Where we work in Thao Dien, and which ward it is now
Thao Dien is no longer a ward on paper. On 1 July 2025 the city replaced its districts with larger wards (the unit that now follows the street in an address), and Resolution 1685/NQ-UBTVQH15 put all of Thao Dien in An Khanh ward. An address written the old way is fine.
Our office is at 72 Nguyen Co Thach in Sala, in the same ward, which makes a job spread over several consecutive days easy to staff. We work 7:00 AM to 8:00 PM every day, within the hours each building or compound allows.
- Villas and compound houses
- Garden villas along Nguyen Van Huong and Quoc Huong, and houses inside guarded compounds.
- Apartments
- Masteri Thao Dien, Gateway Thao Dien, The Nassim, The Ascent, Thao Dien Pearl, Xi Riverview Palace, Tropic Garden and Lumiere Riverside.
- Townhouses and business premises
- Multi-storey townhouses in the lanes and on the main streets, many converted into showrooms, cafes and small offices. Landmarks: Xuan Thuy, Quoc Huong, Thao Dien street, Vo Nguyen Giap and the metro station.
In Thao Dien this is mostly cleaning after a renovation
Thao Dien is long settled and many of its towers are no longer new: the sources cited on our development pages give a planned handover of late 2013 for Thao Dien Pearl and late 2016 for The Ascent. The usual job is a lived-in home being renewed. A landlord repaints, refits the kitchen or changes the floor between tenants; a family replaces kitchen units or upgrades a bathroom; a villa or townhouse becomes a cafe or small office.
Cement and plaster dust is very fine, lies in layers and turns to a haze if mopped at once, and glass, tiles and fittings carry paint and adhesive. The standard scope:
- Leftover packaging, tape, protective film and small debris cleared.
- Fine dust vacuumed from ceilings, walls and floors with a specialist machine, before any wet wiping.
- Paint, silicone and cement lifted from glass, tiles and fittings; glass, frames, sliding-door tracks and railings cleaned.
- Kitchen cupboards, built-in wardrobes and empty shelves wiped inside and out; sanitaryware, shower screens and grout cleaned.
- Floors mopped in several passes until the white film is gone; doors, switches and sockets wiped.
Renovated riverside villas and compound houses: floor by floor
Riverside villas and compound houses in Thao Dien usually run over several floors, with a garden, ceiling-mounted aircon, stone floors and solid-wood furniture. After a renovation, a house with stairs, a light well and a roof terrace is cleaned one floor at a time over several visits, as set out in the quote.
- Marble and granite
- Marble never meets an acidic cleaner, and cement marks are dealt with one at a time. Stone dulled or scratched by the works needs polishing, with its own quote.
- Timber
- Timber floors and new appliances are covered first; cloths are never soaked and no water stands in the joints.
- Ceiling aircon
- Units that ran during the works should have their filters and coil cleaned before daily use, at the aircon price list.
- Tall glass and light wells
- Outer glass beyond reach from indoors, and any spot that calls for scaffolding or access equipment, is outside the fixed price and agreed separately.
- Garden and gate
- Waste is bagged and taken to the point the owner names. In a compound, parking, the path and the outdoor tap and socket are as the guards direct.
Refreshed apartments: what each building asks of us
These notes rest on what developers and the press have published. UpClean is independent of every developer and building manager.
- The Nassim
- Marble reacts to acid: dust is vacuumed dry and the floor wiped with a neutral product. A dry and a wet kitchen mean two sets of cupboards to clean inside and out.
- Gateway Thao Dien and The Ascent
- Windows presented as 2.4–2.7 m at Gateway and glass over 3 m at The Ascent: stickers, paint and silicone are removed on the inside, within safe reach of a folding ladder that a second person holds.
- Thao Dien Pearl
- Many apartments are over ten years old, and a refresh before re-letting lays dust over floors, grout and built-in wardrobes. A duplex's internal stairs and double-height space are surveyed first.
- Masteri Thao Dien
- Mid-sized apartments that change tenants often. After a repaint, care goes into the open kitchen, the utility balcony and the door tracks; the towers stand above a shopping centre, so service staff often have a separate route.
- Lumiere Riverside
- Handed over at the end of 2023; an apartment only now being fitted out belongs here too, and its new built-in kitchen appliances need a product that will not dull the finish.
Villas and townhouses turned into showrooms, cafes and small offices
We also clean these premises after a refit, before opening day or handover, and weekend visits can be arranged between 7:00 AM and 8:00 PM. Business premises have no listed rate per m²: the all-inclusive price is fixed in writing after a survey. Book once the drilling, cutting and painting are over and the contractor has taken the bulk waste away. We do not take sites where structural work continues, where railings are missing, where power and water are unreliable, or where the work would have to be done from scaffolding.
Post-construction cleaning prices in Thao Dien, with examples
The rate is 1.5 times the deep-cleaning rate for the same type of home: 22,500 VND per m² of floor for an apartment, 25,500 VND for a townhouse and 30,000 VND for a villa, never less than 1,350,000 VND per visit. The difference from a deep clean (15,000 VND per m² for an apartment) pays for more passes, residue removal, cupboard interiors and site waste. The areas are illustrations, except the Gateway line, which takes 143 m² from the range published by the agency CBRE.

Outside the price, and when move-in cleaning is the better fit
- Move-in cleaning in Thao Dien
- A furnished rental, a resale with no building work, or a finished apartment with only light dust and labels is a move-in clean. Where nothing was built and the home has simply been lived in, the deep-cleaning rate applies, which is lower than the rate here.
- Bulk rubble
- For the contractor to take away, or handled as building management requires. Our part is packaging and small debris; if we find more than expected, you hear before we go on.
- Soft furnishings and repairs
- Sofa, mattress, curtain and rug cleaning are charged from their own price lists. Repairs, paint touch-ups and new silicone belong to the contractor; we note them in the Up Report, our before-and-after photo report.
- Post-construction cleaning across District 2

For international residents: the order of work, English and sign-off from abroad
Finish the drilling, cutting and paint touch-ups, then clean, then ventilate until the paint smell fades, and bring in sofas, mattresses and curtains last. Our guide below explains why.

If you want a specialist who speaks English on site, say so when booking; if we cannot arrange one, we tell you in advance and support the visit by phone or message. You do not need to be in Vietnam: leave the key with building management or someone you authorise and do the walk-through, the final check of the work with you, by video call. You pay after it, in cash or by bank transfer; for a large job the quote may include a deposit.
