Four wards in place of District 7: where we work
Resolution 1685/NQ-UBTVQH15 reorganised the former District 7 into four wards from 1 July 2025: Tan Thuan, Phu Thuan, Tan My and Tan Hung. A ward is the unit that now follows the street in an address. Phu My Hung, an urban area of 433 hectares, lies in Tan My and Tan Hung, and we are there regularly for this service.
For a site in Tan Thuan or Phu Thuan, send the address and photos of its present state to 0968 726 135 on WhatsApp or Zalo, and we confirm a survey time. We work 7:00 AM to 8:00 PM every day, within the hours each building allows.
- Tan My ward
- Midtown, Riviera Point at 584 Huynh Tan Phat, and the streets around Crescent Lake and Crescent Mall.
- Tan Hung ward
- Sunrise City, the Him Lam area by the Kenh Te canal, and the neighbourhoods near SC VivoCity and RMIT University.
- Low-rise Phu My Hung
- The My Thai, My Kim and Nam Vien villas, and the townhouse rows between towers such as Riverpark and Scenic Valley.
- Tan Thuan and Phu Thuan — by arrangement
- Eco Green Saigon and Q7 Saigon Riverside.
Phu My Hung after years of use: what repainting, new floors and a new kitchen leave behind
Phu My Hung is a long-established township; Sky Garden 3, for example, was reported to begin handing over homes in 2010. So here the service is used for new handovers and also for long-lived homes being renewed: a family buys a resale apartment and replaces the floor, repaints and adds cupboards, or a landlord redecorates after a tenant leaves.
What the trades leave is nothing like household dust. Cement and plaster dust is very fine, lies in layers and smears if it is mopped at once, and glass, tiles and fittings carry paint and adhesive that only specialist tools remove. The standard scope:
- Leftover packaging, tape, protective film and small debris cleared.
- Fine cement and filler dust vacuumed from ceilings, walls and floors with a specialist machine.
- Paint, silicone and cement spots removed from glass, tiles and fittings.
- Glass, aluminium frames, railings and sliding-door tracks cleaned.
- Insides and outsides of kitchen cupboards, built-in wardrobes and empty shelves wiped; bathrooms cleaned, grout included.
- Floors mopped in several passes until the white haze is gone; doors, switches and sockets wiped.

Renovated villas and townhouses in Phu My Hung: floor by floor, with care for stone
Villa streets such as My Kim, My Thai and Nam Vien, and the townhouse rows around Crescent Lake, have several floors, stairs, large glazing, balconies and gardens, and many have marble or granite in the hall and living room. After a new build or renovation the job is normally divided by floor into several visits; how many specialists and how long are set out in the quote that follows the survey.
- Stairs, light well, roof terrace
- Top floor first. On each level the dry vacuum covers ceilings, lights, walls and door frames before the floor.
- Marble and granite halls
- No acidic cleaner touches marble, and cement marks are treated spot by spot. Stone that is already dull or scratched needs stone floor polishing, quoted separately.
- Timber and laminate floors
- Cloths are never soaked and no water stands in the joints; adhesive and paint come off gently so the coating stays intact.
- High or outside glass
- Glass that cannot be reached from indoors, and places needing scaffolding or access equipment, are surveyed and agreed separately.
- At your house
- Show us where to park, which tap and socket to use and where tools can be kept; in a guarded street, give the gate your specialists' names and photos.
New handovers and fresh fit-outs in District 7: the 12 steps in four stages
The former District 7 still has new apartments, such as The Infiniti at Riviera Point, where owners have just collected their keys. A handover unit typically has filler dust, paint on glass, protective film on frames and appliances, and dust inside the cupboards. We work in 12 steps in a fixed order, each starting only when the one before is finished, so dust does not return to a cleaned surface.
- Steps 1–3: preparation
- Survey and quote; names and photos of the Up specialists, our trained and identity-verified cleaners, sent for building access; timber floors and new appliances covered, every area photographed.
- Steps 4–6: dry work
- Site waste out; dry vacuuming from the top down; paint, adhesive and cement lifted with the right tool for each material.
- Steps 7–10: room by room
- Glass, frames, railings and door tracks; kitchen and built-ins; bathrooms; then door leaves, handles, switches and sockets.
- Steps 11–12: finish
- Floors wet-mopped until no white film is left and each room rechecked; walk-through on site or by video call, then the Up Report, our before-and-after photo report.
Post-construction cleaning prices in District 7: per m², then one fixed price
Both apply. The rate is per m² of floor: 22,500 VND for an apartment, 25,500 VND for a townhouse and 30,000 VND for a villa, never less than 1,350,000 VND per visit. Once the survey is done we send a single all-inclusive price in writing, based on floor area, type of home and the actual dust and residue. The rate is 1.5 times the deep-cleaning rate (15,000 VND per m² for an apartment), because every surface is dry-vacuumed and wiped several times, residue needs scraper blades held at the correct angle, and cupboards are cleaned inside. The sizes below are illustrations only.
| Home after building work | Price at the listed rate |
|---|---|
| Small apartment fully repainted, e.g. 45 m² | 1,350,000 VND, because 1,012,500 VND by area falls under the minimum per visit. |
| 2-bedroom with new flooring and paint, e.g. 82 m² | 1,845,000 VND. |
| New 3-bedroom just fitted out, e.g. 120 m² | 2,700,000 VND; usually one to two days. |
| Renovated townhouse, e.g. 260 m² in total | 6,630,000 VND. |
| Renovated villa, e.g. 360 m² in total | 10,800,000 VND; time and team size in the quote. |
Outside the standard scope, and when move-in cleaning is the right choice
- Move-in apartment cleaning
- A resale or rental where nothing was built, or a completed apartment where only light dust and labels remain, is a move-in clean and not this service. Where the home has been lived in, the deep-cleaning rate applies.
- Rubble and leftover materials
- Bulk waste is for the contractor, or is removed under building management's rules. We clear packaging and small debris and tell you if there is more than expected.
- Soft furnishings and aircon
- Sofas, mattresses, curtains, rugs and aircon each have their own price list and may be booked into the same visit. If the aircon ran while the trades were in, have its filters and coil cleaned before the family uses it daily.
- Repairs
- Paint touch-ups, new silicone and repairs belong to the developer or contractor. Scratches, damp marks and peeling we see while cleaning are noted in the Up Report so you can follow up; it is not a technical inspection.
- Offices and showrooms
- Ground floors along Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien are often showrooms, shops and offices. We clean them after a refit, before opening day or handover, and weekend visits can be arranged.
Building management and guarded streets: contractor rules in District 7
Many apartment buildings in the former District 7 want outside staff registered in advance, check ID at the lobby and fix the lift and the working hours; some restrict construction-type work on Saturdays and Sundays, and higher-end buildings often set separate hours for units under fit-out. We follow the instructions you or building management give us, so ask management first if you want a weekend visit. Many villa and townhouse streets have guards who log visitors, and our specialists register at the gate. We are not tied to any developer or building manager: we take instructions from you and keep to the building's contractor rules.
For international residents: timing, English, keys and payment
- When to book
- Once drilling, cutting and painting are finished and the contractor has cleared the bulk waste. If trades are still working, we suggest moving the date or splitting the job into a rough clean and a final clean, and the quote says so.
- Guide: after a renovation
- How to let the smell of fresh paint fade, and how cement and paint are taken off tiles. Sofas, mattresses and curtains should come in last.
- English
- Everything from the first enquiry to the Up Report, quotes and booking confirmations included, can be handled in English. If you need an English-speaking specialist on site, tell us when booking; if we cannot arrange one, we let you know beforehand and help by phone or message.
- Away during the works
- Leave a key with building management or someone you authorise, follow the job through the before-and-after photos and do the walk-through by video call.
- Payment and redo
- Payment is by bank transfer or cash once the walk-through is done; for a large job the quote may ask for a deposit. If your company needs a VAT invoice, send the details when booking: the issuer is Uptech Technology Solution Company Limited (tax code 0316973414). Reply to the Up Report within 48 hours and anything in the agreed scope that falls short is redone free of charge.
