The four wards of the former District 7, and how far we come
District 7 ended on 1 July 2025, when Resolution 1685/NQ-UBTVQH15 divided it into four wards, the administrative units that replaced districts: Tan Thuan, Phu Thuan, Tan My and Tan Hung. Phu My Hung, an urban area of 433 hectares, lies across Tan My and Tan Hung. People still say District 7, so write your address as usual.
Tan My and Tan Hung are on our regular floor-scrubbing schedule, 07:00 to 20:00, weekends too. For Tan Thuan and Phu Thuan, tell us in advance so that a slot can be confirmed.
- Tan My ward
- The old Tan Phu ward and the rest of Phu My: Phu My Hung Midtown, Riviera Point on Huynh Tan Phat, and the area around Crescent Lake, Crescent Mall and SECC.
- Tan Hung ward
- The old Tan Phong, Tan Quy, Tan Kieng and Tan Hung wards: Sunrise City on Nguyen Huu Tho, the Him Lam area beside the Kenh Te canal, and the streets near SC VivoCity.
- Inside Phu My Hung
- The Crescent, Sky Garden, My Khanh, My Canh, Garden Plaza, The Grandview, The Panorama, Scenic Valley, Riverpark, and the My Kim, My Thai and Nam Vien villas.

- Eco Green Saigon on Nguyen Van Linh is in Tan Thuan; Q7 Saigon Riverside on Dao Tri is in Phu Thuan.
Apartments lived in for years: the film that mopping leaves behind
Phu My Hung has been a settled urban area for a long time, and the first apartments at Sunrise City have seen more than a decade of daily life. Such homes stay tidy, yet a thin film of cooking grease, floor-cleaner and fine dust builds up in the grout and the texture of the tile so slowly that residents stop seeing it. Mopping removes loose dust; the film stays.
Many developments here stand beside the Saigon River and the Kenh Te canal. The city government portal puts the rainy season from May to November, with relative humidity around 80%, and in those months grout on service balconies and in bathrooms darkens faster.
Sunrise City also sees many resales, so families often take over an apartment someone else has lived in. Scrub while it is empty. If you plan to replace flooring, repaint or add cabinets, leave scrubbing until last; paint, cement and adhesive left by the work belong to post-construction cleaning.
Tile, vinyl, coated concrete, timber, stone: which floors a machine can scrub
Before quoting, your specialist looks at photos to choose the pad, the product and the amount of water, and tests on a hidden corner if the material is unclear.
- Ceramic and porcelain tiles
- The usual floor in apartments and townhouses. The machine lifts grime from the tile face, darkened grout gets extra scrubbing by hand, and dirty water is drawn out of the joints.
- Wood-look tiles, vinyl and SPC
- Their wear layer calls for soft pads, mild products and little water at the joints. Shoe scuffs and castor marks usually improve clearly in one visit.
- Epoxy, painted or sealed polished concrete
- Found in showrooms, industrial-style offices and townhouse ground floors, and cleaned gently so the coating is not worn away.
- Solid and engineered timber
- Dry-cleaned and wiped with a well-wrung cloth, never scrubbed wet, to keep water out of the board edges.
- Marble and granite
- Many villas and townhouses in Phu My Hung have marble or granite in the hall and living room. Dull or scratched stone needs our Stone floor polishing service, after a survey and a test patch.
- Grout to whiten, glazed or encaustic tiles to polish

Townhouses and villas: ground floors by the garden, the street and the roof terrace
Between Phu My Hung's apartment towers stand rows of townhouses and low-rise villas. Nguoi Do Thi magazine (2023) reports a planned building density under 30% and about 8.9 m² of greenery per resident, so homes sit among trees and planters and dry leaves blow onto verandas and back yards. A ground-floor living room beside the garden gathers dust quickly, and sand collects in the door tracks.

- Sand is vacuumed off before scrubbing so that grit is not dragged across the tiles; skirting and floor-level edges are scrubbed by hand.
- Townhouse facing the street
- Fine road dust reaches the living room fast. To scrub the ground floor alone, mark it on your photos; the minimum per visit still applies.
- Tiled verandas, back yards and roof terraces
- Outdoor floors take sun and rain directly and are included when you send photos of them. Plants and outdoor furniture are photographed in place before they are moved.
Offices, showrooms and shops along Nguyen Van Linh and Ton Dat Tien
In Phu My Hung, homes stand among offices, shopping centres and schools; along Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien, the ground floors of many buildings are showrooms, shops and customer-facing offices. Visitors bring in grit, and the main walkway dulls even with daily mopping. Periodic scrubbing supplements that routine, on a schedule proposed after we see the floor, on a closing day or zone by zone within the hours the building allows.
- Offices
- The apartment and office rate, 12,000 VND per m². Vinyl in work areas shows castor marks; between visits, a mat under each wheeled chair protects it.
- Showrooms and shops
- The townhouse, villa and showroom rate, 15,000 VND per m². Display items are photographed in place and moved only within the agreed scope.
- Restaurants, cafes and bakeries in shophouses
- Tiled customer areas are scrubbed on a closing day or zone by zone, and the quote states which rate applies. A cement screed floor that needs polishing and sealing belongs to Tile & grout cleaning.
Floor scrubbing prices in District 7: the formula, the minimum and examples
Multiply the area to be scrubbed by the rate for the property type, with a floor of 900,000 VND per visit: 12,000 VND per m² for apartments and offices, 15,000 VND per m² for townhouses, villas and showrooms. The minimum therefore applies to an apartment or office under 75 m² and to a townhouse, villa or showroom under 60 m². The areas below are illustrations.
The fixed price includes labour, machines, pads, products, protective materials, moving light items and the Up Report, for floors, grout, skirting and floor-level edges in the agreed areas. Bathroom floors can be added if you ask; sanitary ware and wall tiles belong to Deep cleaning. Carpets, stone polishing and grout whitening are priced separately. The price changes only with your written approval.

- 900,000 VND (the area alone comes to 864,000 VND, so the minimum applies).

Towers, office buildings and villa areas: machine hours and weekends
The machines make some noise. By custom, many apartment towers in the former District 7 ask residents to register service staff in advance, check ID at the lobby, assign the service lift for equipment and set working hours, and some restrict construction-type work on Saturdays and Sundays; ask your building before choosing a weekend. Many villa and townhouse areas have guards who record visitors.
- Give us the building or area name, the unit number and any rule on noisy equipment; we plan the visit to fit.
- Specialists are identity-verified, and we send the name and photo ahead for building management or the guards; waiting for formalities after an on-time arrival is not treated as lateness.
- The dirty water the machine collects is taken away, never left to run into a corridor or shared lobby.
On the day, and notes for international residents
Furniture positions are photographed, skirting and floor-level sockets are covered, and the product is tested out of sight. Each zone is then vacuumed, machine-scrubbed, hand-scrubbed along grout and edges and extracted, one at a time so the household keeps a way through. A clean-water wipe and a dry finish follow, and everything goes back where it was. Homes are usually scrubbed once or twice a year, or before Tet and between tenants.

- Many homes in Phu My Hung are let furnished. The owner need not attend: a key can go to building management or a representative, only the assigned specialist uses it, and the Up Report serves as a record for the next handover.
