Window cleaning in District 7 — apartments, villas and townhouses in Phu My Hung

Since 1 July 2025 Ho Chi Minh City has been organised into wards rather than districts (Resolution 1685/NQ-UBTVQH15). What was District 7 is now Tan My, Tan Hung, Tan Thuan and Phu Thuan wards, and Phu My Hung, a 433-hectare urban area planned for about 100,000 residents, lies in the first two. The name District 7 still works for booking.

Phu My Hung has been settled for many years, and the first apartments at Sunrise City have seen more than a decade of daily life. In a long-lived home the glass rarely looks dirty. The build-up is slow enough for the household to stop seeing it: a cloudy white mineral film that tap water leaves on shower screens, sand deep in the balcony door track, a thin haze on the inner face of the glass.

Outdoors, each season adds something. Many District 7 developments stand beside the Saigon River or the Kenh Te canal; at Midtown, wind carries fine dust and leaf pollen onto balconies, so living-room glass facing the park or the river dulls quickly. Phu My Hung has about 8.9 m² of greenery per resident, according to Nguoi Do Thi magazine (2023), and dry leaves blow onto terraces and into back yards. Townhouses on the street take fine dust from the road. The rainy season, May to November, leaves dried water marks on glass that faces the wind.

Sunrise City alone has twelve towers of 31 to 35 storeys, according to its developer. In buildings like these we keep to one rule: an Up specialist, the UpClean staff member who does the work, cleans only glass that can be reached safely from inside the apartment or from its balcony. Cleaning the outside of a tower is a trade of its own, with suspended equipment, safety certification and a method approved by building management, and our team does not do it. For that glass, UpClean can refer you to a certified working-at-height contractor, quoted separately.

• Always: the inner face of windows, glass walls and balcony doors; shower screens and mirrors; frames, sills and handles; sliding-door tracks, vacuumed.
• Where it is within reach: the outer face of balcony doors and of panes beside the balcony, provided the specialist stays on the floor and does not lean out.
• Never: climbing over a railing, standing on a window ledge or a canopy, or cleaning façade glass and high fixed windows by rope or gondola.
• Assessed first: tall glass in Sky Garden penthouses, Happy Valley duplexes and the duplexes and sky villas at Riviera Point. We clean what is safely within reach and say plainly what is too high.

Between the towers are villa estates such as My Kim, My Thai and Nam Vien, and rows of townhouses. Many villas have a double-height living room with large panes, a ground-floor living room that opens to the garden through sliding doors, and balconies upstairs. For a house on several floors, send photos of the glass floor by floor, so the quote can separate what is within reach from what is not.

The inner face is cleaned as high as can be worked safely. Glass above that, skylights and upper exterior glass are not work for our specialists; UpClean can refer you to a certified working-at-height contractor, quoted separately.

Sliding doors to the garden

Both faces. Sand and dry leaves are vacuumed out of the track first, so the rollers do not grind grit against the edge of the glass.

Townhouses on the street

Fine dust from the road settles fast on ground-floor glass doors, which are cleaned on both faces within safe reach. Upper floors: the inner face, and the outer face where there is a balcony.

Glass balustrades and duplex staircases

Both faces of the part that is indoors; water marks along the foot of the glass are wiped dry.

Fresh water marks on a shower screen are treated lightly during the visit and usually come off. Scale that has sat for years, as in many of the older Sunrise City apartments, may have etched the glass itself. How far it can improve can only be judged from close-up photos or on site, and we say so before quoting.

Tempered shower screens

Squeegeed, cleaned and dried at the edges; rubber seals are wiped gently, and a seal that is cracked or coming away is noted in the Up Report.

Mirrors

Edges and backing are kept dry. A dark stain creeping in from the edge is damage to the backing, not dirt.

Heat-control film

Normally on the inner face, so only soft cloths, a rubber squeegee and a mild solution are used, never a scraper blade. Film already peeling or bubbling is photographed and reported first.

Each pane is measured as the width times the height of the glass alone: a bedroom window 1.4 m wide and 1.6 m high is 2.2 m², or 22,000 VND. Add the panes together and multiply by 10,000 VND; a visit never costs less than 500,000 VND, which equals 50 m² of glass.

At your home the specialist measures again and agrees the figure with you, including how panes cleaned on both faces are counted. From then on the price is fixed, and nothing is added unless you approve it in writing. The areas below are assumptions for illustration, not the specifications of any development.

Two-bedroom apartment, Sunrise City

Around 45 m² of glass, shower screens and mirrors included: 500,000 VND (the 450,000 VND by area falls short of the minimum).

Three-bedroom apartment, Midtown or Riverpark

Around 65 m²: 650,000 VND.

Townhouse in Phu My Hung

Around 80 m² within reach over the floors: 800,000 VND.

Around 110 m², with high glass assessed before it is counted: 1,100,000 VND.

Outside the price

Paint, cement or adhesive left by building work, quoted separately from photos. We do not replace film or seals or repair tracks and hinges.

An English-speaking specialist in the home is arranged when the schedule allows: ask when you book, and if it cannot be done we tell you beforehand and help by phone or message during the visit.

• Reception: many apartment buildings want outside staff registered with building management in advance. You receive the specialist's name, photo and contact number to pass on.
• Access: you, or a person you authorise, should confirm the panes and the area at the start and check the result in daylight at the end. Keys left with building management or reception are handled only by the assigned specialist and never copied.
• Payment: by bank transfer or cash after the walk-through, with an invoice under Vietnamese regulations on request.

Most interior glass needs cleaning every 1–3 months. Beside the river or the Kenh Te canal, balcony doors and wind-facing glass are better done every 1–2 months, particularly in the rainy season; a townhouse on a main road needs a shorter interval too. Sheltered apartments can wait 2–3 months.
