Where Thao Dien is now, and which homes we take
Thao Dien used to be a ward of District 2. On 1 July 2025 the city stopped using districts and regrouped its wards, the local units that now come after the street name in an address; under Resolution 1685/NQ-UBTVQH15 all of Thao Dien joined a new An Khanh ward. Earlier leases and ownership certificates stay valid, so either form of address works.
Our office is at 72 Nguyen Co Thach in Sala, in the same ward. Move-in cleaning can be booked from 7:00 AM to 8:00 PM, seven days a week, along Nguyen Van Huong, Xuan Thuy, Quoc Huong, Thao Dien street and Vo Nguyen Giap, once the Hanoi Highway.
- Apartment towers
- Masteri Thao Dien beside the metro station, The Ascent, Thao Dien Pearl, Xi Riverview Palace, Gateway Thao Dien, The Nassim, Tropic Garden and Lumiere Riverside.
- Villas, compounds and townhouses
- Garden villas along Nguyen Van Huong and Quoc Huong, houses inside guarded compounds, and multi-storey townhouses in the lanes.
Few new handovers, many homes changing hands: which rate applies
Thao Dien settled long ago. According to the sources cited on our page for each development, Thao Dien Pearl was planned for handover at the end of 2013 and The Ascent for late 2016, and Lumiere Riverside followed at the end of 2023. A move here usually means taking over a home somebody has lived in, which is the first thing we settle from your photos.

A furnished rental: what the clean covers and what to add
In 2020 the newspaper Tuoi Tre counted close to 6,000 foreign residents of 102 nationalities in Thao Dien. Most homes let to them are furnished, and the mattress, sofa and washing machine stay through one tenant after another.
The clean covers kitchen, bathrooms, the inside of the glass, door tracks, balcony rails, switches and skirting, with every floor vacuumed and mopped in several passes. Empty cupboards are wiped inside, as a line in the quote. Machine work is added from the price list:
- Your Up specialist, the trained and identity-verified cleaner assigned to your home, first photographs the landlord's furniture and appliances, a record for the start of your lease. Existing faults are noted; UpClean does not carry out repairs.
- Mattress and sofa
- Mattresses 550,000 VND at 1.8–2 m, 450,000 VND at 1.6 m, 350,000 VND single; sofas 130,000 VND a seat in fabric, 160,000 VND in leather, from 390,000 VND per visit.
- Aircon
- Wall units 250,000 VND at 1–1.5 HP, 300,000 VND from 2 HP. From unit 3 in one visit each is 10% less: three 1–1.5 HP units come to 725,000 VND, each with a free gas-pressure check and a 90-day warranty.
- Fridge, washing machine, curtains
- Fridge 350,000 VND with 1–2 doors, 500,000 VND side-by-side; washing machine from 450,000 VND; curtains 40,000 VND per m², from 400,000 VND.
Building by building: what to expect in a Thao Dien apartment
These notes rest on what developers and the press have published. UpClean is independent of every developer and building manager.
- Masteri Thao Dien
- Mid-sized apartments, many of them let. Care goes into the open kitchen, bathrooms with little ventilation, the utility balcony with the washing machine and sandy balcony door tracks.
- Gateway Thao Dien
- Windows presented as 2.4–2.7 m high, most apartments facing two ways: we clean the inside of the glass within safe reach, and curtains by the square metre.
- The Nassim
- Marble floors take only a neutral product, the dry and wet kitchens mean two sets of appliances, and in the private lift lobby we never touch the lift controls.
- The Ascent
- Ceilings presented as 3.1 m: the top of the glass and the curtain rails are reached from a folding ladder that a second person holds, inside only.
- Thao Dien Pearl
- Many apartments have been lived in for over ten years, with darkened grout and scale on taps. A duplex's double-height space is cleaned only as high as a stepladder indoors safely allows.
- Lumiere Riverside
- Surfaces are still new; built-in kitchen appliances need a product that will not dull the finish.
Riverside villas and compound houses between two leases
Riverside villas and compound houses here are large and on several floors, usually with stone floors, solid-wood furniture, a garden and ceiling-mounted aircon. We survey them first, free of charge, list the work by floor and price it on total floor area; a big house can be split into two visits.
Between leases a house may stand shut. The rainy season runs from May to November, and close to the river damp leaves a smell and mould spots in rooms seldom opened. Tuoi Tre reported in June 2025 that Quoc Huong, Nguyen Van Huong and Thao Dien streets cross low ground where heavy rain at high tide can leave 0.15–0.3 m of water. Damp marks we see on the ground floor are photographed in the Up Report, a record for you at the start of the lease.
- Order and materials
- Top floor down, floors last. No acidic cleaner on natural stone; timber is vacuumed dry before damp mopping.
- At the compound gate
- Parking, the path and the outdoor tap and socket are as the guards direct; tools are counted in and out.
Move-in cleaning prices in Thao Dien: worked examples
The price is floor area multiplied by the rate for the home's condition. Areas are illustrations, except the Gateway Thao Dien lines, which use the ends of the 49–143 m² range published by the agency CBRE.
- The 65 m² rental with add-ons: cleaning 975,000 VND, three wall aircon units 725,000 VND, one 1.6 m mattress 450,000 VND and a 3-seat fabric sofa 390,000 VND, 2,540,000 VND in all.

Just renovated, or still lived in: when another service fits
- Post-construction cleaning in Thao Dien
- For a home renovated or repainted before being let again: cement dust, paint and sealant on glass and tiles, site waste. If we find this over wide areas, we recommend that scope and say why.

For international residents: English, registration, keys and payment
- English
- Enquiries, quotes, booking confirmations and the Up Report can all be in English. If you want a specialist who speaks English in the home, say so when you book; if we cannot arrange one, we tell you in advance and support the visit by phone or message.
- Registration
- Many buildings ask residents to register outside staff with building management beforehand; towers above a shopping centre, such as Masteri Thao Dien and Thao Dien Pearl, often keep separate routes for service staff. We send your specialist's name and photo ahead.
- Keys and payment
- You need not be there. Leave a key with building management or someone you authorise; keys are never copied, and the walk-through, our check of the finished work with you, can be by video call. You pay afterwards, by bank transfer or cash.
