Window cleaning in Phu My Hung — balcony glass by the park, duplexes and villas

This page covers the Phu My Hung urban area, 433 hectares in the former District 7, crossed by Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien. Districts ceased to exist on 1 July 2025 under Resolution 1685/NQ-UBTVQH15, and the city is now divided into wards, its local administrative units. Phu My Hung, once in Tan Phu and Tan Phong wards, is now in Tan My and Tan Hung.

We clean windows in both wards on a regular schedule, any day between 7:00 AM and 8:00 PM. Papers showing the old ward are no obstacle: give us the development, tower and unit, or the street and house number.

Phu My Hung was built in stages, so towers lived in for more than fifteen years stand next to ones handed over a few years ago, and age decides most of what a visit involves.

Sky Garden

Sky Garden 3 was due for handover from the third quarter of 2010. After that long the glass seldom looks dirty, but build-up has crept in: white scale on shower screens, sand deep in the loggia door track, a thin haze inside the glass.

Happy Valley

Handed over in 2015, so many homes are in their tenth year, with stained door seals and dusty loggia tracks. Tracks are vacuumed and wiped; a jammed roller or cracked seal is noted in the Up Report, the photo record we send after the visit, since we do not repair either.

Riverpark Premier

Handed over at the end of 2018 according to the published schedule. Mostly three-bedroom apartments of 112–231 m², with more glass, shower screens and mirrors than an ordinary apartment.

The Peak and Hung Phuc Premier

Handover began in November 2021 and August 2020, and both use many materials imported from Europe. To protect those finishes, only fine-fibre cloths, rubber squeegees and tools that cannot scratch are used.

Nguoi Do Thi magazine (2023) gives Phu My Hung a building density below 30% and about 8.9 m² of greenery per resident. Most of the film on balcony and loggia glass comes from that greenery.

Midtown

The Peak stands beside Sakura Park and a wide bend of the river. The wind brings fine dust and pollen onto the balconies, and the afternoon sun stays long on the glass. Solution that dries too fast in strong sun leaves smears, so book a morning slot for that glass.

Happy Valley and Hung Phuc Premier

Happy Valley has the Nam Sai Gon golf course and a landscaped river to the east and Saigon Wonderland park to the west; Hung Phuc Premier is in Nam Vien, the green core of the urban area. Dry leaves, pollen and small insects blow into the loggias, most of all in low blocks near trees.

Scenic Valley and Sky Garden

Scenic Valley 2 and Sky Garden both stand on Nguyen Van Linh. Low floors and sides facing the main road take more fine dust and need a shorter interval.

The rainy season

From May to November, driven rain dries into marks on glass that faces the wind; balcony doors and river-facing glass are worth doing every 1–2 months.

The property press puts Happy Valley's two-storey duplexes at 170–325 m² and Sky Garden's penthouses at about 174–500 m². They have far more glass, some of it high up, so we survey before quoting.

Glass around a double-height void

We clean the inner face up to the height that is safe to work at. What is too high is stated in the quote, not attempted.

The outside of the building

Tower façades and high fixed panes need rope access or a gondola and are not done by our team; UpClean can refer you to a certified working-at-height contractor, quoted separately.

In many villas here the glass is of three kinds: the large panes of a double-height living room, sliding doors between the ground-floor living room and the garden, and balcony doors upstairs. Halls and living rooms are often floored in marble or granite, so stone floors, sills, curtains and furniture near the glass are covered first. Photos taken floor by floor let us quote separately for what we can do and what is too high.

Sliding doors to the garden

Dry leaves blow onto the terrace and into the back yard. The track is vacuumed first, so the rollers do not grind sand into the edge of the glass, and then both faces are cleaned.

Townhouses on the street

Ground-floor glass takes road dust and is cleaned inside and out as far as can be reached; on upper floors the inside is cleaned, and the outside wherever a balcony gives access.

A visit is the total glass area times 10,000 VND per m², and not less than 500,000 VND, the equivalent of 50 m². Each pane is measured width by height without the frame: a loggia door 2.4 m wide and 2.2 m high is 5.3 m², which is 53,000 VND.

The specialist re-measures at your home and confirms the total with you, double-sided panes included; from then on the price moves only with your written consent. The areas below are assumed for illustration.

• Included: covers, tools, solutions, frames, sills, handles, tracks and the Up Report. Paint, cement or adhesive left after repairs is priced separately from photos.

Two-bedroom apartment, Sky Garden

Around 36 m² of glass, shower screen and mirrors included: 500,000 VND (the minimum; by area it would be 360,000 VND).

Three-bedroom apartment, Riverpark Premier

Around 70 m²: 700,000 VND.

Duplex, Happy Valley

Around 120 m² within reach, with glass balustrades: 1,200,000 VND.

Penthouse, Sky Garden

Around 150 m², high glass assessed before it is counted: 1,500,000 VND.

Townhouse near Crescent Lake

Around 85 m²: 850,000 VND.

Villa in My Kim, My Thai or Nam Vien

Around 170 m²: 1,700,000 VND.

Japanese, Korean and Taipei schools stand near Nam Vien, and many homes here are let furnished. The enquiry, the quote and the Up Report can all be in English. For an English-speaking specialist in the home, ask when you book; if we cannot arrange one we tell you in advance and help by phone or message.

• Registration: towers here usually want outside staff registered by the resident beforehand, and some restrict weekend work. We send the specialist's name, photo and contact number for that.
• Timing: Nguyen Van Linh is often congested at peak hours; early morning or early afternoon suits homes along it.
• Access: be there, or send someone you trust, to confirm the panes at the start and check the glass in daylight at the end. A key left with building management or reception is handled only by the assigned specialist and never copied.
