District 7 today: four wards, and where we clean villas
District 7 no longer exists on paper. On 1 July 2025, Resolution 1685/NQ-UBTVQH15 replaced the city's districts with wards, the local administrative units, and this area became four: Tan Thuan, Phu Thuan, Tan My and Tan Hung. Phu My Hung, 433 hectares planned for about 100,000 residents, straddles the last two. Book with whichever form of address you use.
Villa surveys and cleans run regularly in Tan My and Tan Hung, 07:00 to 20:00, weekends included. In Tan Thuan and Phu Thuan we confirm the time slot when you book.

Phu My Hung villas lived in for years: where the slow dirt sits
Phu My Hung has been an established township for many years, and many of its villas and townhouses have been lived in just as long. A weekly clean keeps such a house tidy while grease thickens on the kitchen splashback, limescale clouds the shower screens and sand works deep into the door tracks.
Nguoi Do Thi magazine (2023) notes that the township was planned with building density under 30% and about 8.9 m² of greenery per resident, so homes usually have trees, planters or a pergola close by, and dry leaves end up on porches, in back yards and in drains. The city government portal puts relative humidity at about 80% in the rainy season, May to November.
- Stone hall and living room
- Marble and granite lose their shine to acidic products, so only a neutral product is used.
- Living room beside the garden
- Dust settles here quickly, so skirting, door frames and the floor beneath furniture get a close wipe and the sliding-door track is vacuumed free of sand.
- Back yard, roof terrace, balconies
- Floors swept and mopped, inner railings and outdoor furniture wiped, leaves cleared from the drains. Tree trimming is a separate service.
How the day runs: order of work, team and sessions
The order is fixed in advance so that no step dirties one already finished: wet and dusty jobs, such as aircon and curtain cleaning, first, then the floor-by-floor clean. Up specialists, the UpClean staff who do the work, wear shoe covers, lay out tool mats, photograph each room as found, then work top-down and from the inside out.
We work out the team from floor area, the number of floors and bathrooms, how soiled the house is and the extra items booked, and state its size in the quote. A large villa may take two sessions: aircon, curtains, stairs and other water-heavy work, then the floors.
- Each floor or zone is given to a named specialist or small team with its own checklist.
- Cloths and tools for the kitchen, bathrooms, living areas and outdoors are kept apart.
- The main route and the stairs are covered while equipment moves between floors.
Stone stairs, the prayer room and a double-height living room
Many Phu My Hung villas have a stone staircase, a prayer room and a double-height living room with tall glazing. The scope for these three is agreed at the survey.
- Stone staircase
- A deep clean wipes the handrail, balustrade, treads and landings. Stone that is dull, scratched or worn needs polishing, charged per step: marble 180,000 VND, granite 200,000 VND, minimum 2,500,000 VND per visit, with the method settled after a test on one step.
- Prayer room
- Walls, floor and the shelves around the altar are wiped. The altar, the incense bowl and other objects of worship are cleaned or moved only if the family agrees, and exactly as the family asks.
- Double-height glass
- Glass and frames are cleaned from the floor, a balcony or a ladder on firm ground. Glazing, skylights and exterior glass above that are surveyed, and the work is done only where access is suitable; if it is not safe, we say so and leave it out.
- Chandeliers, timber, leather
- Chandeliers are dusted within safe reach, never taken apart or re-hung. Timber is wiped along the grain with a well-wrung cloth. Leather seating is dusted only; deep cleaning is our sofa service, 160,000 VND per leather seat.
Townhouses, penthouses and duplexes in Phu My Hung
Multi-storey townhouses follow the same floor-by-floor order at the townhouse rate. Their stairs are usually narrow, so tools are sorted by floor at the start; on a main road, the glass doors, the roller shutter's inner face and the entrance hall are cleaned as far as can be reached safely.
Phu My Hung also has multi-level homes inside apartment buildings: penthouses at Sky Garden, often with a roof terrace or wide balcony, and two-storey duplexes and penthouses at Happy Valley. They are charged at the apartment rate on the usable area of the whole home, with the internal staircase wiped as part of the deep clean, and we recommend a survey first. Plants and furniture on a terrace are photographed before they are moved, then put back. The outside of the building is not part of the service.
Villa cleaning prices in District 7: formula and worked examples
The deep clean takes the usable floor area of every floor being cleaned, the basement too if you want it in scope, times the rate: 20,000 VND per m² for villas, 17,000 VND for townhouses, and at least 900,000 VND per visit. Gardens and roof terraces are separate items. Specialist items are added at listed prices; for aircon, each unit from the 3rd in one visit is 10% off.
The areas, step counts and unit counts below are illustrations, not the specifications of any neighbourhood. The figure that counts is in the written quote sent after the survey.
- Villa with a stone staircase, e.g. 350 m²
- Deep clean of all floors: 7,000,000 VND; polishing 24 granite steps: 4,800,000 VND; six aircon units (one floor-standing, five wall-mounted 1–1.5 HP): 1,650,000 VND. Total: 13,450,000 VND.
- Villa with a pool, e.g. 450 m²
- Deep clean of all floors: 9,000,000 VND; five aircon units (three ducted, two wall-mounted 1–1.5 HP): 2,480,000 VND; 60 m² of curtains, taken down and re-hung: 2,500,000 VND; one-off pool clean (water surface up to 40 m²): 1,500,000 VND. Total: 15,480,000 VND.
- Four-storey townhouse, e.g. 230 m²
- Deep clean at the townhouse rate: 3,910,000 VND; five aircon units (one floor-standing in the living room, four wall-mounted 1–1.5 HP): 1,425,000 VND. Total: 5,335,000 VND.
- Duplex or penthouse, e.g. 220 m²
- Deep clean at the apartment rate: 3,300,000 VND; five aircon units (one ceiling cassette, one wall-mounted 2 HP or larger, three wall-mounted 1–1.5 HP): 1,525,000 VND. Total: 4,825,000 VND.
- Pool note
- Water treatment products are charged as used and agreed beforehand.
International families in Phu My Hung: English, the gate, keys and payment
Phu My Hung is a multicultural township (the Taipei School, the Japanese School and the Canadian and Korean international schools are here), and many of its villas are let furnished. The weeks between two tenancies are a good time to clean every floor.
- English
- Enquiries, quotes, booking confirmations and the Up Report, the photo report sent after every visit, can all be in English. For a specialist who speaks English at the house, say so when you book; if none is free, you hear from us in advance and we support the visit by phone or message.
- Gate security
- Many villa and townhouse neighbourhoods have guards who log visitors. We send each specialist's name, photo and contact number ahead of the visit for you to pass on.
- Keys
- You can be away. A key may be left with the guards, the neighbourhood manager or family; nobody but the assigned specialist handles it, handover times go into the Up Report and no copy is ever made. With a smart lock, set a temporary code. Each floor can be checked on a video call.
- Payment
- By bank transfer or cash once the walk-through is done; larger jobs may need a deposit, stated in the quote. Individuals and companies can ask for an invoice under Vietnamese regulations.
After the deep clean: Up Home, and what we commit to
Up Home is our regular care by the hour: 130,000 VND per hour for each specialist, at least 3 hours a visit; two specialists working four hours, for instance, come to 1,040,000 VND. In a villa the schedule usually moves through the floors in turn, with the same team. It is cleaning only, with no cooking, childcare, elderly care or live-in help.
- Price: one written figure for everything, changed only with your written agreement.
- Punctuality: if we arrive more than 15 minutes late, 10% comes off the invoice for that visit.
- Redo: tell us within 48 hours of the Up Report and any item in the agreed scope that falls short is redone free of charge.
- Changes: free with 24 hours' notice; after that, cancelling carries a 30% fee.
