Where Thao Dien is now, and which floors we survey there
Thao Dien is the leafy neighbourhood beside the Saigon River that older leases call Thao Dien ward, District 2. On 1 July 2025 the city replaced its districts with wards, the local administrative units, and Resolution 1685/NQ-UBTVQH15 put all of Thao Dien in the new An Khanh ward. Either address works.
Our office at 72 Nguyen Co Thach in Sala is in the same ward, so a team and its grinder are simple to send across, even for several sessions in a row. We book surveys and grinding between 7:00 AM and 8:00 PM, seven days a week.
- Cafés, showrooms and small offices
- A good number of villas and townhouses, in the lanes and along Xuan Thuy, Quoc Huong, Nguyen Van Huong and Thao Dien street, have been turned into business premises.
- Riverside and garden villas
- Many with a large garden and a private pool; we take on their garage and basement floors.
- Gated compounds
- Large houses behind a guarded gate; machines go in by the route security indicates.
- Apartment towers
- Masteri Thao Dien, Xi Riverview Palace, The Ascent, Thao Dien Pearl, Gateway Thao Dien, The Nassim, Tropic Garden and Lumiere Riverside; grinding there is registered with building management.
- Elsewhere in the former District 2
- Sala, Thu Thiem, The Global City and Cat Lai are on our District 2 page.
Cafés and showrooms in converted houses: getting the floor ready for customers
Part of Thao Dien's business life runs out of villas and townhouses that have changed use, not out of commercial buildings. In a newly converted house the slab may still carry paint or adhesive from the previous floor covering. It has to come off before any grinding, and how much work that is can only be judged on site.
Layout matters too: where the floor is divided into small rooms with many corners, the strip along the walls is worked with hand-held machines, which takes longer than one continuous floor of the same area.
- Cafés and restaurants
- Walked on all day, the floor needs a sealer so that coffee and cooking oil are slow to soak in. Satin is usual: bright, easy to mop, still safe underfoot.
- Showrooms
- Gloss sets off what is on display; in return it needs care when wet and more regular upkeep.
- Living above the business
- The customer floor is ground in quiet hours or on a closing day; anyone living upstairs keeps clear until it is handed back.

Villa garages and basements on low ground: what grinding does, and where it stops
Tuoi Tre reported in June 2025 that Quoc Huong, Nguyen Van Huong and Thao Dien streets lie low and drain through ageing sewers: when heavy rain coincides with a high tide, water can stand 0.15–0.3 m deep for one to two hours. Through the rainy season, garage and basement floors in many houses here stay damp for months.
Where bare concrete in such a place has begun to dust or show engine-oil stains, grinding and densifying leave a harder surface that sheds less dust and mops more easily, and a sealer cuts down what water and oil can soak in from above. Our work stops at the surface of the floor; it does not replace drainage or waterproofing. Show us where it has flooded, so that the test patch is ground there.
- Engine oil soaked in over years
- It may only fade, not disappear.
- Cracks
- They do not close. A fine crack can be filled first and often still shows; a wide one, or any sign of settlement, calls for a structural engineer.
- Weak concrete, old paint
- A crumbly slab may still pit after grinding; epoxy or PU paint is stripped first.
- Sheen for a garage
- Matte keeps the raw look and shows fewer scratches and footprints. At the garage door and the garden door, where the floor gets wet, keep to a moderate sheen and lay a mat.
From test patch to the day the floor is back in use
Grinding takes off the weak top layer of the concrete with diamond tooling, then moves to finer and finer grits until the floor reaches the sheen you want. The team brings the machines and every product.
- Survey and a small test patch. You approve the sheen on it, and the finished floor is later checked against it.
- Skirting, glazing and nearby furniture are covered, and the site is photographed before anything is moved.
- Coarse grinding flattens the floor and decides whether only the fine cement paste shows, or part of the stone in the concrete.
- Fine grinding, one grit after another with none skipped: a missed grit leaves swirl marks that show in slanting sunlight.
- A densifier soaks in and hardens the top layer; the floor is polished to the matte, satin or gloss you approved, then sealed.
- Once the densifier and sealer are dry the floor usually takes light foot traffic; how long to keep water, heavy items and the car off it is stated at handover.
Compound gates, gardens and apartment towers: dust, noise and permitted hours
Dry grinding makes fine dust and the machines are loud. The grinder runs on a dust extractor; doors and ventilation gaps are sealed off first. Thao Dien villas usually have stone floors and natural-wood furniture; whatever stands beside the work area is covered too. The household, children and pets stay away until handover.
- Gated compounds
- The team follows the guards' directions on parking, on routes and on where outdoor electricity may be used; equipment is counted in and counted out.
- Apartment towers
- ID is shown at reception, machines take the lift management indicates, and work stays within permitted hours. Rules differ by building, so we ask before scheduling.
- Marble, granite and terrazzo
- Stone floors are a different job; see our stone floor polishing service.
Why a concrete polishing price in Thao Dien comes only after a survey
We publish no rate per square metre. A villa garage that has flooded and a café floor newly stripped of old paint may measure the same, yet need different grinding stages and different preparation.
The on-site survey is free. For a first opinion, send photos or a video of the floor and its approximate area by WhatsApp or Zalo on 0968 726 135. The final figure is in the written all-inclusive quote, with each stage, the approved sheen and the working time, and changes only if you agree in writing.
| Factor | What the specialist looks at |
|---|---|
| Area and shape | One unbroken garage floor is quicker than the many small rooms of a converted house. |
| Condition | Flat or uneven, hard or crumbly; cracks to fill, oil stains, old paint or adhesive to strip. |
| Grind depth and sheen | Fine paste only or exposed stone; matte, satin or gloss; sealed or not. |
| Getting the machines in | Yard level, basement or upper floor; lift and sockets; how much has to be moved and covered. |
| Hours | The construction hours of the compound or building; work outside trading hours or over several sessions takes longer. |
Landlords abroad and international managers: English, keys, sign-off and payment
Tuoi Tre reported in 2020 that nearly 6,000 foreign residents of 102 nationalities lived in Thao Dien. Most homes let to them come furnished, and between two leases a house may stand closed while its owner is away from Ho Chi Minh City. For a garage or basement floor that gap is convenient: the machines reach every corner, and the densifier and sealer dry before the next tenant arrives.
- In English
- Enquiries, the quote, booking confirmations and the Up Report, our before-and-after photo record of the job, can all be in English. For an English-speaking specialist on site, ask when you book; if we cannot arrange one, we tell you in advance and help by phone or message.
- When you are away
- A key-holder you name opens the house and views the test patch. The walk-through, our check of the finished floor with you, can be by video call.
- Sign-off and payment
- Anything short of the approved patch is redone free within 48 hours. You pay after the walk-through, by bank transfer or cash; a deposit on a larger job is stated in the quote. Invoices are issued on request, to individuals and companies.
