Machine floor scrubbing in Thao Dien — apartments, villas and rented homes

Thao Dien is the riverside neighbourhood in the former District 2. Ho Chi Minh City stopped using districts on 1 July 2025 and is now divided into wards, its local administrative units; Resolution 1685/NQ-UBTVQH15 placed the whole of Thao Dien ward inside a new An Khanh ward. Either form of address works when you book.

Our office is at 72 Nguyen Co Thach in Sala, in the same ward. We book floor scrubbing in Thao Dien from 7:00 AM to 8:00 PM, seven days a week.

Riverside villas and compound houses

Along Nguyen Van Huong and Quoc Huong: houses on several floors with large gardens; compounds sit behind a guarded gate.

A scrubbing machine suits ceramic and porcelain tiles, wood-look tiles, vinyl, SPC and coated concrete. Homes in Thao Dien use a lot of stone and natural timber, so the first job is to sort the floors from your photos. Notes on each development rest on press and developer information cited on our page for it.

Villas and compound houses

Usually floored in stone and natural timber over large areas. Dull or scratched stone is a job for Stone floor polishing; timber is only dry-cleaned and damp-wiped. The machine takes the tiled areas you mark on your photos.

The Nassim

The apartments were presented with marble floors (VIR, 2015). Marble is sensitive to acid and outside the scope of machine scrubbing.

Thao Dien Pearl

Many apartments and duplexes have been lived in for over ten years; dull tile with darkened grout is routine work for the machine. A duplex's internal staircase belongs to Stair polishing.

Masteri Thao Dien

Moderate-sized apartments with an open kitchen. The entrance floor collects the most dust and the service-balcony floor gets slippery.

The Ascent and Gateway Thao Dien

The Ascent was due for handover in late 2016; after about ten years, grout starts to change colour. Gateway apartments include timber floors, which are never scrubbed wet.

Grout to whiten, tiles to polish

Floor scrubbing hand-scrubs grout only where it has darkened. Whitening or recolouring grout and polishing glazed or encaustic tiles is Tile & grout cleaning.

Leafy gardens send fallen leaves, pollen and fine soil onto the veranda, and feet carry them indoors. The ground adds to it: Tuoi Tre (June 2025) describes Quoc Huong, Nguyen Van Huong and Thao Dien streets as low-lying, with water standing 0.15–0.3 m deep for one to two hours when heavy rain meets a high tide. The rainy season lasts from May to November, and many villa garages and basements stay damp for months.

Daily mopping lifts loose dust, but fine soil dissolved in the mop water settles in the grout; the machine scrubs with even pressure and the wet vacuum collects the dirt at once. A ground floor is due for scrubbing when:

• Grout by the garden door, around the kitchen and outside the bathroom is grey-black next to the grout in the bedrooms.
• Veranda and balcony tiles carry a dark film after the wet months, or the floor feels sticky just after mopping.

Tuoi Tre reported in 2020 that nearly 6,000 foreign residents of 102 nationalities lived in Thao Dien. Most homes let to them come furnished, and one floor serves a succession of households. The empty days between two leases are when the machine reaches the most floor.

Landlords and letting managers

Book as soon as the keys come back, so the floor is fully dry before the next arrival, and keep the Up Report with the handover record.

Tenants moving out

We clean and record with photos; judging the condition of the home and the deposit is between you and your landlord.

The cost is the area to be scrubbed multiplied by the rate for the type of property, and never less than 900,000 VND per visit: 12,000 VND per m² for apartments and offices, 15,000 VND per m² for townhouses, villas and showrooms. An apartment with under 75 m² to scrub, or a house with under 60 m², therefore pays the minimum.

The areas below are our own assumptions, not official figures for any development; your price rests on your photos and the real area. It covers labour, machines, products, protective materials and the Up Report; dusting, glass, kitchens and bathrooms belong to Deep cleaning.

Two-bedroom apartment at Masteri Thao Dien, e.g. 65 m²

65 m² × 12,000 VND = 780,000 VND, which is under the minimum, so the visit costs 900,000 VND.

Living room and hallway at Thao Dien Pearl, e.g. 60 m²

60 m² × 12,000 VND = 720,000 VND, which is under the minimum, so the visit costs 900,000 VND.

Three-bedroom apartment at Gateway Thao Dien, e.g. 120 m²

120 m² × 12,000 VND = 1,440,000 VND.

Compound villa, e.g. 180 m² of tile

180 m² × 15,000 VND = 2,700,000 VND; stone and timber floors are not counted.

The scrubbing machine and wet vacuum are bulky and make a steady noise. In a compound, your Up specialist, the UpClean staff member who does the work, follows the gate guards on parking and on where outdoor water and power may be used. At Masteri Thao Dien and Thao Dien Pearl a shopping centre fills the podium, so residents, shoppers and service staff usually use separate routes, and building management often asks for registration in advance and a particular lift for a floor machine.

Enquiries, quotes, booking confirmations and the Up Report can all be in English. For a specialist who speaks English in your home, say so when you book; if we cannot arrange one, we tell you in advance and support the visit by phone or message.

If you are away

A key can be left with building management, compound security or family; only the assigned specialist handles it and it is never copied. The walk-through, our check of the finished floor with you, can be a video call.

Payment

After the walk-through, by bank transfer or cash. Invoices are issued on request, for individuals and companies.

Send a photo of the mark or streak within 48 hours of the Up Report and we deal with it at no extra charge.
