Thao Dien's villas, and the ward they now belong to
Most villas in Thao Dien are multi-storey garden houses with mature trees and a porch open towards the river, along Nguyen Van Huong and Quoc Huong streets and inside gated compounds. Since 1 July 2025 the neighbourhood has been part of An Khanh ward. A ward is the local unit that replaced the city's districts under Resolution 1685/NQ-UBTVQH15, and the old Thao Dien ward went into it undivided. Book under either address.
Our office is in the same ward, at 72 Nguyen Co Thach in Sala. Surveys and cleans are booked between 7:00 AM and 8:00 PM, every day.
- Riverside garden villas
- Large houses on several floors, usually with stone floors, solid timber and ceiling-cassette aircon; a good number have a pool.
- Compound houses
- People and tools enter through a guarded gate, so your specialists' details reach you ahead of time.
- Townhouses
- In the lanes and along the main streets, at the townhouse rate.
- Penthouses, sky villas and duplexes
- Multi-level homes, or homes with a private terrace, at Gateway Thao Dien, The Nassim and Thao Dien Pearl; charged at the apartment rate.
A survey of every floor before any price
A villa cannot be cleaned like a larger apartment: each floor has its own use, routes and water supply. Send photos or a video of every floor, or ask an Up specialist, one of our trained and identity-verified staff, to walk through the house; for the larger Thao Dien homes we recommend the visit. Every floor and outdoor area gets a checklist, and the written quote states the number of specialists and sessions.
On the day, wet and dusty jobs such as aircon and curtain cleaning come first. The deep clean follows, from the top storey down to the ground floor and then the garage. A big house, or one with many extra items, may be split over two sessions.
- One specialist or one small team is responsible for each floor or zone.
- Cloths and tools are kept apart for the kitchen, the bathrooms, the living areas and outdoors.
- Beyond Thao Dien
- Our District 2 page adds the Saroma villas, the Sala townhouses and Binh Trung.
Garden, porch, pool and low ground: the outdoor work
Trees send leaves, pollen and fine soil onto porches and stone paths, and through the rainy season damp settles at the base of walls, in grout and in rooms seldom opened. A riverside villa is worth cleaning in full at the end of the dry season.
The ground adds to it. In June 2025 Tuoi Tre newspaper reported that Thao Dien, Nguyen Van Huong and Quoc Huong streets run through low ground served by ageing drains: a downpour at high tide can put 0.15–0.3 m of water on the road for one to two hours. The survey therefore looks closely at the yard, the boundary wall, the garage and the basement.
- Porch, roof terrace, stone paths
- Floors are swept, then mopped; the inside of the railings and the garden furniture are wiped; fallen leaves are gathered and the drain channels cleared.
- Garage
- We sweep and mop the floor and wipe doors and walls within reach. Old oil marks are looked at during the survey and their treatment settled beforehand.
- Pool
- Cleaning the pool once costs 1,500,000 VND when the water surface is no more than 40 m². Bigger pools are quoted after the survey; water treatment products are billed by the amount used.
- Trees and planting
- Trimming and garden care belong to a different service.
Stone, timber, the prayer room and high ceilings: the indoor limits
Riverside villas and compound houses here use natural stone and timber over large areas, where a single dull patch shows. Every product is tried on a hidden spot first.
- Stone floors and stairs
- Cleaned with a neutral product. Treads that have gone dull, scratched or worn need polishing, charged by the step: 180,000 VND for marble, 200,000 VND for granite, from 2,500,000 VND per visit, after a trial on one step.
- Timber
- A well-wrung cloth, drawn the way the grain runs. A mark that will not shift is reported to you, never scrubbed hard.
- Prayer room
- We wipe the walls, floor and nearby shelves. The altar, the incense bowl and the other objects of worship are left untouched unless the family asks, and are then handled as the family directs.
- Skylights, tall glass, chandeliers
- Work at height is done standing on the floor, on a balcony or on a ladder set on solid ground; nobody climbs onto a railing, a roof or a sill. Glass out of reach that way is looked at during the survey, and where access is unsafe we tell you and do not take that part on. A chandelier is dusted as far as can safely be reached and never taken apart.
Penthouses, sky villas and duplexes in the towers
Some of Thao Dien's multi-level homes are high above the ground. According to the sources cited on our building pages, Gateway Thao Dien has sky villas, garden villas and penthouses; The Nassim has two penthouses of more than 450 m², each with a private pool; Thao Dien Pearl has 16 duplexes. These homes are charged at the apartment rate.
The difference is access: the team is registered with building management as a contractor and tools go up in the lift, both arranged in advance. In a duplex, the double-height space is cleaned only where an A-frame ladder indoors reaches safely.
- One- to three-bedroom apartments
- For ordinary apartments at Masteri Thao Dien, The Ascent, Xi Riverview Palace and the other towers, see deep cleaning in Thao Dien.
Villa cleaning prices in Thao Dien: the formula and four sums
Add up the usable floor area of every storey to be cleaned (the basement too, if you want it done) and multiply by 20,000 VND per m²; townhouses are 17,000 VND, penthouses and duplexes 15,000 VND. The garden and the roof terrace have lines of their own. Extra services come from the published price list, and each aircon unit from the 3rd in one visit is 10% off. The sizes and counts below are assumptions; your figure is in the quote sent after the survey.
- Garden villa with a pool, e.g. 420 m² of floor
- 8,400,000 VND for the deep clean of 420 m² + 2,990,000 VND for eight aircon units (four ceiling cassettes and four wall-mounted, 1–1.5 HP) + 1,500,000 VND for one clean of the pool = 12,890,000 VND.
- Compound house, e.g. 300 m² of floor
- 6,000,000 VND for the deep clean of 300 m² + 1,700,000 VND for 40 m² of curtains, taken down and hung again + 3,600,000 VND for polishing 20 marble steps = 11,300,000 VND.
- Four-storey townhouse, e.g. 220 m² of floor
- 3,740,000 VND for the deep clean of 220 m², townhouse rate + 950,000 VND for four 1–1.5 HP wall-mounted aircon units = 4,690,000 VND.
- Penthouse with a private pool, e.g. 460 m²
- 6,900,000 VND for the deep clean of 460 m², apartment rate + 1,500,000 VND for one clean of the private pool = 8,400,000 VND.
For international families: the gate, keys, English and payment
Most villas let to foreign tenants in Thao Dien come furnished, and the owner is not always in the city. Between two tenancies, book as soon as the keys come back.
- At the compound gate
- The name, photo and phone number of each specialist reach you ahead of the visit, ready to hand to the guards. Inside, the team does as the guards say about parking, paths and outdoor water and power.
- Keys and the walk-through
- Leave a key with the gate guards, the manager of the compound or a relative. It is handled by the assigned specialists alone and never copied, and the Up Report, the photo record sent after every visit, shows when it was collected and returned. The walk-through, our check of the finished work with you, can be a video call.
- English
- We answer, quote, confirm and report in English. For a specialist who speaks English at the house, say so when booking; if we cannot arrange one, we let you know beforehand and help by phone or message.
- Payment
- Once the walk-through is done, by bank transfer or cash. A large house may need a deposit, which the quote states; invoices are issued on request.
