Villa cleaning in Phu My Hung — My Kim, My Thai, Nam Vien and around Crescent Lake

The villas and townhouses of Phu My Hung form low-rise neighbourhoods between the apartment towers: My Kim, My Thai, Nam Vien and the rows around Crescent Lake. This is the planned township in the former District 7. Districts were replaced on 1 July 2025 by wards, the local administrative units, under Resolution 1685/NQ-UBTVQH15, and the township now falls in Tan My and Tan Hung wards. A title deed that still names Tan Phu or Tan Phong ward is fine for booking.

Villa surveys and cleans are on our regular schedule in both wards, from 7:00 AM to 8:00 PM every day.

Villas lived in for many years

Many have a stone staircase, a prayer room and a back yard, with marble or granite in the hall and living room.

Multi-storey townhouses

The same sequence, charged as townhouses. With narrow stairs and few routes, tools are shared out between the floors at the start.

Penthouses and duplexes

Sky Garden has penthouses of roughly 174–500 m², and Happy Valley has two-storey duplexes of 170–325 m² as well as penthouses; these are charged at the apartment rate.

For a villa in My Kim, My Thai or Nam Vien, an Up specialist, one of our trained and identity-verified staff, looks at the stone, the timber and the curtains before the all-inclusive quote is written. The reason is age: many houses have been lived in for over ten years, and each material has worn in its own way.

Stone in the hall and living room

Cleaned with a neutral product. Entrances and living rooms usually dull and scratch sooner than bedrooms; restoring the shine is stone floor polishing, quoted separately.

Stone staircase

Handrail, balustrade, treads and landings are wiped as part of the deep clean. Dull or worn steps are polished at 180,000 VND per marble step or 200,000 VND per granite step, at least 2,500,000 VND per visit, once a sample step has been tried.

Timber doors, handrails and panelling

A well-wrung cloth, along the grain, with no water left standing. Marks that resist are reported to you.

Curtains and leather

Curtain cleaning is 40,000 VND per m², plus 100,000 VND per visit for taking down and re-hanging; it is done before the deep clean because it raises dust. Leather seating is only dusted; deep cleaning is our sofa service, 160,000 VND per leather seat.

The checklist is written by floor so you can tick it off at the walk-through, our check of the finished work with you. The usual scope:

Roof terrace and balconies

Floors swept, then mopped; railings and outdoor furniture wiped; debris lifted out of the drains.

Bedroom floors

Bedrooms, dressing rooms and en-suite bathrooms: furniture dusted, limescale taken off shower screens and fittings, grout scrubbed, floors vacuumed under the beds where reachable.

Prayer room

Walls, floor and the shelves around the altar are wiped. The altar, the incense bowl and the objects of worship are cleaned or moved only with the family's permission.

Ground floor

Hall and living room: stone floor, skirting, panelling, display shelves. Main and second kitchens: hob, splashback and the outside of cabinets and appliances degreased.

Double-height rooms, skylights, chandeliers

Glass is cleaned only where the specialist stands firmly on the floor, a balcony or a ladder on solid ground. Higher areas are surveyed first, and we decline any part that cannot be done safely. Chandeliers are dusted within reach, never dismantled.

Garage

Done last: floor swept and mopped, doors and walls wiped within reach; old oil stains are discussed at the survey.

Nguoi Do Thi magazine (2023) records that Phu My Hung was planned with a building density below 30% and about 8.9 m² of greenery per resident, and that it floods rarely thanks to its planning, tide gates included, although the south of the city is low-lying. More trees mean more leaves: they blow onto porches, into back yards and into the drains.

• Porch, paved yard and paths: swept and mopped, leaves collected, drains cleared.
• Living room opening onto the yard: sand vacuumed out of the sliding-door track, skirting and frames wiped closely.
• Pool: 1,500,000 VND for a one-off clean of up to 40 m² of water surface; larger pools are quoted after the survey, and water treatment products are charged as used.
• The garden and roof terrace are separate lines in the quote. Tree trimming and garden care are not part of this service.

When the family is living in the house, the day is planned to disturb its routine as little as possible. How many specialists and sessions are needed depends on how large the house is, how many storeys and bathrooms it has, its condition and any extras; both figures are stated in the quote.

Aircon, curtains and other water-heavy jobs are done first; the floors follow, from the top down. A large villa may be split in two: aircon, curtains and stairs in the first session, the floors in the second. Grandparents' rooms, young children's rooms or a home office are scheduled first or last, as you ask.

Outside Phu My Hung

Some homes in Phu My Hung have several levels, or the floor area of a house, inside an apartment building. According to CafeF, Sky Garden's penthouses are roughly 174–500 m², often with a roof terrace or wide balcony; CafeLand lists two-storey duplexes of 170–325 m² at Happy Valley. These homes take the apartment rate, applied to their whole usable area, and we recommend a survey first.

The internal staircase is wiped during the deep clean, and terrace plants and furniture are photographed before being moved. We ask about registration and the lift for equipment in advance; some buildings restrict construction-type work at weekends.

Ordinary apartments

The deep clean is the usable floor area of the floors we clean times the rate: 20,000 VND per m² for villas, 17,000 VND for townhouses, 15,000 VND for penthouses and duplexes, at least 900,000 VND per visit. A basement counts when it is in scope. Extras are added from the price list, with 10% off each aircon unit from the 3rd in one visit. The sizes and counts below are assumptions; your written quote follows the survey.

Villa with a stone staircase, e.g. 320 m²

12,360,000 VND: 6,400,000 VND for the deep clean, 3,960,000 VND for polishing 22 marble steps and 2,000,000 VND for six aircon units (two ceiling cassettes, four wall-mounted 1–1.5 HP).

Villa with a pool, e.g. 480 m²

13,200,000 VND: 9,600,000 VND for the deep clean, 2,100,000 VND for 50 m² of curtains with re-hanging and 1,500,000 VND for a one-off pool clean.

Townhouse near Crescent Lake, e.g. 200 m²

4,575,000 VND: 3,400,000 VND for the deep clean at the townhouse rate and 1,175,000 VND for five wall-mounted aircon units, 1–1.5 HP.

Penthouse, e.g. 250 m²

5,250,000 VND: 3,750,000 VND for the deep clean at the apartment rate and 1,500,000 VND for six wall-mounted aircon units (two of 2 HP or more, four of 1–1.5 HP).
