Phu My Hung in the former District 7: where we take sites
Phu My Hung here means the 433-hectare urban area in the former District 7 of Ho Chi Minh City, crossed by Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien streets, and not Phu My in the Ba Ria – Vung Tau area. Since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, the city has had no districts; the urban area lies in Tan My and Tan Hung, two of the wards that replaced them.
We are in both wards regularly for this service, working 7:00 AM to 8:00 PM every day within the hours each building allows.
- Tan My ward
- Phu My Hung Midtown, Scenic Valley, Riverpark Premier, Hung Phuc Premier and the Crescent Lake area.
- Tan Hung ward
- Sky Garden, Happy Valley and Sunrise City.
- Villas, townhouses and shophouses
- My Kim, My Thai and Nam Vien; shophouses and shops along Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien, and inside some apartment developments.
Ten or fifteen years after handover: what gets renewed, and where the dust lies
Phu My Hung was built in stages: going by the sources cited on our development pages, Sky Garden 3 was planned for handover from the third quarter of 2010, Happy Valley was handed over in 2015, Riverpark Premier at the end of 2018 as planned, Hung Phuc Premier from August 2020 and The Peak at Midtown from November 2021. After years in a home many families replace the kitchen units, change the timber floor or add panelling; landlords redecorate when a tenant leaves; buyers renew a resale apartment before moving in.
| The work just done | What the trades leave, and how we deal with it |
|---|---|
| New kitchen units | Sawdust around drill holes, stone dust from the worktop and silicone smears. The new cupboards are wiped inside and out, and the worktop and sink cleaned. |
| New timber floor or tiles | Tile-cutting dust, mortar and adhesive. Timber is never soaked; on glazed tiles mortar is scraped off with a specialist tool and the grout scrubbed back to its colour. Fresh grout is cleaned lightly or left for another day. |
| Repainted walls and ceilings | Paint on glass and fittings, and filler dust over ceilings, walls, door gaps and cupboard interiors. Paint is lifted with the proper blade technique to limit scratches, and dust is vacuumed dry before anything is wiped. |
| A rebuilt bathroom | Mortar in the floor drain, sealant around the toilet and basin, protective film on the fittings. No strong acid goes on glazed ceramic or coated glass. |

How a visit runs: dry work first, wet work second
Cement dust mixed with water becomes a thin slurry that clings to tiles, so the order never changes, and each step starts only when the one before is finished.
- Shoe covers on, timber floors and new appliances covered, every area photographed.
- Packaging, tape, protective film and small offcuts gathered up.
- Dry vacuuming from the top down: ceilings, lights, walls, door frames, then floors.
- Paint, adhesive and cement lifted from glass, tiles and sanitaryware, with a tool for each material.
- Glass, frames, railings and sliding-door tracks; kitchen cupboards, built-in wardrobes and empty shelves inside and out; bathrooms.
- Door leaves, handles, switches and sockets, then the floors wet-mopped until the cloth shows no white mark.
- Walk-through, our check of the finished work with you, on site or by video call, and the Up Report: before-and-after photos with notes on any finishing defects we saw.
Renovated villas, townhouses, duplexes and penthouses
The villas and townhouses of My Kim, My Thai, Nam Vien and Crescent Lake have several floors, stairs, a veranda and wide glass, and many have marble or granite in the hall and living room. According to the sources on our development pages, Happy Valley has two-storey duplexes and Sky Garden has large penthouses. After a renovation these homes are cleaned one floor after another, sometimes over several consecutive visits.
- Stone halls
- Marble cannot take an acidic cleaner, so cement marks are treated only where they are. Stone the works have left dull or scratched belongs to stone floor polishing, quoted separately.
- Stairs and double-height spaces
- We start at the top. High glass and outside glass beyond safe reach are surveyed and agreed separately.
- At the gate
- Where guards log visitors, our specialists register at the gate; tell us where to park and which tap and socket to use.
Shophouses on Nguyen Van Linh and shops inside apartment developments
Along Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien many ground floors are showrooms, shops and offices, and some apartment developments have shops of their own, such as the 23 at Happy Valley and the 56 at Sky Garden 3 in the published figures. When a unit changes tenant or is about to open, we clean after the refit and before opening day, at a weekend if needed. Business premises do not follow the residential rate per m²: the all-inclusive price is fixed in writing after a survey. We do not take sites still under structural work, without railings or stable power and water, or needing scaffolding.
Post-construction cleaning prices in Phu My Hung, with examples by development
The rate is per m² of floor: 22,500 VND for an apartment, 25,500 VND for a townhouse and 30,000 VND for a villa, with a minimum of 1,350,000 VND per visit. That is 1.5 times a deep clean of the same home: a 70 m² apartment is 1,050,000 VND as a deep clean and 1,575,000 VND after building work. The areas below fall within the ranges published for each development or are illustrations; your price follows the survey.

Outside the scope, and when move-in cleaning suits you better
- Move-in cleaning in Phu My Hung
- If you bought or rented a home and changed nothing, or took over a new one with only light dust and labels, choose move-in cleaning. A lived-in home with no building work pays the deep-cleaning rate only.
- Rubble and leftover materials
- Bulky waste goes with the contractor, or as building management requires. We take small debris and packaging, and report back before starting if there is more than expected.
- Soft furnishings and aircon
- Sofas, mattresses, curtains, rugs and aircon follow their own price lists and can share the visit. Ceiling aircon that ran during the works should be cleaned before it is used again.
- Repairs and touch-ups
- These belong to the contractor or developer. Scratches, damp marks and peeling we see are in the Up Report, which is not a technical inspection.
- Post-construction cleaning across District 7
- More on new handovers at Riviera Point and on sites in Tan Thuan and Phu Thuan.
For international residents: building rules, weekends, English and keys
Apartment towers in Phu My Hung usually ask four things of outside staff: the resident registers the team beforehand, ID is checked at the lobby, machines go up in the service lift, and work stays within permitted hours. Some buildings restrict construction-type work on Saturdays and Sundays, so ask your building management first if you want a weekend. UpClean is independent of the developer and of building management.
Enquiries, quotes, booking confirmations and the Up Report can all be in English. If you want a specialist who speaks English on site, tell us when booking; if we cannot arrange one, we let you know in advance and support the visit by phone or message. If you are away, leave a key with building management or someone you authorise and sign off by video call. You pay after the walk-through, in cash or by bank transfer.
