Where Phu My Hung is, and where we take bookings
Phu My Hung is a 433-hectare urban area in the former District 7 of Ho Chi Minh City, crossed by Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien streets. The city replaced its districts with wards, smaller administrative units, on 1 July 2025 under Resolution 1685/NQ-UBTVQH15: the part once in Tan Phu ward is now Tan My ward, and the part once in Tan Phong ward is now Tan Hung.
Both wards are on our regular floor-scrubbing schedule, 07:00 to 20:00, weekends included. Give us the development, block and unit number, or the street and house number.

Fifteen years or three: what a building's age says about its floors
Phu My Hung was built in stages, so a building occupied for over fifteen years stands near one handed over recently. By the dates the press and the developer have published, cited on our page for each development: Sky Garden 3 was planned for handover from the third quarter of 2010, Happy Valley was handed over in 2015, Hung Phuc – Happy Residence in early 2018, Riverpark Premier at the end of 2018, Hung Phuc Premier from August 2020 and The Peak at Midtown from November 2021.
Mopping keeps tiles free of dust, yet a thin film of cooking grease, floor-cleaner and fine dust thickens in the grout and the texture of the tile. The longer a home has been lived in, the plainer it shows.
- Ten years and more: Sky Garden, Happy Valley
- Grout by the kitchen, on the service balcony and at the bathroom door has usually gone grey, and the floor feels tacky underfoot. These are the homes to scrub first.
- Six to nine years: Riverpark Premier and the Hung Phuc developments
- The main walkway and the kitchen are starting to dull. Scrubbing once or twice a year stops the film building up.
- Recent: The Peak
- Little residue yet. A unit just fitted out, with cement dust, paint or adhesive on the floor, needs post-construction cleaning first.
Apartments, duplexes, penthouses and villas: what the machine takes

- Sky Garden apartments, 56–106 m²
- Living room, dining area and kitchen run together and the bedrooms sit next to the service balcony, so the whole floor soils evenly and is better scrubbed as one.
- Three-bedroom units at Riverpark Premier, 112–231 m²
- Several bathrooms and a large kitchen. Bathroom floors are included if you ask; sanitary ware and shower screens belong to Deep cleaning.
- Happy Valley duplexes and Sky Garden penthouses
- Priced at the apartment rate for the area scrubbed. Internal stairs are left out; a roof terrace or wide balcony takes sun and rain directly, so mention it at the start if it is tiled and needs scrubbing.
- Villas and townhouses
- Many have marble or granite in the hall and living room: dull or scratched stone goes to Stone floor polishing, after a survey and a test patch. The machine takes the tiled areas, and timber is only dry-cleaned and damp-wiped.
- Grout to whiten or recolour
- Floor scrubbing hand-scrubs darkened grout as part of cleaning the whole floor. Bathroom grout that has darkened over ten years and needs whitening or a colour coat is Tile & grout cleaning.
Greenery, pools and the boulevard: how dust and water get indoors
Nguoi Do Thi magazine (2023) reports that Phu My Hung was planned with a building density under 30% and about 8.9 m² of greenery per resident. One small cost of that: dry leaves, pollen and fine dust blow onto service balconies and lodge in the door tracks, most of all in Happy Valley's low blocks near the trees and in the Nam Vien area.
Low-floor apartments facing the Nguyen Van Linh – Nguyen Luong Bang junction, as at Scenic Valley, take more fine dust from the main road. Where there is a pool, as at Riverpark Premier, Scenic Valley and Hung Phuc Premier, children come home with water and grit on their shoes, and the entrance floor soils first. A doormat at each door, sweeping before wet mopping and correctly diluted floor-cleaner keep a scrubbed floor clean for longer.
What floor scrubbing costs in Phu My Hung: rates, the minimum and examples
The published rates are 12,000 VND for each m² scrubbed in apartments and offices and 15,000 VND in townhouses, villas and showrooms. Each visit has a minimum of 900,000 VND, which applies to any apartment under 75 m² and any townhouse or shop under 60 m².
The areas below fall within the ranges published for each development and serve as illustrations; the floor actually scrubbed is usually smaller than the unit. The price includes labour, both machines, pads, products, protection and the Up Report, and changes only with your written agreement. Dusting, glass, kitchens, carpets and stone polishing are quoted separately.
- Two-bedroom unit at Scenic Valley 2, about 70 m²
- 900,000 VND, the minimum, since 70 m² at 12,000 VND is only 840,000 VND.
- 99 m² unit at Happy Valley
- 1,188,000 VND (99 m² at 12,000 VND).
- Townhouse ground floor and back yard, e.g. 85 m²
- 1,275,000 VND (85 m² at 15,000 VND).
- Shop in an apartment podium, e.g. 110 m²
- 1,650,000 VND (110 m² at 15,000 VND).
Many blocks, service lifts and weekends
Sky Garden has 42 blocks built in three phases and Happy Valley has 12, so tell us the area, block and unit number. In estates this size the management office usually asks residents to announce service staff in advance, checks ID at the lobby and assigns a lift for bulky machines; we send your specialist's name and photo ahead so that you can register the visit. Some buildings restrict construction-type work on Saturdays and Sundays and may count machine work as such; ask your management office early if you want a weekend.
Nguyen Van Linh boulevard is often congested at rush hour, so we make no promise about travel time. An early morning or early afternoon slot lets the work finish before the family is back from work and school. UpClean is independent of Phu My Hung's developer and of every building's management.
Three generations at home, and notes for international residents
Scenic Valley was presented as a place for several generations to live close together. With grandparents and small children at home, a wet floor is the first thing to avoid, so each zone is extracted and dried before the next is started and a dry way through always remains.

- Rented homes and absent owners
- Between two leases is a convenient time. A key can be left with building management or a representative, and the Up Report serves as a record for the handover.
- Booking and payment

- Afterwards
- Any area that falls short is scrubbed again free of charge if you tell us within 48 hours of the Up Report.
