Move-in cleaning in District 7 — rented and resale homes in Phu My Hung

District 7 has officially been four wards, the units that replaced the city's districts, since 1 July 2025: Tan My, Tan Hung, Tan Thuan and Phu Thuan (Resolution 1685/NQ-UBTVQH15). Phu My Hung, an urban area of 433 hectares planned for about 100,000 residents, lies across Tan My and Tan Hung.

We schedule move-in cleaning in Tan My and Tan Hung regularly, 7:00 AM to 8:00 PM every day. Homes in Tan Thuan and Phu Thuan are accepted once you have contacted us to confirm a time slot. An old-style address works for booking.

Phu My Hung found its settled rhythm years ago, and a good many apartments in Tan My and Tan Hung have been in use for a long time. At Sunrise City, for example, the developer Novaland completed the South towers in July 2012 and many units have since been resold, so families often take over an apartment someone else has lived in. The area is multicultural too, with the Japanese School, the Taipei School and the Korean and Canadian international schools; furnished lets are common, and the occupants change when a lease ends.

In such a home the job is the previous occupant's traces, not construction dust, and it is charged at the deep-cleaning rate, not the new-handover rate. Do it while the home is empty, with none of your belongings in the way.

Kitchen

Grease on cupboards, worktop and splashback; the sink, taps and the outsides of the hob, oven and range hood.

Bathrooms

Scale on the toilet, basin, shower screen and shower fittings; grout and floor drains.

Inside cupboards

Empty kitchen cupboards, wardrobes and shoe cabinets are wiped inside and listed as an item in the quote.

Doors, glass and floors

Inside glass, aluminium frames, sliding-door tracks and balcony rails; handles, switches and skirting; the whole floor vacuumed and mopped in several passes, balcony included.

The former District 7 still has new apartments. Riviera Point combines towers lived in for years with The Infiniti, where owners have just collected their keys; its developer Keppel topped it out on 26 February 2025 and planned handover for December 2025. A newly handed-over unit usually has fine dust in door tracks, cupboard recesses and tile joints, with adhesive or small paint marks on glass and sanitaryware.

These apartments take the new-handover rate, 22,500 VND per m². If curtains, wallpaper or decorative lighting are still to come, book the clean for after the fitters have left; cleaning first means doing most of it twice. The standard scope for a new handover:

• Finishing dust wiped from ceilings, walls, lights, vents and cupboard tops within safe reach.
• Kitchen cupboards, drawers, built-in wardrobes and empty shelves vacuumed and wiped inside, as part of the standard scope.
• Labels, protective film and leftover tape removed from fittings and doors.
• Kitchen, bathrooms, inside glass, frames, door tracks and rails cleaned; floors vacuumed, then mopped in several passes.

Between Phu My Hung's towers stand townhouse rows and low-rise villa streets such as Nam Vien, My Thai and My Kim. These houses run over several storeys joined by stairs, with balconies, gardens and wide glass, and a marble or granite hall is common. A lived-in townhouse with no building work is 17,000 VND per m² of total floor area and a villa 20,000 VND; newly handed over, they are 25,500 VND and 30,000 VND. For a villa, an Up specialist looks at the stone, timber and curtains before the all-inclusive quote is sent.

Sequence

Top floor down to the ground floor, and on each floor from the cupboards outwards, floors last.

Marble and granite

Natural stone reacts badly to acidic products, so we use a mild cleaner made for it. Bringing back a lost shine means grinding and polishing, which we survey and quote separately.

Guarded streets

Many villa and townhouse areas have guards who log visitors. Give the gate your specialist's name and photo, and show us where to park and which tap and socket to use.

The price is floor area multiplied by a rate, and the rate depends on whether the home has been lived in or has just been handed over. A lived-in apartment with no building work is 15,000 VND per m², never less than 900,000 VND per visit. A newly handed-over apartment is 22,500 VND per m², 1.5 times that rate, never less than 1,350,000 VND. The floor areas in the table are examples and come from no particular development.

• Aircon, mattress, sofa, fridge, washing machine and curtain cleaning are priced separately, one line each in the quote.
• After the quote, nothing is changed without your written agreement.

You use these on day one, and they need machines, so they are added from the price list and can share the appointment.

Aircon

Wall units 250,000 VND at 1–1.5 HP and 300,000 VND from 2 HP; ceiling cassettes 550,000 VND. From unit 3 in one visit each is 10% off, so three 1–1.5 HP wall units are 725,000 VND. Gas pressure is checked free and each unit carries a 90-day warranty. A new unit kept sealed and never run may not need it.

Mattress and sofa

Mattresses from 350,000 VND by size, cleaned by spray extraction; sofas 130,000 VND per seat in fabric and 160,000 VND in leather, minimum 390,000 VND. Old stains may only fade, and we say so before starting.

Fridge, range hood, washing machine, curtains

Fridge 350,000 VND with 1–2 doors or 500,000 VND side-by-side or 4-door; range hood 350,000 VND; washing machine from 450,000 VND with the drum removed; curtains 40,000 VND per m², minimum 400,000 VND.

A record for your lease

The landlord's furniture and appliances are photographed before work starts. Existing faults are noted in the Up Report, our photo report; UpClean does not carry out repairs.

If you plan to replace flooring, repaint or add cupboards before moving in, leave the clean until last; the service then depends on how much building dust is left.

Post-construction cleaning

For a home just renovated or repainted, with thick cement dust, paint, mortar and sealant on glass and tiles, and site waste. Where the survey finds this over wide areas, or work still under way, we propose this scope and give the reason.

Deep cleaning

For a furnished home that is lived in: furniture is moved and put back, and the focus is the kitchen, bathrooms and built-up dust.

After the move, one short hourly visit brings the floors back: 130,000 VND per hour, from 3 hours.

Many towers at Sunrise City, Riviera Point and Midtown want outside staff registered with building management beforehand, check ID at reception and name the lift and hours to be used, so we ask about yours. English

You can deal with us in English throughout: enquiry, quote, booking confirmation and Up Report. If you want an English-speaking specialist in the home, say so when booking; if we cannot arrange it, we say so in advance and support the visit by phone or message.

Registration

We send the specialists' names and photos ahead, so that you, your landlord or reception can register the visit.

Keys

You do not need to be there. Leave a key or access card with building management, reception or someone you authorise; each handover is confirmed by message, keys are never copied, and the walk-through can be by video call.

Order of work

Finish drilling and repairs, clean the aircon first or in the same visit, clean the empty home, let mattress and sofa dry, then bring in furniture and boxes. Power and water must be on before we come.

Afterwards

Reply to the Up Report within 48 hours and any item in the agreed scope that falls short is redone free of charge. Changing the date is free with 24 hours' notice, so you can hold a slot before the handover day is certain.
