Phu My Hung, formerly District 7: the wards and the premises we cover
Phu My Hung here means the 433-hectare urban area in the south of Ho Chi Minh City, not Phu My in the Ba Ria – Vung Tau area. Districts ceased to exist on 1 July 2025 under Resolution 1685/NQ-UBTVQH15, and the city now works with wards, its local administrative units: the urban area, once in Tan Phu and Tan Phong wards, now lies in Tan My and Tan Hung. A lease naming the old ward is fine for booking.
Both wards are on our regular schedule, with surveys and work booked from 7:00 AM to 8:00 PM on any day.
- Three commercial streets
- Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien, where many ground floors are showrooms, shops or customer-facing offices.
- Shops inside apartment developments
- On the developer's and press figures, Happy Valley has 23 shops, Sky Garden 3 has 56, Riverpark Premier 13 commercial units, and Scenic Valley 2 a commercial podium from the ground floor to the fourth.
- Tan My ward
- Midtown, Scenic Valley, Riverpark Premier, Hung Phuc Premier and the Crescent Lake area.
- Tan Hung ward
- Sky Garden, Happy Valley and Sunrise City.
- Villas and townhouses
- My Kim, My Thai, Nam Vien and the rows around Crescent Lake: basement garages and bare-concrete rooms.
- Tan Thuan, Phu Thuan and the rest of District 7
- See our District 7 page.
Shops under apartment blocks: grinding with homes overhead
Some of Phu My Hung's business premises sit inside apartment developments: shops at the foot of the blocks, commercial units, in places a podium of several floors. Grinders are loud and people live upstairs, so working hours there are set by the building's management.
Buildings here usually ask four things of an outside contractor: staff registered in advance, ID checked at the lobby, machines in the service lift, and work inside permitted hours. Some apartment buildings restrict construction-type work at weekends, so a shop wanting a Saturday or Sunday should ask management early. We ask about the rules at the survey, register the dates and split the job into sessions where the window is short.
- The grinder runs on a dust extractor; doors, ventilation gaps and nearby shelving are covered first, and the area is cleaned after each session.
- We work for the owner of the premises directly and have no arrangement with the developer or the operators of these developments.

Fifteen years of use, or handed over a few years ago: what the slab may need
Phu My Hung was built in stages. On published plans and reports, Sky Garden 3 was due for handover from the third quarter of 2010, Happy Valley was handed over in 2015, Riverpark Premier at the end of 2018, Hung Phuc Premier from August 2020 and The Peak at Midtown from November 2021. Age hints at what a floor has been through; the Up specialist, the UpClean staff member who surveys and does the work, sees each case on site before saying what is realistic.
- Premises let many times over
- The slab may still carry epoxy, PU paint or adhesive from an earlier floor. All of it is stripped first; the effort depends on the coating's thickness and grip and on the concrete beneath.
- A polished floor that has lost its look
- Dull, scratched or oil-marked where customers walk: fine-ground again, polished and re-sealed to match the test patch.
- Bare, unfinished concrete
- Dusty and shedding. Weak concrete may go on pitting after grinding, and the patch shows that in advance.
- Cracks
- Grinding does not mend them. Small ones are filled first and usually still show; large ones need a structural engineer.
- Newly poured during a refit
- The concrete has to set and reach strength, usually assessed at 28 days; fix the date with your contractor. We do not pour concrete.
Long-lived villas and townhouses: basement garages and renovations
Between the apartment towers stand townhouse rows and low-rise villa neighbourhoods such as My Kim, My Thai and Nam Vien, where many houses have been lived in for ten or fifteen years. After that long, families replace kitchens, change timber floors and add panelling. A renovation is a sensible moment to redo the garage floor, or to give a living room or kitchen a concrete finish: dust and noise stay within one period.
Nguoi Do Thi magazine wrote in 2023 that the south of the city was marshland over thirty years ago and is still low ground exposed to high tides, while Phu My Hung floods rarely thanks to tide gates, a building density under 30% and about 8.9 m² of greenery per resident. Floors still get wet at the doors from the yard and the garage, and there sheen is weighed against slipperiness.
- Basement garage
- Matte suits it. Old engine oil may only lighten, so the test patch is ground where the car stands.
- Living room and kitchen
- Matte or satin, to limit slipperiness. For exposed stone, the look can only be judged on the patch.
- Stone halls and living rooms
- Marble and granite in a villa belong to our stone floor polishing service.
From survey to Up Report: how the work runs
The first visit is the survey and the test patch. The specialist checks flatness, hardness, cracks, oil stains and old coatings, then grinds a small area of your floor. It shows the sheen under the real lighting of the premises and, once approved, is the standard the finished floor is checked against.
On the day, everything nearby is covered and the site photographed as found. Coarse diamond tooling flattens the slab; finer grits follow, each erasing the marks of the last, and none is skipped because swirl marks would show in slanting sun. Then come the densifier, the polishing pads and the sealer. You compare the floor with the patch, and the Up Report, a before-and-after photo record, reaches you by WhatsApp or Zalo.
- Matte
- Basement garages, small storerooms, covered outdoor walkways.
- Satin
- Cafés, offices, townhouses: bright, easy to mop, safe to walk on.
- Gloss
- Showrooms and lobbies: a clear reflection that sets off a display, with care needed when wet.
What a concrete polishing quote in Phu My Hung is built from
This service has no price list. Two units of equal area, one a bare slab in a newly acquired shop, the other an epoxy floor after years of trading, need very different numbers of sessions, so we price only after the survey and the test patch. The on-site survey is free; photos or a video sent beforehand by WhatsApp or Zalo to 0968 726 135 give the specialist a first view.
The written all-inclusive quote lists the area, the stages, the approved sheen and the working time, and holds unless you agree a change in writing.
| Factor | How it affects the quote |
|---|---|
| Area | A wide floor in one piece is quicker than several small bays whose corners need hand-held machines. |
| State of the slab | Flatness and hardness; how many cracks to fill; oil; old paint and adhesive to strip. |
| Finish | Cement paste only or exposed stone; matte, satin or gloss; sealed or left bare. |
| The premises | Ground floor or an upper podium level, the lift that may be used, power; how much shelving has to be moved and covered. |
| Permitted hours | The building's construction hours and weekend rules; work outside trading hours or in several sessions takes longer. |
International owners and managers, and care after handover
Phu My Hung has many foreign residents. Enquiries, the written quote, booking confirmations and the Up Report can all be in English. For an English-speaking specialist on site, note it when you book; if we cannot arrange one, we tell you in advance and support you by phone or message. Payment follows the walk-through, our check of the finished floor with you, by bank transfer or cash, and invoices are issued on request under Vietnamese regulations, for individuals and companies.
- Lay a mat at the door, and sweep or vacuum before wet mopping: fine sand is what scratches concrete.
- Use clean water or a pH-neutral cleaner, and blot oil, coffee and soft drinks at once.
- For a busy shop, the specialist proposes an interval for checking and renewing the sealer.
