything stronger is tested out of sight and used only if you agree.

• Left out: paint, cement or adhesive left by builders, which is judged from photos and priced separately; new film or seals; repairs to tracks or hinges.

Heat-control film

Soft cloths, a rubber squeegee and a mild solution; no blade touches it. Film that has already lifted or blistered is photographed and shown to you before we start.

Shower screens with white scale

Fresh water marks come off. Older scale, common where an apartment has had several tenants, may have bitten into the glass; a close-up photo lets us tell you what to expect.

What to use on shower glass between visits.

Add up the glass to be cleaned and multiply by 10,000 VND per m²; that is the price, with a floor of 500,000 VND, or 50 m². A pane is the width times the height of the glass alone: a Gateway window 2.7 m tall, if 1.8 m wide, is 4.9 m² of glass, or 49,000 VND.

On arrival the specialist re-measures and settles the figures with you, double-sided panes included; the all-inclusive price is then fixed unless you approve a change in writing. The areas below are assumptions, not a development's specifications.

Small apartment, Masteri Thao Dien

About 28 m² of glass with shower screen and mirrors: 500,000 VND, the minimum, since the area alone gives 280,000 VND.

Dual-aspect apartment, Gateway Thao Dien

About 55 m²: 550,000 VND.

Three open sides and tall glass, The Ascent

About 85 m², the upper part assessed first: 850,000 VND.

Duplex, Thao Dien Pearl

About 110 m² within reach, glass balustrades included: 1,100,000 VND.

Tuoi Tre reported in 2020 that nearly 6,000 foreign residents of 102 nationalities lived in Thao Dien, and most homes let to them come furnished. Life here follows the school year, long trips home and work transfers, so tie window cleaning to those dates.

Between two leases

In an empty home every pane, sill and track is accessible. The Up Report, the photo record we send after each visit, shows their state; damage and deposits are for landlord and tenant to settle.

In English

You can write to us, receive the quote and read the Up Report in English. An English-speaking specialist at your home has to be requested when booking; when none is available we say so beforehand and help by phone or message.

Keys and being there

You or someone you authorise should confirm the panes at the start and check the glass at the end. If you are away, leave the key with the management office, reception or a relative; only the assigned specialist handles it and it is never copied.

• Many buildings ask service staff to register at reception; you receive your specialist's name, photo and contact number beforehand. Towers above a shopping centre, such as Masteri Thao Dien and Thao Dien Pearl, keep a separate route for contractors.
• A specialist who arrives on time but is held at the lobby or gate is not counted as late.
• If anything within the agreed scope falls short, tell us within 48 hours of receiving the Up Report and we redo it at no charge.
