Phu My Hung: in the former District 7, now Tan My and Tan Hung wards
This page covers the Phu My Hung urban area, 433 hectares in the former District 7 of Ho Chi Minh City, around Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien streets. It is not Phu My in the Ba Ria – Vung Tau area. The city stopped using districts on 1 July 2025 under Resolution 1685/NQ-UBTVQH15, and the area now lies in two of the wards that replaced them, Tan My and Tan Hung.
We schedule move-in cleaning in both wards regularly, 7:00 AM to 8:00 PM every day. A contract that still shows the old ward is fine; the development, tower and unit number are enough.

Built in stages: what a building's age tells us about the clean
Phu My Hung was not built in one go. Going by the press and developer information cited on our page for each development, the oldest tower below has been lived in for more than fifteen years and the newest finished its handover in early 2022. Most people moving in today take over a lived-in home, and its age shows where the work lies.

A resale or rental someone has lived in: what the clean covers
A lived-in apartment has no construction dust. What remains is the trace of daily life, and it is charged at the deep-cleaning rate, not the new-handover rate.
A newly handed-over apartment, or one where fitters have just put in curtains, cupboards or aircon, is different: fine white dust inside cupboards, in door tracks and floor joints, with labels and protective film on the fittings. It takes the new-handover rate, 22,500 VND per m², and cupboard interiors are in the standard scope.
- Kitchen: worktop, splashback, sink, taps and the outsides of the hob, oven and range hood.
- Bathrooms: toilet, basin, shower screen, fittings, grout and floor drains.
- Empty kitchen cupboards, wardrobes and shoe cabinets wiped inside, listed as an item in the quote.
- Inside glass, frames, sliding-door tracks, rails, doors, switches and skirting; floors vacuumed and mopped in several passes, balcony included.
- An Up Report, our before-and-after photo report, with notes on visible scratches, damp marks or damage. UpClean does not carry out repairs.
Appliances and soft furnishings the last owner left: what to add
Furnished lets are common in Phu My Hung, home to the Japanese School, the Taipei School and the Korean and Canadian international schools, and the occupants change with each lease. The items below need machines, so they are added from the price list and done in the same appointment.
- Washing machine
- 450,000 VND for a top-loader up to 9 kg and 690,000 VND for a front-loader up to 9 kg, with the drum taken out, cleaned and refitted.
- Fridge and range hood
- 350,000 VND for a fridge with 1–2 doors, 500,000 VND for a side-by-side or 4-door model, 350,000 VND for a range hood.
- Aircon
- Wall units 250,000 VND at 1–1.5 HP and 300,000 VND from 2 HP, ceiling cassettes 550,000 VND, ducted units 700,000 VND; 10% off each from unit 3 in one visit. Gas pressure is checked free, with a 90-day warranty. In a rental nobody knows when the units were last cleaned; a new one kept sealed and never run may not need it.
- Mattress, sofa, curtains
- Mattresses from 350,000 VND; sofas 130,000 VND a seat in fabric and 160,000 VND in leather, minimum 390,000 VND; curtains 40,000 VND per m², minimum 400,000 VND.
Duplexes, penthouses and villas: move-in cleaning over several floors
According to the sources on our development pages, Happy Valley has duplexes of 170–325 m² and penthouses, and Sky Garden has penthouses of 174–500 m². The villas and townhouses of My Kim, My Thai, Nam Vien and Crescent Lake run over several floors, with stairs, wide glass, a yard and balconies, and many have marble or granite in the hall. A lived-in townhouse is 17,000 VND per m² of total floor area and a villa 20,000 VND; newly handed over, 25,500 VND and 30,000 VND.
- Survey first
- For a villa, an Up specialist, one of our trained and identity-verified cleaners, looks at the stone, timber and curtains before the quote is written.
- Stairs and tall spaces
- Steps, handrails and glass balustrades are wiped; anything high is cleaned within safe reach, and outside glass only where it can be reached safely from indoors.
- Stone floors
- A mild cleaner made for stone. Restoring a lost shine is stone polishing, surveyed separately.
Move-in cleaning prices in Phu My Hung, with examples by development
A lived-in apartment with no building work is 15,000 VND per m² of floor; a newly handed-over one with finishing dust is 22,500 VND, 1.5 times as much. The areas below fall within the ranges published for each development or are illustrations; your price is confirmed after photos or a survey.

Renovating before you move in: when post-construction cleaning is the right choice
After years in the same home many Phu My Hung families replace the kitchen units or the timber floor, and buyers of resale apartments often do the same before moving in. The clean then comes last, and the service depends on how much dust the trades leave.
