District 7 today: four wards, and where clear-outs are scheduled
Since 1 July 2025 the city has had wards, its local administrative units, in place of districts. Under Resolution 1685/NQ-UBTVQH15 the former District 7 is now Tan My, Tan Hung, Tan Thuan and Phu Thuan wards, and the 433-hectare Phu My Hung urban area lies in the first two. Give us the old address or the new one.
Clear-outs in Tan My and Tan Hung are scheduled regularly, from 7:00 AM to 8:00 PM every day, within the removal hours each building sets. For Tan Thuan and Phu Thuan, contact us first so that we can confirm a time slot.

Homes lived in for years: where old belongings collect, and why it matters here
Phu My Hung has been settled for a long time. Many apartments in Tan My and Tan Hung have years of use behind them, and the first units at Sunrise City have been lived in for more than a decade. Weekly cleaning keeps such a home tidy while unused things build up in the storeroom, a spare room, the balcony, under the stairs and in a townhouse basement.
In District 7 that costs more than space. Many developments stand beside the Saigon River or Kenh Te canal, the rainy season runs from May to November with relative humidity around 80%, according to the city government portal, and rooms that are seldom opened take on a damp smell. When our technicians survey homes here for pests, cartons, paper bags and stacks of old newspapers left in a storeroom are among the places they check for cockroaches, and their advice on termites is to keep scrap timber, cartons and pallets out of the space under the stairs, the basement and the back yard.
Townhouses and villas: getting bulky furniture down
Between Phu My Hung's apartment towers are rows of townhouses and low-rise villa areas such as My Kim, My Thai and Nam Vien. They have several floors and a garden, many have halls and living rooms floored in marble or granite, and a townhouse staircase is usually narrow, with few ways to carry things out. An old wardrobe on an upper floor needs its route planned.
- Before the day, the Up specialist checks the route out, the staircase and where a vehicle can stop at the door, and notes any stone-floored hall on the way so that covering materials are brought.
- Wardrobes, beds and old mattresses are taken apart where possible before they are carried. Built-in wardrobes, kitchens and sanitary fittings are fixed to the structure, and UpClean does not dismantle them.
- Many villa and townhouse estates have guards who log every entry, so we send the specialists' names and photos beforehand.
- In a Sky Garden penthouse or a Happy Valley duplex, items from the upper level come down the internal stairs first, then follow the tower's service lift and hours.
Sunrise City, Midtown, Riviera Point: service lifts, hours and building management
Many apartment buildings in the former District 7 require residents to register service staff in advance, check ID at the lobby, and assign a service lift and working hours; some restrict construction-type work on Saturdays and Sundays. Taking old furniture down usually also means booking the service lift, padding it and leaving the corridors clean. Each management office has its own practice, so we ask when we take the booking and follow what we are told.
- You book the lift and the removal slot; we supply each specialist's name and photo for the registration and bring the protective materials.
- The start time keeps all the carrying inside the permitted hours, and waste is bagged before it leaves the apartment.
- UpClean is independent of the developer and of the company that runs the building. You book with us and pay us directly.
Bought a resale apartment, or taking a rental back
Sunrise City sees many resales, so many families take over a lived-in apartment. Clear it while it stands empty: kitchen cabinets, built-in wardrobes and shoe racks are emptied before your own things arrive, and a mattress or sofa that came with the unit goes down as a bulky item if you decide to replace it.
Phu My Hung is also a multicultural neighbourhood, home to the Taipei School, the Japanese School, Canadian International School and Korean International School, and many of its apartments and villas are let furnished, changing hands with each lease. Tenants usually leave old mattresses, broken tables and chairs, kitchenware and household rubbish.
- For landlords
- Everything is photographed as found, only what you have confirmed by message is discarded, and anything unclear is set aside. The room-by-room Up Report can go into the handover file for the next tenant.
- For tenants leaving
- Clear what you are not taking a few days before moving day, then have the empty home deep cleaned; our move-out guide has the checklist.
What we take, what is set aside and what we do not take
You decide what stays and what goes; nothing is discarded without your agreement, and papers, photos and keepsakes go into a labelled box of their own until you have seen them. Things to give away or sell are packed separately for you to pass on, because UpClean does not buy second-hand goods.
| Group | Examples |
|---|---|
| Taken | Household rubbish, paper, plastic, timber, textiles, old furniture; cartons, polystyrene, boards and leftover materials from small repairs. |
| Taken, but kept apart | Batteries, light bulbs, broken electrical appliances, paint tins, aerosol cans and out-of-date medicines, sealed and handed over as the collector instructs. |
| Not taken | Industrial chemicals, large quantities of oil and lubricants, gas cylinders, fire extinguishers; medical waste and needles; materials suspected of containing asbestos; large volumes of construction rubble; belongings in a property dispute until the parties agree. |
| Shophouses | Along Nguyen Van Linh, Ton Dat Tien and Nguyen Luong Bang many ground floors are showrooms, shops and offices. Household items from the home above are taken; business waste that is subject to its own regulations is outside the service. |
How the cost of a clear-out in District 7 is worked out
Storerooms differ too much in volume and difficulty for a price list. A balcony or one corner of a storeroom can be quoted from a few photos or a short video; a townhouse on several floors or a whole apartment is surveyed free of charge. The written all-inclusive quote states the scope, the number of people, the vehicle and the time, and it changes only with your written agreement. Five things decide the price:
- How much is to be discarded: cubic volume, bags and bulky pieces, and so the number of trips.
- How far the sorting goes: clearing only, or boxing, labelling and rearranging what you keep.
- The route: floor, lift or stairs, distance to the collection point, service-lift rules.
- Pieces that must be taken apart or need several people: wardrobes, beds, mattresses, sofas.
- Cleaning afterwards: a basic sweep and wipe, or odour removal and a deep clean as well.
- Adding a deep clean
- A deep clean once the home is empty has its own listed rates: 15,000 VND per m² of floor area for an apartment, 17,000 VND for a townhouse and 20,000 VND for a villa, with a minimum of 900,000 VND per visit.
International residents, and how to book
Enquiries, quotes, booking confirmations and the Up Report, the photo record we send by WhatsApp or Zalo after each visit, can all be in English. If you want an English speaker on site, say so when you book; if we cannot arrange one, we tell you beforehand and support you by phone or message.
- Message 0968 726 135 on WhatsApp or Zalo with photos or video of the space, the estate or tower and the floor. Booking is confirmed in writing, with a reminder the day before.
- Put away documents, jewellery, cash and valuables, and mark what is certain to stay or go.
- Plan to be home for the sorting. If you are away, a key can be left with building management, reception or family: only the assigned specialist handles it, the times are recorded and keys are never copied. Decisions are then confirmed by message, and the walk-through can be by video call.
- Payment follows the walk-through, by bank transfer or cash; any deposit for a larger job is stated in the quote. Invoices are issued on request.
- Changing or cancelling costs nothing with more than 24 hours' notice; after that the cancellation fee is 30%. If we arrive more than 15 minutes late, that visit's invoice is reduced by 10%.
